Vista Danau Kota Overview
Vista Danau Kota is an affordable housing scheme located in Danau Kota, Setapak, Kuala Lumpur. The project targets first-time homebuyers looking to purchase their first home in the city of Kuala Lumpur. Vista Danau Kota is a development undertaken by Platinum Victory Development, which has maintained a substantial presence in the property development market.
This standalone residential building will be built on a plot of land measuring 3.271 acres along Jalan Danau Saujana 1, opposite the well-known Jalan Genting Klang. Vista Danau Kota will be constructed near other successful projects by Platinum Victory, such as PV128, PV15, and PV 18. Located less than 10km from Kuala Lumpur City Centre, the property offers a retreat from the Malaysian Capital’s hustle and bustle yet being close enough to all the places and facilities that a home buyer desires.
The project targets first-time homebuyers, as mentioned by the developer on their website. This project is also part of the Rumah Mampu Milik Wilayah Persekutuan (RUMAWIP) initiative by the Ministry of Federal Territories. Future buyers would have to apply through the Residensi Wilayah website to be eligible to purchase a unit. Though it is advertised as an affordable housing scheme, the property does indeed come with many facilities that a home buyer desires. Vista Danau Kota will have facilities such as a swimming pool, multi-purpose hall, laundrette, and a kindergarten coupled with security services for its buyer’s utmost comfort and safety. Located along Jalan Danau Saujana 1, connectivity is no issue for future home buyers of Vista Danau Kota. The property is just of Jalan Genting Klang, which links to other major roads such as the Middle Ring Road 2 (MRR2), Jalan Gombak, and Jalan Langkawi to name a few. Wangsa Maju LRT station is just 6 minutes away, and bus services are available, making the property ideal for buyers who wish to commute via public transport. This combination of major roads and public transport system creates a seamless commute to and from the property. The property has a starting price of RM300,000 and is set for completion in 2025. Located within Danau Kota, the area has seen much development to cater to the population increase over the years. It has led to the construction of affordable and luxury housing projects. Many retail and other facilities have been built in Danau Kota to cater to Danau Kota’s residents and surrounding areas. Being surrounded by mostly residential properties, Vista Danau Kota’s buyers would not be troubled by industrial sites’ disruptions and escape the smoke and noise pollution that would otherwise be generated from these industrial areas. Safe to say that buyers of the property would get fresher air compared to other such similar properties. Vista Danau Kota’s proximity to Jalan Genting Klang negates the fact that there is no major highway serving the area. Buyers of Vista Danau Kota can use the well-known road to reach Wangsa Maju and Melawati. Driving north-east, one would be able to access Jalan 1/27a Desa Setapak, which connects to Jalan Setiawangsa and Jalan Jelatek. These roads give prospective buyers access to Setiawangsa, Ulu Kelang, Keramat, and Ampang. Further north-east of Jalan Genting Klang is the MRR2, which serves as the main road to other suburbs like Batu Caves, Selayang, Sentul, and Kepong. MRR2 also links to the Kuala Lumpur-Karak Expressway (KLK), which connects the East Coast to the rest of Peninsular Malaysia. As a result of this proximity, potential buyers can travel to Genting Highlands, Berjaya Hill, Janda Baik, and Bukit Tinggi on the weekends to escape the busy lifestyle of Kuala Lumpur for a weekend of relaxation and rejuvenation. Driving south-west and taking a slip road, Jalan Genting Klang joins Jalan Gombak, an alternate route that can be used to reach surrounding areas. The Duta-Ulu Kelang Expressway (DUKE), which links major roads in Kuala Lumpur to Jalan Damansara and Jalan Istana, is also reachable via Jalan Gombak. Driving further south-west, Jalan Genting Klang joins with Jalan Tun Razak, which would allow potential buyers to travel to the city centre with ease. Being one of the major roads in Klang Valley, Jalan Genting Klang and its surrounding road often experience traffic congestion during peak hours and certain weekends. Despite this, the sheer number of slip roads to and from the road provides multiple entries and exit points to Jalan Genting Klang, which can be utilised by potential buyers of Vista Danau Kota. Furthermore, buyers can avoid traffic congestion with two new expressways that are currently under construction. The first such expressway is the Setiawangsa-Pantai Expressway (SPE), formerly known as DUKE Phase 3. This new elevated expressway begins at the intersection of Jalan Genting Klang and Jalan 1/27a Desa Setapak and provides easy access to DUKE. The SPE will travel through major areas such as Ampang, Pandan, Salak, Kerinchi before finally ending at Kampung Kerinchi Lama (formerly known as Bangsar South). Travelling along with the upcoming SPE, exiting at the Setiawangsa interchange, the expressway provides a shortcut to the second brand new expressway, the Sungai Besi-Ulu Kelang Expressway (SUKE). This new elevated expressway begins at Bukit Antarabangsa, traveling through Pandan Indah, Cheras, and Alam Damai before terminating at Sungai Besi. The expressway would also serve as an alternative path to PLUS Expressway and connects to Shah Alam Expressway (KESAS), leading to areas like Sunway City, Shah Alam, Puchong, and Klang. Public transport is also not an issue at Vista Danau Kota. Bus services are abundant around the area, with multiple stops in many hot-spots around the property. The nearest LRT station is the Wangsa Maju LRT Station, just a 10-minute drive away and is part of the Kelana Jaya Line. Buyers can ride the LRT to KLCC, Masjid Jamek, Pasar Seni, and KL Sentral station for transit with other rail lines. Due to its strategic location, shopping and dining options are plentiful at Vista Danau Kota. Walking along Jalan Danau Saujana 1, future buyers can find themselves at Jalan Danau Niaga, which has an extensive array of dining options, including local cuisines, fast-food outlets, café, food court, and bubble tea outlets. This place also has many convenience stores such as FamilyMart, 99 Speedmart, 7-Eleven, KK Mart, as well as pharmacies and self-service laundry. A mere 6 minutes away by foot, an overhead pedestrian bridge makes crossing the busy road easy and safe. Crossing over to Jalan Genting Klang using another overhead pedestrian bridge, buyers will find themselves in a stretch of shop-lots with even more choices for dining. Also nestled along in this stretch of shop-lots are four different petrol stations, Petronas, Petron, Shell, and BHP. Vehicle workshops and maintenance shops are widely available all-around Vista Danau Kota, whereas Nissan and Mitsubishi Malaysia maintain a service centre along Jalan Genting Klang. The nearby StarParc Point features Alliance Bank, Public Bank, and Bank Simpanan Nasional, while CIMB Bank and Maybank are situated along Jalan Genting Klang. Vista Danau Kota’s prospective buyers will be spoilt for shopping options as many shopping malls and supermarkets are found near and far. The closest of such shopping malls would be AEON Big Danau Kota and PV128 Mall, with the latter built by Vista Danau Kota’s very developers. Just beside the AEON Big is The Palette, yet another successful project by Platinum Victory. The Palette offers more dining options, including dessert outlets, bars, restaurants, and a McDonald’s Drive-Thru. Also nearby is the famous Setapak Central Mall with many well-known local and international brands maintaining their presence, including a cinema. Vista Danau Kota’s future buyers will save time and money in sending their children to school. Across the road from their brand-new home are two schools, SK Danau Kota 2 and SMK Danau Kota. Vernacular schools are also available in the area, with SJKC Mun Yee, SJKC Wangsa Maju, and SMK Chong Hwa located nearby. Tertiary education is found in the form of Tunku Abdul Rahman University College, International Islamic University of Malaysia, and University Kuala Lumpur British Malaysian Institute. Just beside the shop-lots at Jalan Danau Niaga is Columbia Asia Hospital, a mere 7 minutes’ walk from Danau Vista Kota, ensuring that prospective buyers would be able to receive top-class medical facilities. Clinics are also widely available around the area, with the likes of Klinik Perubatan Surya & Klinik Pergigian Hendry and Klinik Azzam being less than 10 minutes away by walking. Below is a list of amenities and facilities around Vista Danau Kota: – Vista Danau Kota only consists of a single unit type, Type A, measuring 810 sq ft in area. Each unit features 3 bedrooms, 2 baths, and 1 open space for laundry. It is eminent that Vista Danau Kota caters to families, newlyweds, and those with less financial capability. A press release by the developer mentioned that this project would suit buyers who consider the location, convenience, accessibility, and value for money as factors when buying a house. While Vista Danau Kota is being advertised as an affordable housing scheme, potential buyers can enjoy the many facilities and amenities that will help buyers relax and rejuvenate after a long day at work or just spending time with their family. The project comes with an adult swimming pool, a wading pool, changing rooms, community space, shops, laundrette, multi-purpose hall, kindergarten, prayer rooms, a morgue, all with the benefit of around the clock security. Needless to say, Vista Danau Kota does indeed provide what a future homeowner would envision at their home at a reasonable price. Below is a list of all the amenities and facilities in Vista Danau Kota: – As mentioned above, the developer has advertised Vista Danau Kota as an affordable housing scheme. As this project is part of the RUMAWIP initiative, this project’s target market is first-time homebuyers in Kuala Lumpur. Compared to other properties, the relatively low price would be a massive driving factor for the target market in purchasing their first home in the city. This low asking price would appeal to the B40 and M40 income group to choose Vista Danau Kota as their first choice of a new home. Units offered will suit a small and medium-sized family perfectly as potential buyers will be getting value for their hard-earned money. The ample facilities and amenities within the project and outside facilities will surely attract potential buyers, including youngsters looking to buy a new home. As Malaysia’s property market is forecasted to grow exponentially in the coming years, Vista Danau Kota will be a good investment for its buyers. Vista Danau Kota will set back buyers RM 370 per sq ft for its only unit type with 3 bedrooms and 2 baths. This relatively low asking price per sq ft is an excellent choice for short or long-term living or as an investment. Observation of similar properties reveals that many completed properties nearby reached 10 years post-construction age, while many others are still under construction. Consider Vista Sentul Residences, some 6km away from Vista Danau Kota, scheduled for completion in 2023. The smallest unit offered at Vista Sentul comprises 2 bedrooms and 2 baths. With a 689 sq ft of built-up area, the median asking price per sq ft stands at RM440. A similarly sized unit to Vista Danau Kota will set back purchasers RM434 per sq ft, while their unit with the most economical price per sq ft is RM414, but it would be the largest unit starting at RM490,000. Vista Sentul Residences’ major disadvantage is the lack of nearby public transport, with KTM Sentul being the only rail service. With the KVDT project expected to continue up to 2027, delays and long intervals between commuter services are inevitable. Other amenities and facilities lack nearby Vista Sentul Residences, making Vista Danau Kota a better option. Another comparable property under construction is Rica Residence in Sentul by Wajatex Sdn. Bhd, a subsidiary of Fajarbaru Land, and is projected to be completed in 2021. At RM760 per sq ft, it is one of the most expensive developments in the region. The smallest unit is only 657 sq ft with 2 bedrooms and only 1 bathroom. A similarly sized unit to Vista Danau Kota, at 818 sq ft, is a 1-bedroom apartment with a study corner. The contrast in price is justified by the fact that Rica Residence is a serviced apartment rather than an affordable home, which is less desirable for first time home buyers, especially those with a modest budget. The 3rd property for reference is PV13 in Platinum Lake City, just adjacent to Vista Danau Kota, completed in 2011. The property had a lower asking price of approximately RM 229 per sq ft for a unit measuring 1,313 sq ft when initially launched. Despite this, being a property that is 10 years old, there are risks of dilapidations and repairs. Buyers should consider that when PV13 was first launched, property prices were relatively low, and a similar-sized unit in the area today could well reach as high as 7-figures. PV13’s prices have increased steadily over time as the demand for high-rise living is evergrowing. A quick survey for-sale units in PV13 currently has an average asking of approximately RM455,000 for the smallest unit, whereas larger unit averages around RM520,000. Though Vista Danau Kota will is scheduled to complete later than other similar properties, the abundant amenities and facilities around the project and easy access to major roads and highways place Vista Danau Kota at an advantage over other competitors. The longer completion time also confers prospective buyers additional time to save up funds which can be used for renovations and furnishing or putting up a larger initial payment when buying a unit. Since Vista Danau Kota is part of the RUMAWIP initiative, first time home buyers are effectively buying properties below the prevailing market rate. Platinum Victory entered the property development game in the late ’90s when Malaysia was amidst the 1997 Asian financial crisis. The company survived the financial crisis and completed its first project in 2002, Pelangi Condominium, a high-rise residence in Sentul. Since then, Platinum Victory undertook multiple residential projects in Setapak, Sentul, Melati, and its surrounding areas. Projects of Platinum Victory can be distinguished by integrating the company’s initial PV in its projects. In 2015, Platinum Victory completed the 1st phase of the iconic The Face Platinum Suites, widely known as The Face Suites in the Golden Triangle of Kuala Lumpur. Platinum Victory also ventured into the commercial market by completing PV1 Melati, Platinum Walk, and PV128 in Danau Kota and PV7 in Melati Utama. Recently, the company ventured into the affordable housing scheme market with its new brand called VISTA. The first VISTA brand property, VISTA Semarak at Jalan Semarak, was a sell-out development. Another project named VISTA Langkawi at Jalan Langkawi was well-received. The property offered the largest built-up area of 926 sq ft amongst all affordable housing schemes in Kuala Lumpur. The VISTA brand has also joined the RUMAWIP initiative, and Vista Danau Kota is one such project. The developer maintains a strong presence in the property market in Kuala Lumpur and continues to develop affordable and luxury housing projects. Their current projects include Vista Sentul, Platinum Arena, PV9 Residence, Platinum Mira, Victory Suites, and Vista Saujana in addition to Vista Danau Kota. Vista Danau Kota will be an appeal to first time home buyers and those with less financial capabilities. The project will help the targeted market overcome the difficulties of purchasing a house in a strategic location with value for money. The extensive facilities and amenities in Vista Danau Kota’s vicinity will unquestionably grasp prospective buyers’ attention. Vista Danau Kota Location
