The Netizen is a project undertaken by the KEB Group of Companies (KEB Group), known for its successful commercial developments in Cheras, Kajang, and Semenyih.

The Netizen is part of a mixed development project being constructed by KEB with 2 floors of shop-lots and 1 floor of office space. This development is on a plot of land measuring more than 5 acres along Lebuh Utama Tun Hussein Onn. Launched in 2015, this high-rise residential property is surrounded mostly by other landed and high-rise residential projects. Located less than 20km away from Kuala Lumpur City Centre, the property offers a retreat from the busy life in Kuala Lumpur with ample facilities and amenities nearby The Netizen.

The Netizen consists of 2 towers with 38 floors each, connected via a sky bridge. The property has 1,196 units in total, 536 SoHo, and 660 apartments, ranging from 547 sq ft up to 1,328 sq ft. The project comes with an extensive array of facilities and amenities such as a lap pool, reflexology path, barbeque corner, yoga pavilion, outdoor gymnasium, jogging track, and indoor badminton courts, to name a few. Apart from these facilities, The Netizen also features rooftop facilities consisting of a garden, gymnasium, lounge, and a virtual golf simulator.

Located along Lebuh Utama Tun Hussein Onn, The Netizen’s future residents will not face any connectivity issues. The property is beside the Cheras-Kajang Expressway (CKE), which ends at Taman Connaught to the north and connects with Kajang Dispersal Link Expressway (SILK) to the south. Lebuh Utama Tun Hussein Onn also connects with other major roads in Cheras, such as Persiaran Mahkota Cheras 1, Jalan Suakasih, and Jalan Cheras Perdana.

The Bandar Tun Hussein Onn MRT Station is only 200 meters from The Netizen and can be reached via a covered walk path. This aggregate of major roads and public transport system creates a hassle-free commute to and from The Netizen. The Netizen has a starting price of approximately RM398,000 for the SoHo unit and RM600,000 for the apartments. The project is set for completion in 2022.

The Netizen Location

Bandar Tun Hussein Onn township was established in the 90s’ after UDA Holdings acquired a 752-acre land in Cheras. It is the largest township in the region of Cheras Selatan. Upon its completion in 1995, Bandar Tun Hussein Onn received the Distinction for Residential Property award from the International Real Estate Federation (FIABCI).

A 2013 population estimate of Bandar Tun Hussein Onn is between 20,000 to 35,000, with a population density of 6,571 to 11,500 per sq km. Though it appears that Bandar Tun Hussein Onn is a densely populated place, similar places like USJ, Pandan, and Bandar Kinrara have a higher population density. Moreover, when considering the population density of Cheras as a whole, it is lower than Petaling, Batu, Ampang, and Setapak. Since Bandar Tun Hussein Onn is primarily a residential township, The Netizen’s residents will escape the air and sound pollution generated from those industrial areas.

Connectivity

The Netizen’s proximity to the CKE overcomes any connectivity issues and can be accessed via a nearby U-turn at Lebuh Utama Tun Hussein Onn. At the northern terminus, future residents can connect to Jalan Cheras, which leads into well-known areas such as Taman Connaught, Taman Midah, Taman Maluri, and Taman Cochrane. Taking a slip road at Taman Connaught, the road joins with the Salak Expressway, which leads to other expressways, namely Besraya Expressway, Maju Expressway, Kuala Lumpur-Seremban Expressway, and Federal Highway. Furthermore, other major roads like Jalan Syed Putra, Jalan Klang Lama, and Middle Ring Road 2 can also be accessed using the Salak Expressway.

Travelling south on CKE will allow residents to travel to Kajang, Bandar Sungai Long, Saujana Impian, and Semenyih. Future residents of The Netizen can also travel southbound on the CKE to make connections with SILK Expressway and Kajang-Seremban Highway (LEKAS). The upcoming Sungai Besi-Ulu Kelang Expressway (SUKE) will feature an interchange at Taman Connaught, providing a seamless commute as far as Bukit Antarabangsa. SUKE also joins with the Shah-Alam Expressway (KESAS), giving prospective residents an easy connection to Shah Alam, Puchong, Setia Alam, and Klang.

Being one of the major expressways within Klang Valley, CKE and its surrounding roads daily experience traffic congestion. Frequent tolls make these expressways less desirable for everyday travellers. Residents of The Netizen can overcome this problem with the many roads that can be reached via Lebuh Utama Tun Hussein Onn. This road affords future residents access to other vital roads such as Persiaran Mahkota Cheras 1, Jalan Suakasih, and Jalan Cheras Perdana. These roads feature many slip roads that can be used to reach pretty much any part of Klang Valley, bypassing traffic congestion and avoid expensive tolls along the way.

Public transport is also not an issue at The Netizen. The Bandar Tun Hussein Onn MRT station is located just 200m from the project with a covered walk path and is part of the Sungai Buloh-Kajang Line. Pavilion-Bukit Bintang MRT station is only 8 stations away from Bandar Tun Hussein Onn MRT station. Tun Razak Exchange MRT station is 7 stations away and will serve as the interchange station for the future MRT Putrajaya Line. Residents can opt for Sri Raya and Batu 11 Cheras MRT stations as an alternative. Bus services are also available at large, with the nearest stop being just outside The Netizen.

Convenience

Due to its strategic location, The Netizen’s future resident has the benefit of enjoying many amenities and facilities at Bandar Tun Hussein Onn and its surrounding areas. For one, The Netizen master plan consists of 2 floors of shop-lots that would accommodate convenience stores, mini-marts, and laundrettes in the future. Residents would not have to leave the building to undertake basic chores and get basic needs.

Travelling along Lebuh Utama Tun Hussein Onn gives residents access to Jalan Cheras Perdana’s shop-lots, which has convenience stores such as 7-Eleven and 99 Speedmart, pharmacies, and clinics. This area also consists of a 24-hour eatery, bakery, optical shop, and vehicle maintenance shops. Two petrol stations, Petronas and Shell with the Costa Coffee outlet, are also located at Jalan Cheras Perdana.
Driving further south-west on Jalan Cheras Perdana, residents can reach the well-known Cheras Trader’s Square, also known as C180. This retail space is home to many local and international cuisines, bars, café, barbeque places, and bubble tea outlets. C180 also features FamilyMart, 7-Eleven, 99 Speedmart, KK Mart, and myNEWS.

Residents can also travel to the relatively new commercial area at Jalan Suarasa. Various eateries, fast food outlets, mini-marts, convenience stores, hardware stores, and hair salons are available here. Residents can take advantage of these nearby amenities and facilities to reduce travel time when attending to their daily needs and wants. Numerous banks such as CIMB, Maybank, Public Bank, HSBC Bank, Hong Leong Bank and AmBank are located just minutes away by car from The Netizen.

Shopping malls are plentiful around The Netizen as well. The nearest of such malls, AEON BiG Bandar Tun Hussein Onn, is less than 5 minutes away from the project. This mall features an AEON Big Supermarket along with other outlets. A better option would be AEON Mall Cheras Selatan, located near C180. Many local and international brands maintain their presence here, including an 8-hall cinema.

Across the road from AEON Cheras Selatan is Econsave Balakong, another popular choice for purchasing groceries and provisions. A 3rd shopping option would be Amerin Mall at Persiaran Impian with more retail options. Prospective residents can ride the MRT to other shopping malls such as Cheras Sentral Mall, Cheras Leisure Mall, Sunway Velocity Mall, AEON Maluri, MyTOWN Shopping Centre, IKEA Cheras, and the malls in Bukit Bintang.

Future residents will not face any problems sending their children to school as both primary and secondary schools are located less than 10 minutes’ drive from The Netizen. Nearby schools include SK Bandar Tun Hussein Onn, SK Bandar Tun Hussein Onn 2, SJKC Batu 11 Cheras, and SMK Cheras Perdana. Tertiary education is found in the form of Universiti Tunku Abdul Rahman (UTAR). Other tertiary education institutes in Klang Valley are easily accessible via bus or rail.

Target Market

Based on the floor plans, it is eminent that The Netizen will cater to a broad audience spectrum. Type A will be ideal for a single person to work and live, while Types B, A4, and C will be suitable for families. Renovations can convert Type C into a dual-key unit. As Cheras is one of the most sought-after places for rented properties, the units will also be a good investment opportunity with a sustainable rental yield. As Malaysia’s property market is forecasted to soar in the coming years, The Netizen is a worthwhile investment. The Netizen will better suit the T20 and M3 and M4 classification under the M40 income group due to its pricing.

According to a press release by the developers, KEB Group, The Netizen aims to introduce its residents’ lifestyle living. The promise of lifestyle living will undoubtedly attract the younger generation to buy their first property at The Netizen. Compared to other similar projects offering lifestyle living, the lower price will undeniably draw all types of future homebuyers to purchase a unit at The Netizen. The number of facilities and amenities found in The Netizen and its surrounding areas will definitely cater to every need of future residents, creating a complete lifestyle experience.

Competitor Analysis

The Netizen will set back buyers RM619 per sq ft on average for its apartment unit, while the studio/SoHo unit is priced at RM728 per sq ft. The asking price is lower than that is expected of a modern-day residential project in Cheras. This price is complemented by The Netizen’s close proximity to public transport and the ample facilities nearby, paired contemporaneously with the lifestyle living experience. Observation of similar properties reveals that The Netizen is the better option for prospective homebuyers.

One such similar project is You City 3 by OSK Land, located around 6km away from The Netizen and scheduled for completion in 2023. The smallest unit offered at You City 3 is an apartment comprising 2 bedrooms and 2 baths with a starting price of RM438,000. With a 678 sq ft built-up area, this project demands RM646 per sq ft, slightly more expensive than The Netizen. Despite the lower asking price, the smallest apartment unit at The Netizen has almost 300 sq ft extra built-up area and an additional bedroom compared to You City 3. Moreover, You City 3 does not feature as many facilities and amenities as The Netizen, making The Netizen the preferred option.

Another property for comparison is Saville @ Cheras by MKH Bhd and was completed in 2015. This project’s initial launch price was RM650,000, with an asking price of RM575 per sq ft. Though this asking price is lower than The Netizen, Saville @ Cheras is at a disadvantage compared to The Netizen. For one, Saville @ Cheras has much fewer facilities, one that is similar to an affordable housing scheme. Another disadvantage is that while The Netizen offers 1,196 units for sale, Saville @ Cheras only provides 352 units. Safe to say, prices at Saville @ Cheras would have increased dramatically over the years. Furthermore, some units at Saville @ Cheras have been converted into homestays and Airbnb’s, whereby residents will have to endure bad guests at times. Taking these issues into account, The Netizen is a more judicious choice for future buyers.

The Netizen’s Developer: KEB Group

KEB Group was established in 1994 and has primarily focused on infrastructure construction. The company then ventured into the oil and gas field through its subsidiary, KEB Oil & Gas Sdn. Bhd.
