Other highways which are connected to roads around Sunway Velocity Two include NPE (North Pantai Expressway), KL-Seremban, Maju Expressway (MEX), Jalan Chan Sow Lin Interchange, and Besraya Eastern Extension Highway (BEE).

Target Market

Seeing as Sunway Velocity TWO caters to the median range size units, it can be said that they are quite certain of their target market. This group is identified as small and growing families who have access to just about everything around them – all on foot. These facilities include education, higher learning, and healthcare, just to name a few.

These units would also appeal to prospective investment buyers as its location is ideal for tenants who prefer commuting using public transportation and getting around on foot. Rental is also considered highly affordable for prospective tenants, while owners could enjoy a secure, long-term yield. There is also the possibility of prospective buyers renting out their space on Airbnb as it seems to be a popular practice with other residential units around the vicinity. Competitor Analysis

With a built-up of between 635 and 1,281 sq ft, Sunway Velocity TWO will cost approximately RM850 per sq ft and is expected to be completed by 2022, with unit prices starting from RM570,000. The entire development is divided into three plots, with Plot A having two residential blocks, an office tower and retail units, Plot B consisting of two residential blocks and retail units, while Plot C is made up of an office tower.

Considering its location on the fringes of the capital city’s Golden Triangle, one would expect prices to soar beyond affordable. However, this residential development is cheaper compared to its sister development, V Residence Suites, as the former is a leasehold property, while the latter is freehold. As such, Sunway Velocity TWO’s units are approximately 22.7% cheaper than its older sibling.

There have not been many new residential developments in the area to compare with, but the closest to this narrative is Amaya Maluri Serviced Residence which was built in 2013 and sits about 1.2km away in the Maluri area. It is a leasehold property with a built-up of 719-2,784 sq ft with a median sales price of RM480,000. Comparatively, Amaya Maluri would be a cheaper option for those seeking larger units. However, access to facilities and amenities centred around the Sunway Velocity Mall area may be a little further, but the Maluri LRT is much closer.

Sunway Velocity TWO would surely be able to lure prospective buyers in the area considering it is a new development, where its costs sit within the median range across all three projects.
