The condominium was developed by Premier Group, a member of PRG Holdings Bhd. Embayu has a relatively low density and serves as the perfect place to relax after an exhausting day at work. Embayu Location

Embayu is located away from the hustle and bustle of major cities in the Klang Valley. It shares borders with areas such as Subang Jaya, Shah Alam, Sungai Buloh and central Kota Damansara. Despite being away from these busy cities, Embayu is within close proximity of various facilities and amenities which cater to needs such as dining, shopping and recreation, to name a few. The development site of Embayu sits along Persiaran Kosmos which is a long and straight road which connects said area to the DASH Subang 2 Interchange (Jalan Sungai Buloh). This highway is less than 1km south of the project site and enables seamless cross-city commuting while on wheels.

At this juncture, prospective buyers have the option of heading west along DASH to areas such as Denai Alam, Bukit Jelutong and Puncak Alam. If heading towards the east on this highway, homeowners of Embayu would be able to access parts like Kota Damansara, and further up north, Sungai Buloh. Along this eastern path, prospective buyers can jump on the DASH Subang Airport Interchange which provides southbound access into the Subang region. The Sultan Abdul Aziz Shah Airport (Subang Airport) is approximately 2.5km away from this point and would surely benefit those who are frequent travellers around our backyard as well as the ASEAN region.

Closer to the Embayu project location, several housing areas or districts ubiquitously line the landscape. Housing areas such as Taman Subang Murni, Taman Pinggiran Subang, Taman Subang Damai, Taman Subang Damai, Kampung Melayu Subang and many others occupy a radius of about 1.5km, with Embayu serving as the epicentre. This is a great indication that the area is mature and potentially houses several important facilities and amenities to cater to large populations per capita.

Connectivity

Prospective buyers of Embayu would find that getting around is highly convenient as it is well-connected via the newly instituted DASH. This highway also connects prospective buyers to KTM Skypark, which connects to locations as far as Tanjung Malim, Batu Caves, Tampin and Pelabuhan Klang. Along the Tanjung Malim route, commuters are able to access KTM stations such as Kepong, Sungai Buloh, Rawang, Batang Kali and Kuala Kubu Bahru. The Batu Caves line would take commuters to stations like Sentul, Kampung Batu and Taman Wahyu. The Tampin line on the other hand services stations which include MidValley, Kajang, Bangi, Nilai, Seremban and Rembau, among others.

To access stations along the KL Sentral-Pelabuhan Klang KTM line, commuters would disembark at the KTM Subang Jaya station which is one stop away from the Skypark station. The Pelabuhan Klang direction services stations such as Shah Alam, Klang, Teluk Gadong and Jalan Kastam. The KL Sentral direction would take commuters to stations like Kg Dato Harun, Petaling and Angkasapuri. At the Subang Jaya KTM station, prospective buyers have the opportunity to jump on the Kelana Jaya LRT line which services locations such as Taipan, Putra Heights, Glenmarie, Ara Damansara, Kelana Jaya, Asia Jaya, KL Sentral, KLCC, Wangsa Maju and Gombak. Several eateries ranging from Malay to Chinese cuisines are commonly available within a 200-meter radius. Other important outlets such as vehicle workshops and home appliance vendors are also available within a stone’s throw. Star Avenue Lifestyle Mall, which is a local favourite for shopping, sits about 2.5km southeast of Embayu or the equivalent of an 8-minute drive. The mall is home to outlets that cater to various needs such as dining, apparel, fitness and even entertainment. Household names such as Secret Recipe, Texas Chicken, Brands Outlet, MR DIY, Guardian and many more are available here. There are also other famous outlets around Star Avenue Mall including Sushi King, Subway, 7-Eleven, The Avenue Shellout and Original Satay Recipe. This area is considered to be the local hotspot for just about anything and everything. Closer to Embayu and within walking distance are ubiquitously available local and western dining favourites including Roti Canai Terbang, Tom Yam Udang Galah, Lasagna & Nasi Arab, Restoran Adyar Ananda Bhavan, Restoran Zheng Yang and so much more.

As far as schools are concerned, prospective buyers of Embayu would certainly be spoilt for choice. In the Subang Bestari district, which is towards the northeast region of Embayu, there are options such as SMK Subang Bestari, Sekolah Rendah Islam As-Sakinah Subang, SK Subang Bestari and HELP International School. These schools are about 10 minutes away on wheels or 2.9km from Embayu. South of Embayu, but across the DASH, are other options such as SMK Subang, SK Subang, Sekolah Rendah Alkhawarizmi, SK Jalan U3 and Sekolah Menengah Islam Manarat. Prospective buyers would be able to get to this cluster of schools within 15 minutes of being behind the wheel.

Medical and healthcare facilities around Embayu are mostly situated within a 2-3km radius of said development. Klinik An-nisa is located about 1.5km north of the project in Seksyen U5, while Klink Aspalela is situated about 1km east. Klinik Medistar and Klinik Pakar Wanita Mey are situated in the Star Avenue Lifestyle Mall area, while several other clinics are available across the DASH and would take about 10 minutes to reach. Hospitals are located closer to the big cities such as Subang Jaya and Kota Damansara areas. Just 10 minutes past the Subang Airport on the DASH is the Ara Damansara Medical Centre, while the Thompson Hospital Kota Damansara can be accessed via the slip road from DASH into central Kota Damansara within 15 minutes.

Embayu Property Analysis

Target Market

Seeing as the lowest range of units (A & A1) at Embayu come with 3 bedrooms and 2 baths, the project could be targeting family units which are made up of 3-5 members. The higher tier units (B & B2) which come with 4 bedrooms and 3 baths could easily accommodate families of 5-6 members. By observing the surrounding facilities and amenities such as the ubiquitously available school and clinics, families across varying generations would certainly be well tended to. Embayu would also be suitable for singles who work around the Subang Jaya and Damansara districts but would rather keep their monthly rental low. Properties in Subang and Damansara are known to fetch steep rent prices as they are much closer to popular spots around the Klang Valley. However, with the DASH, prospective dwellers of Embayu have become equally connected. Therefore, property investors could be tempted to make a move on Embayu to capitalize on great rental prospects. The property is also expected to appreciate in value in due time as it is within close proximity to the Subang Jaya airport, which presents much less waiting time compared to KLIA 1 and 2 in Sepang.

Competitor Analysis

Many of the residential apartments and condominiums around Embayu were constructed in the early 2000s and do not come equipped with modern facilities and amenities. Nadayu 801 is a clear point of comparison for Embayu as it is similar in many ways such as built-up sizes, land tenure and estimated year of completion. Embayu would set back prospective buyers about RM510 per sq feet across 1,000-1,173 sq ft in built-up size, while Nadayu 801 would cost RM668 per sq ft across 1,033-1,151 sq ft. Based on the list of facilities and amenities available, Embayu comes equipped with far more compared to Nadayu 801 and gives more bang for the buck. Further out on the DASH and closer to Sungai Buloh is Kasturi Idaman, which flaunts Kota Damansara in its address and is slightly cheaper than Embayu. However, this residential development is relatively isolated from central Kota Damansara and requires commuting on several narrow roads before hitting major highways or roads within the district. It also comes with lesser facilities and amenities and was completed over a decade ago, which could translate to high refurbishing costs. This makes Embayu the ideal property for prospective buyers to consider within the West Kota Damansara district.
