Aetas Damansara is a luxury residential development located in Tropicana Damansara, Damansara, Selangor. The development targets a niche audience, the upper class of Malaysia, with its larger than usual layouts. Aetas Damansara is a development undertaken by One Residence, a subsidiary of MCT Berhad.

Aetas Damansara is being developed on 1.765-acre land along Persiaran Tropicana, within the vicinity of the Tropicana Golf & Country Club. Considered a prime suburb of Petaling Jaya, the development is nestled between other high-rise and landed properties. The development is located 12km from Subang Jaya, 16km from Kuala Lumpur City Centre and minutes away from Petaling Jaya and Damansara.

Aetas Damansara is made up of 2 towers, Tower A with 47 floors and Tower B with 48 floors. Tower A offers 149 units spread across 38 floors, with just 4 units per floor. Tower B offers 77 units spread across 40 floors, with only 2 units per floor. A total of 226 units is being offered at Aetas Damansara, maintaining a low-density throughout the development. The remaining floors allocate 742 parking lots for its future residents.

The development offers 12 different layouts, ranging from 2,098 sq ft up to 3,638 sq ft. Being a luxury residential development, Aetas Damansara features many facilities and amenities such as an infinity pool, wading pool, gymnasium, function hall and a playground. Each unit is affixed with laminated safety glass, reducing noise and acoustics generated inside and outside the unit.

Moreover, each unit features air-conditioning systems, hot water storage solutions, centralised ultra-violet filter, and motorised solar protections blinds to block out ultra-violet lights. On top of that, units facing west will be fitted with low E-glass windows that reduce heat transmission.

Future residents of Aetas Damansara would be able to access their homes through a naturally-ventilated private lift lobby. Aetas Damansara places importance on mobility with each unit designed for convenient universal access. Units feature mini-ramps, extra-wide doors and raised floor tiles creating a no-drop balcony.

Located along Persiaran Tropicana, future residents of Aetas Damansara will not face any issues with connectivity. Persiaran Tropicana leads to the New Klang Valley Expressway (NKVE), which connects to other expressways such as PLUS Expressway, Guthrie Corridor Expressway (GCE), ELITE and Federal Highway. NKVE also joins with the Damansara Link, which provides access to Bangsar, Kuala Lumpur, Subang Jaya, and parts of Damansara. Aetas Damansara has a starting price of RM1.97M and is set for completion in 2023.

Aetas Damansara Location

Damansara often resonates with luxury and wealth as it has been one of the poshest enclaves of Klang Valley. The area is near other major areas in Klang Valley such as Sungai Buloh, Segambut, Bukit Kiara, Petaling Jaya, Shah Alam and Bangsar. This proximity made Damansara both strategic and desirable and led to the soar in property prices. Though property prices in Damansara are higher than most areas in Klang Valley, it is still lower than areas such as Hartamas, Bukit Kiara, Mont Kiara and parts of Bangsar.

In 2017, Damansara Heights was listed in 10 of the World’s Coolest Neighbourhoods to Visit Right Now by Lonely Planet. Today, more than 17 neighbourhoods in Klang Valley bear the name ‘Damansara’ and is one of the most sought-after areas in Klang Valley.

Damansara extends into many subdistricts (mukim) such as Sungai Buloh, Damansara and Kuala Lumpur. Aetas Damansara, in particular, falls under the Sungai Buloh subdistrict. A 2010 population estimate of Sungai Buloh subdistrict is approximately 271,000 with a population density of 3,628 persons per sq km.

This high density makes Sungai Buloh one of the most densely populated places in Malaysia but lower than other subdistricts such as Damansara, Bandar Petaling Jaya, Petaling and Kuala Lumpur. Despite being located in the Sungai Buloh subdistrict, Aetas Damansara is surrounded by mostly residential properties. Future residents will escape the noise and sound pollution generated from industrial areas.

Connectivity

Aetas Damansara’s proximity to the NKVE overcomes any connectivity issues. The expressway can be accessed by driving to Persiaran Surian and then turning into Persiaran Kenanga, leading to the Kota Damansara interchange. From there, future residents can travel north and connect with the PLUS Expressway at the Bukit Lanjan interchange. The expressway travels south through Petaling Jaya, Subang Jaya and Shah Alam. Near Shah Alam, the expressway directly connects to the GCE and ELITE expressway while the Damansara interchange leads into SPRINT Highway.

Exiting the expressway at Subang, residents can access the Federal Highway via Jalan Lapangan Terbang Subang. Residents can utilise the Federal Highway and travel west to Subang Jaya, Shah Alam and Klang. Federal Highway also gives access to Kuala Lumpur, Bangsar, Bandar Sunway and Petaling Jaya when travelling east.

A slip road near Midvalley Megamall leads into Salak Expressway, offering access to the KL-Seremban Expressway and North-South Expressway. The upcoming Damansara–Shah Alam Elevated Expressway (DASH) will provide easier access from Penchala, through Subang and Pinggiran Subang before terminating at Puncak Perdana.

Being some of the major expressways in Klang Valley, NKVE and its surrounding highway experience traffic congestion daily. To overcome this problem, future residents can utilise the numerous slip roads along Persiaran Tropicana. These slip roads serve as alternative routes to reach nearby areas without driving through traffic congestion and unnecessary tolls.

Aetas Damansara’s future residents will only have to use the surrounding expressways for long-distance and interstate travel. Daily travel is made easy with the numerous slip roads along Persiaran Tropicana that provide future residents with an avenue to travel all over Klang Valley.

Bus service is available near Aetas Damansara with the nearest stop just opposite the development at Menara Lien Hoe. Just beside Aetas Damansara, near Tropicana Casa Grande, MRT feeder bus provides regular service to the Surian MRT Station. The nearest rail transport near Aetas Damansara is the Lembah Subang LRT, just 2.4km away and is served by the Kelana Jaya Line.

Alternatively, residents can opt for the Surian MRT Station, some 3.3km away and served by the Sungai Buloh-Kajang Line. This line is the better option when travelling to KL Sentral and Kuala Lumpur City Centre. Simultaneously, the Kelana Jaya line is more suitable when travelling to Petaling Jaya, Subang Jaya and USJ. A rare benefit of Aetas Damansara is its closeness to Sultan Abdul Aziz Shah Airport (Subang Airport), located just 6km from the development.
