Quill Residences Overview
Situated within Kuala Lumpur’s Golden Triangle, Quill Residences is a contemporary freehold development that boasts modern architecture and seamless connectivity to several parts of Klang Valley. Perched right along Jalan Sultan Ismail, it is one of the most sought after properties in the nation’s capital. Iconic landmarks in the big city such as the Kuala Lumpur (KL) Tower and Petronas Twin Towers are within minutes on foot, giving prospective buyers a chance to acquaint themselves with a truly unique Malaysian experience.
Developed by the country’s leading fully-integrated multidisciplinary property group, The Quill Group, Quill Residences offers direct access into the adjoining Quill City Mall. The mall is an exquisite lifestyle destination with curated retail options ranging from restaurants, grocery stores, and a fitness centre, to name a few. Apart from its surrounding, Quill Residences comes equipped with several state-of-the-art facilities of its own such as activity rooms, forest-themed playground, wellness garden, reflective pool, yoga deck and so much more.
At Quill Residences, prospective buyers are able to enjoy seamless travel in and around Kuala Lumpur. This is made possible via doorstep access to the Medan Tuanku Monorail Station, and Dang Wangi LRT station which is about 10 minutes away on foot. With various other important facilities and amenities peppered around such as higher learning institutions, banking facilities, and parks, not many residential properties within the Golden Triangle can hold a candle to Quill Residences. In terms of location, Quill Residences is strategically located in the middle of all that is amazing about Kuala Lumpur. There is a certain air of exclusivity associated with said location as several 5-star hotels and facilities line the streets which interconnect various parts of the nation’s capital. Most of these facilities are purposed to accommodate foreign delegates from all over the world who make regular visits to the city throughout the year. Expatriates from far and wide also have a reputation of forking out large sums in rental to experience life in the Kuala Lumpur metropolis. As a result, residential property prices within close proximity to Quill Residences have skyrocketed over the decades, impacting both sales and rental. As is the case for many residential properties throughout the city, Quill Residences is also susceptible to rush hour traffic, especially at night. It is notorious for being congested in all directions coming into and going out of Kuala Lumpur via Jalan Sultan Ismail. One positive aspect of the equation is the proximity of Quill Residences to Jalan Sultan Ismail towards the northeast, which allows vehicles to brave little traffic to get to other parts of the Klang Valley. By way of the Ampang-Kuala Lumpur Elevated Highway (AKLEH) and the Jalan Kuching, convenient access to Cheras, Damansara and Subang Jaya is granted. Other inroads, such as Jalan Raja Abdullah and Jalan Dewan Sultan Sulaiman, provide access to areas such as Kampung Baru and Chow Kit in addition to the main roads at the entrance of the project. Also, these locations have direct access to other major roads in the city such as Jalan Tun Razak, without dealing with gridlock. For those who wish to head out of Quill Residences and Kuala Lumpur on wheels, the best way to do so is via AKLEH. The highway was built to ease congestion within the proximity and begins at Jalan Raja Abdullah, which can be accessed directly from Jalan Sultan Ismail. Using Jalan Raja Abdullah, prospective buyers can also access essential facilities such as Institut Jantung Negara (IJN), Kuala Lumpur Hospital (HKL), and KPJ Sentosa KL Specialist Hospital, to name a few. This road also connects to Chow Kit which houses various retails that span across textile, furniture, clothing, and many more. Chow Kit is also fondly known for affordable traditional Malaysian cuisine and a night market that can please the palates of those who are on the prowl for various local delights. Getting around the big city on foot from Quill Residences is indeed a pleasure. Prospective buyers enjoy doorstep access to the Medan Tuanku Monorail Station which services several intercity stops. This includes stations such as Chow Kit, Titiwangsa, Bukit Nanas, Raja Chulan, Bukit Bintang, Imbi, and KL Sentral. If plans for the day involve commuting out of the city into other parts of Klang Valley, the LRT Kelana Jaya Line is available at Monorail stops in Bukit Nanas, Raja Chulan, and Bukit Bintang. MRT stations transfers are also available at KL Sentral and Bukit Bintang which provide access to the Sungai Buloh-Kajang line. Quill Residences is the epitome of convenience as it is located in the heart of Kuala Lumpur. Famous landmarks such as Suria KLCC (Petronas Twin Towers) and KL Tower are 1.6km and 2.3km away on foot respectively. Closer to the project is the famous Asian Heritage Row, which is a collection of 1940s colonial-era shophouses that have been transformed into cafes, bistros, event spaces and restaurants. It sits directly opposite Quill Residences and is only 200 meters away on foot. Being connected to its sister development Quill City Mall, prospective buyers of Quill Residences can expect to shop for groceries from outlets such as AEON, while everyday items can be found at Daiso and Urban Edge Home Gallery. The mall also houses various food outlets such as Secret Recipe, Baskin-Robbins, Sushi King, Red Lobster, Subway, and many more. Prospective buyers can access fitness centres such as Celebrity Fitness and shop for sporting apparel at Adidas in Quill City Mall. Apart from food at the mall, Quill Residences is flanked by a unique blend of traditional food establishments. Traditional Malay food such as nasi kukus and gulai kambing are available at Kampung Baru on foot, while Chinese and Indian cuisines are peppered all around the Chow Kit district. For a more modern twist, prospective buyers may head to the Asian Heritage Row for Western options such as steaks, grilled meat, pasta, or even a cup of joe. Quill Residences is suitable for families as it is within close proximity of various public schools and higher learning institutions. Schools such as Batu Road Boys’ Primary School and Kampung Baru Primary School are minutes away on the road and even accessible on foot. The highly-reputable St John’s Institution sits further away to the south of the city but is still a 6-minute drive away, or 17 minutes on foot. As for higher learning institutions, Universiti Kuala Lumpur is 160 meters away, which translates to approximately 2 minutes on foot. Closer to the Chow Kit district are Queens College KL, Kuala Lumpur Metropolitan University, and IEG Campus which are all about 5 minutes away on wheels. The closest healthcare facility to Quill Residences is the Al Islam Specialist Hospital in Kampung Baru which is 800 meters away on Jalan Raja Abdullah. Driving further up this road, prospective buyers can also access other hospitals such as HKL (1.7km), Paediatric Institute HKL, and IJN (2.8km), while KPJ Sentosa (2.4km) sits deeper in Chow Kit, along Jalan Pahang. Below is the complete list of amenities and facilities around Quill Residences: The Quill Residences development consists of 6 unit types across a total of 552 units, ranging from 667-1,474 sq ft in built-up sizes. The S1 range comes with 1 bedroom and 1 bath with a built-up of 667 sq feet. The S2 and S2b ranges both also come with 1 bedroom and 1 bath, but are 775 sq ft in built-up size. Type C1 is 1367 sq ft with 2 bedrooms and 2 bathrooms. Type C3, on the other hand, is a 1 bedroom and 1 bathroom unit of size 732 sq ft. The C5 range is one of the larger unit types with 2 bedrooms and 2 baths and is 1,345 sq ft in built-up size. Type C4 has the largest built-up area of 1474 sq ft which has a 2 bedroom and 2 bathroom configuration. Please refer to the floor plan section for the layout dimension of each unit type. Based on these dimensions, Quill Residences will appeal most to those who prefer to live on their own and work in the city. The property would ill-suite those who are seeking to grow their family units as the largest unit range only has two rooms. However, the project could cater to smaller family units which are made up of a maximum of 3-4 people. Quill Residences provides most essential amenities and facilities within walking distance of Quill City Mall. The facility features several amenities, including a wading pool, observation deck, gymnasium, high-end lobby, and children’s play area. A round-the-clock security and CCTV monitoring system, as well as unique access cards are provided for prospective residents and visitors to the project. Simply based on the dimensions available across all unit types, it is quite clear that Quill Residences wants to appeal more to city dwellers who prefer living on their own. This segment of the target market could be those who fancy living close to their workplace and getting around on foot, namely the expatriates. However, not many below the high-income earning bracket can afford the price tag that comes with this project. That said, Quill Residences could also be targeting property investors who could see themselves renting out to foreigners who are seeking to experience life in Kuala Lumpur during a vacation, for instance. After all, everything and anything is within a stone’s throw away from said development. Cost per sq ft for Quill Residences is approximately RM1,402. Based on this, it would be difficult for young working adults and those from the middle-class to afford. Considering its prime location, it is definitely priced fairly and would sit better with the affluent market. Similar properties around the area include The Colony, which is just behind the Quill Residences development, while Regalia @ Sultan Ismail sits further out of the city towards Jalan Kuching. Comparing Quill Residence and The Colony side-by-side, it is safe to say that properties around the area generally are steep in prices. However, The Colony is a little cheaper than Quill Residences as the former faces older inroads of Kuala Lumpur and may not be a pleasant sight for prospective buyers. Dwellers of The Colony would also be required to walk a longer distance to get to easily accessible public transportation for Quill Residences such as the Medan Tuanku Monorail Station which connects to other commuting lines. Regalia @ Sultan Ismail, on the other hand, is much cheaper than the two aforementioned projects. This is due to the fact that it was built in 2012 and could set back potential buyers significantly in repairs. Its location is also a contributing factor as it is exceptionally further away from all the facilities and amenities which are within minutes away from Quill Residences. Based on this analysis alone, Quill Residences stands out among the lot. The Quill Group is one of the most prominent fully-integrated multidisciplinary property groups in Malaysia. It has received multiple peer-recognition and industry awards for projects such as Quill 7, which bagged the FIABCI (International Real Estate Federation) Malaysia Property Awards for the 2010 Office Category. Quill 6 which is the new HSBC Bank Headquarters in Lebuh Ampang also won the same award in 2011. More recently, Quill has embarked on diversifying its business across areas such as luxury automotive (BMW and Rolls-Royce Motorcars), healthcare (Quill Orthopaedic Specialist Centre) and retail mall (Quill City Mall). Quill Residences encompasses all the elements which prospective buyers look for in a development – privilege, convenience, and lifestyle. With so much culture and tradition to embrace, this project provides its dwellers with a cosmopolitan experience which is deep-rooted in treasured heritage. Quill Residences Location
