Upperville Overview
Upperville is a low-density condominium project located next to 16 Quartz Melawati, with only 176 condominium units housed in a 24-storey block. 16 Quartz is an award-winning development located at Taman Melawati, along the world’s longest 16km Klang Gates Quartz Ridge of Melawati Hill. Nature lovers would appreciate the fact that the Klang Gates Quartz Ridge is unique because it has four types of quartz formation and is home to five endemic plant species as well as the Serow, a rare animal. The Klang Gates Quartz Ridge is a proposed UNESCO Heritage Site and is currently in the process of being gazetted as a National Heritage Site. It is against this incredibly majestic backdrop that Upperville is located.
A key unique feature of Upperville is its location amidst lush nature while being close to the city centre. Upperville is also located 126 metres above sea level, at one of the highest points in the Melawati area. Residents can look forward to coming home to the fresh air of Melawati Hill, stunning sights that include panoramic views of the KL Skyline as well as modern facilities and amenities available at Upperville. With a total estimated gross development value of RM 130 million, Upperville is due for completion in 2022. Upperville is located at Taman Melawati, an affluent town in Ulu Klang, Selangor. An interesting thing about Taman Melawati is its township postcode of 53100, which is a Federal Territory of Kuala Lumpur postal address. But Taman Melawati is actually located in the Gombak constituency of Selangor and administered by the Ampang Jaya Municipal Council (MPAJ). The matured neighbourhood of Taman Melawati is dubbed as ‘Hollywood’ due to the number of local celebrities and politicians living here. Historically, Taman Melawati was a rubber plantation in the 1970s. Previous owners include the Hawthornton Estate and Loke Yew in the early 1900s. Taman Melawati today, with its population made up of middle-income group and even high net worth individuals, is indeed a far cry from its humble beginnings. Being a matured neighbourhood, residents of Upperville can also benefit from the established amenities in Taman Melawati. In terms of safety, residents of Upperville will be pleased to know that the Balai Polis Taman Melawati is 3 km away. In terms of demographics, the Gombak constituency is made up of 62.8% of Malays and other indigenous groups, 23.5% of Chinese, 12.2% of Indians and 1.5% of other groups. One issue with traffic congestion in the Taman Melawati area is in the Melawati commercial area. Several narrow one-way streets tend to get congested during peak hours. However, the Melawati commercial area is located 3 km away from Upperville and will not affect Upperville residents directly. Residents of Upperville would have easy access to the Duta-Ulu Kelang Expressway (DUKE), the Middle Ring Road 2 (MRR2) Highway, the Ampang-Kuala Lumpur Elevated Highway (AKLEH) as well as KARAK Highway. The upcoming Setiawangsa Pantai Expressway (SPE) would open up access to key developments such as the Bukit Bintang City Centre and the Tun Razak Exchange. Both the Wangsa Maju LRT station and the Sri Rampai LRT station are 7 km away from Upperville while the Taman Melati LRT station is 8km away. Taman Melawati also has access to Rapid KL bus routes 222 (from Titiwangsa/Chow Kit/ Wangsa Maju), 220 (Masjid Jamek) and T221 (from Sri Rampai LRT Station). Both the Columbia Asia Hospital Setapak and Gleneagles Kuala Lumpur are located 9 km and 10 km away from Upperville, respectively. For shopping options, the Melawati Mall is located 3.5km away while the Wangsa Walk Mall is 6 km away from Upperville. For places to shop for groceries and other household items, Giant Ulu Klang is 4 km away while AEON Big Wangsa Maju is 5 km away. There are three different layouts in Upperville. Type A has the largest built-up area of 1,176 square feet. Type B1 has a built-up area of 1,071 square feet while Type B has a built-up area of 1,050 square feet. All three types in Upperville have 3 bedrooms with 2 bathrooms, with 1 bathroom attached to the room while the other bathroom will be shared between the other two rooms. In terms of parking, each unit will be allocated 2 parking lots each which will certainly be helpful as most urban families tend to have more than one vehicle. There are a total of 176 units in a 24-storey block with 11 units per floor. This makes Upperville a low-density development. There will be 3 lifts situated on each floor which would minimize waiting time for residents. These spacious units are suitable for families to occupy. For young couples with intention of growing their family and looking for a first home, Upperville would be a good choice as the extra space would ensure that the family does not need to move to a larger space at a later date. Type A with the largest built-up area can also be suitable for an extended family to live together. A key differentiation factor would be the fact that Upperville is a low-density development so ultimately, Upperville would be a great fit for residents who value privacy and serenity. As families are a key target segment of Upperville, there are quite a few facilities and amenities that are child friendly such as the kids’ playground and the kids’ wading pool. Children would certainly enjoy spending time here. The games room, the outdoor lounge as well as the BBQ and Party Corner would be a great place to spend time together as a whole family or even host evenings out with friends. What better way to bond than over good barbeque, drinks, and a balmy weekend evening? For fitness enthusiasts, the swimming pool, the gymnasium as well as the Wellness Jacuzzi would be ideal places to get some exercise and rejuvenate the soul. The swimming pool located on the top floor is a prime spot to get some exercise while basking in the lovely views. Residents of Upperville can have peace of mind when it comes to security there will be a three-tier security system. There will be a guardhouse at the entrance. An access card will be needed for entrance to the lobby as well as the lift. The tight security will definitely be appreciated by parents with young children. Upperville is located over 2.75 acres of land with 176 units in a 24-storey block. Upperville is due for completion in 2022 and has a gross development value of RM 130 million. One of the goals of Mitraland Group, the developer of Upperville, is to maintain an early delivery schedule of its projects which residents can appreciate to avoid having to worry if the project will be completed in time. Mitraland Group has also won numerous accolades, both locally and internationally and this can be evidenced through the quality of work of Upperville. Upperville is also located next to 16 Quartz, an award-winning residential development by the same developer, Mitraland Group. 16 Quartz has received numerous awards such as: Upperville, with its modern amenities and design, is skewed towards younger urbanites and especially ones with families, given the number of bedrooms and bathrooms in the layouts. These young, working-class urbanites often work in the city centre or surrounding areas and given its strategic location which is near to the city centre while maintaining a lush, greenery surroundings will be incredibly attractive to this group. This is especially true for couples with young children who are seeking an atmosphere that is conducive for young children as compared to the busy city centre with higher crime rates. The presence of quality education options in the vicinity is also an added benefit. The low density of Upperville would also be an attractive trait for those who are looking for a quieter and more exclusive place. Empty nesters may also consider Upperville an option, with the extra bedrooms on standby for when children and grandchildren visit. In this comparison, three developments have been chosen as these developments are within an 8km distance from Upperville. In terms of price per square feet, Upperville is lower than both The Veo and Nadayu 62 Condominiums although these two developments are older than Upperville. In comparison to PV9 residences, there is a difference of RM 138 per square feet. However, it has to be taken into consideration that Upperville is a low-density development with only 176 units while PV9 has a total of 1,391 units housed over 3 blocks. For residents seeking privacy and exclusivity, this is an extra premium in price that needs to be paid. There is a broader range of built-up sizes for Upperville, but it must be kept in mind that Upperville is a low-density development focused on a specific target market. Therefore, Upperville markets itself as exclusive and luxurious, and this differentiation factor may be important to some. Compared to the rest of the developments in this comparison, Upperville has a more spacious starting size. Except for the Veo that has a freehold tenure, all the other three developments have leasehold tenures. However, the VEO comes with a higher price per square feet. The VEO is also the oldest development in this comparison. . While this could potentially be an area of concern for some, younger urbanites who are a target market for Upperville could weigh this concern less as compared to the older generation who opine that freehold properties are the only way to go. The developer of Upperville is Mitraland Group (Mitraland). Having been established since 1998, Mitraland aims to ensure an early delivery schedule as well as quality in its projects. The Kiara 1888 project by Mitraland won the Pertubuhan Akitek Malaysia or Malaysian Institute of Architects (PAM) award. This is an annual work that is accorded to projects based on design quality and the built environment. Other projects such as the Cascades and 16 Quartz have also won international awards. Among Mitraland’s completed projects include Gravit8 Phase 1 Klang (Selangor) which was completed in 2017, VINA Versatile Homes Cheras (Kuala Lumpur) which was completed in 2016, 16 Quartz Melawati (Selangor) which was completed in 2015, Cascades Kota Damansara (Selangor) which was completed in 2014, and C80 Cheras South (Kuala Lumpur) which was completed in 2012. Mitraland has received numerous awards such as the Innovative Property Developer Award 2019 at the ASEAN Property Awards Malaysia 2019, the Gold World-FIABCI World Prix D’Excellence Award 2018 for Residential (Low Rise) Category, the Malaysia Property Award 2017 for Residential (Low Rise) Category, the Asia Property Awards Malaysia 2017 (Highly Commend Best Universal Design Development), the Southeast Asia Property Awards 2016 (Best Boutique Developer) and the International Property Awards 2013-2014 (Best International Development Multiple Units). Upperville was conceived in the heart of an award-winning developer who strives to push the boundaries of what presently exists to achieve the impossible and mark a milestone. This visionary concept is then translated into reality and with it, provides residents with the opportunity to combine both modern and nature concepts in a home. Set in a stunning location, in a low-density development that is thoughtfully fitted with modern amenities, peace and serenity would certainly mark the walls of the Upperville homes.Upperville Location
