Paisley Serviced Residences Overview
The Paisley Residences is a newcomer of Tropicana Metropark, a self-sustaining township strategically located in the heart of Subang Jaya. For those who live in areas outside of Subang like Shah Alam, Glenmarie, Puchong, Bukit Jelutong and Petaling Jaya, travelling back and forth to the Paisley Serviced Residences will not be too taxing. Seeing that the residences are near six major highways, residents and visitors can access Tropicana Metropark via roads such as the Federal Highway and Shah Alam Expressway (KESAS). Other than that, residents can easily get around Subang, Damansara and Kuala Lumpur using the wide range of public transportations available, such as KTM, LRT, MRT, BRT, e-hailing and bus services are found in a ten-kilometre radius. As for future residents, travelling to stations like the Subang Jaya KTM Station and Batu Tiga KTM Station would be a swift and short journey, given how it is only a stone’s throw away. Each unit is also offered up to three car parks. The Paisley Serviced Residences offers 13 floor plans spread across three unit types, Type A, Type B, and Type C. Take a look below. Type A has the smallest space, with a meagre area of 601 to 646 sq ft. This 1+1 unit would be most suitable for bachelors and single homeowners who can make good use of the compact living space. Tower A has 28 storeys and 329 units, whereas the second tower, Tower B, will have 27 storeys with 258 units, making it a total of 587 units. Homes that are sold as serviced residences tend to come with a heftier price tag and a limited space would appeal more to single-homeowners who have the means. In a city like Subang Jaya, there will be bound to be other high-rises around the area. For this very purpose, a few condominiums – Subang Parkhomes Condominium, Subang Olives Condominium and Arte @Subang West Condominiums, were chosen to be compared with Paisley Serviced Residences. These residences will be compared with each other in terms of the selling price, built-up space, price PSF, land tenure and year of completion. Let’s take a look at the first aspect, selling price. When these four residential properties are put side by side, it is notable that the Paisley Serviced Residences has an appropriate price tag, RM585 000, while Subang Parkhomes comes with the highest price tag, RM870 000, followed by Subang Olives at RM789 000 and Arte Subang at RM450 000. Compared to these homes, Paisley Serviced Residences’ pricing does not seem too far off. Even more so, it is considered relatively standard, or some might even say affordable, given its facilities, location and land tenure. Aside from selling price, one can also look at the homes from the price per sq ft viewpoint. The lowest price per sq ft is Subang Olives, ranging from RM349 to RM530 only. This pricing is much lower if compared to its peers, Subang Parkhomes and Arte Subang are both in similar ranges – starting with RM400 to RM620 – RM785, per sq ft. The priciest tag goes to Paisley Serviced Residences with RM897 per sq ft. The price PSF of Paisley Serviced Residences is higher as it is expected to experience land appreciation when it is completed in 2022. Other residences were built at least five to ten years back, which can make the homes unappealing to the current market audience. Subang Parkhomes and Arte Subang will be seven years and Subang Olives will turn 12 years in 2022, making the homes outdated, and thus, marking a lower price PSF. Aside from that, the Paisley Serviced Residences has plenty of market drivers, such as shopping malls, schools, universities and healthcares surrounding its premise, which could very well contribute to the high price PSF. The biggest built-up space is bagged by Subang Olives; with massive homes ranging from 1469 to 5535 sq ft, followed by Subang Parkhomes at 1093 sq ft and Arte Subang with 874 sq ft; the Paisley Serviced Residences offers the smallest space – 610 sq ft. However, it also offers units up to 1369 sq ft. Paisley Residences is designed for a more modern and contemporary living, hence the units have multiple sizes to accommodate various homeowners, from bachelors, couples, families and others. Speaking of land tenure, all the homes hold a freehold status, except Arte Subang, which is a leasehold property. Investing in freehold homes is a much wiser choice, compared to leasehold homes. The buyer and their future generation will be able to reap profit from freehold homes, unlike leasehold homes, which will only be one’s property for a certain period of time (usually for 99 years). Therefore, if one is going to be paying a sum of money, it will be better to invest it in freehold properties, which will belong to them forever. Last but not least, the year of completion. Every other high-rise complex was built a decade or half a decade before 2020, with the Paisley Residence being the only upcoming condominium that is expected to be complete in the first quarter of 2022. Being the most modern condominium in the area justifies why the Paisley Residence is marketed with a steeper price than others. Plus, another advantage that comes with purchasing the Paisley Residence is that the condominium has great potential for land appreciation in the future when Tropicana Metropark is fully completed.
