Johor Darul Takzim is a beautiful state in the southern part of Peninsular Malaysia and is home to beautiful rainforests and stunning islands, such as the Rawa Island. The state’s main economic sectors are the agriculture and manufacturing sectors. Geographically, it borders the Malaysian states of Pahang, Malacca, and Negeri Sembilan. In addition, Johor is generally regarded as the gateway to neighbouring Singapore via the Causeway.
Johor has a population of approximately 3.76 million and the top three major demographics groups in Johor are Malays (53.3%), followed by Chinese (31.3%), and Indians (6.5%). It is for these citizens (or ‘rakyat’) of Johor that the Rumah Impian Bangsa Johor scheme was launched – to provide an opportunity across all layers of society in Johor to own a property, which remains an important milestone in a person’s lifetime.
As of the second quarter of 2020, the National Property Information Centre (NAPIC) reports that the average house price in Johor stands at RM 358,961. Although this figure is lower than the national average which stands at RM 427,882, the state of Johor still sits in the top six states with the highest average house prices in the nation of Malaysia, after Kuala Lumpur (RM 783, 958), Selangor (RM 484, 837), Sarawak (RM 468, 494), Sabah (RM 456, 135), and Penang (RM 438, 768).
Given the above statistics the RBIJ scheme is timely and can be a lifeline of hope for many, especially for Johorians with a dream to own a property they can call home in their home state of Johor. This is certainly in line with the literal meaning of the program’s name, Rumah Impian Bangsa Johor, which translates to the ‘dream home of Johorians’.
Rumah Impian Bangsa Johor, or RIBJ, is an affordable housing scheme that was launched on 22 March 2017 by His Royal Highness Sultan Ibrahim Ibni Almarhum Sultan Iskandar, the Sultan of Johor, under the administration of Yayasan Sultan Ibrahim Johor (or the Sultan Ibrahim Johor Foundation).
Through this initiative, it is envisioned that the ‘rakyat’, or the citizens of Johor will have the opportunity to own a property in a strategic location with comfortable amenities.
So, what does a RIBJ home look like? Among the types of properties available under the RIBJ scheme are single-storey and double-story terrace houses and the price starts from RM 70,000.
If you are interested to apply for Rumah Impian Bangsa Johor, you would need to meet the following criteria:
In line with the objective of RBIJ to provide affordable housing to every sphere of society, priority will be given to applicants who do not own a property. In addition to the criteria above, there are also requirements on the applicants’ household incomes, which will determine the property types they would qualify for :

Johor Bahru, the capital of the Johor state is strategically located near Iskandar Puteri. Both are part of the Iskandar Malaysia Development Region, a growing economic region in Malaysia. Johor Bahru has a population of approximately 497,067, of which 48.35% are Malays, 34.73% are Chinese, 13.70% are Indians and 3.22% fall into the ‘others’ category.
There are two RIBJ developments in Johor Bahru, which are in Bandar Dato’ Onn and Bandar Baru Majidee. Bandar Dato’ Onn and Bandar Baru Majidee are located 19 km and 15 km away from the Causeway. Below are the details of these projects:

The Mersing Jetty, which has ferry services to the beautiful islands of Pulau Tioman and Pulau Rawa, is located approximately 5.6 km from Kampung Sri Pantai. This provides residents easy access to the islands for a quick, relaxing weekend getaway.
Similar to the broader concept of RBIJ properties and their respective prices, these are the characteristics of RIBJ Mersing:
