Brezza One Residency Location

Brezza One Residency is a residential condominium of Serviced Apartments located at the eastern fringe of Kuala Lumpur in the locality of Bukit Ampang that is adjacent to the prized Ampang Forest Reserve (known in Bahasa as Hutan Lipur Ampang or Taman Rimba Ampang).

The Ampang Forest Reserve forms part of the larger reserve water catchment area of Bukit Sungai Puteh Forest Reserve which stretches from the outskirts of Kuala Lumpur and spills over to Hulu Langat and Cheras in Selangor. This forest reserve, gazetted in 1932, is among the closest to the bustling metropolis of KL and has become a go-to spot for avid hikers and nature lovers. The forest also shares some grounds with the Sungai Puteh Wildlife Reserve, which spans 40 hectares.

The Bukit Ampang locale straddles the two mature and populous housing areas of Ampang and Taman Muda Bukit Saga in Cheras. The immediate neighbourhood is sparsely developed with mostly landed residences scattered around. Besides the two nearby public housing blocks of apartments – Merdeka Villa and Permai Ria Apartment, most of the residential properties in the locality are older, individually built single-storey homes. The closest new-ish project in the area is the low-density guarded and gated-development of Permai Villa comprising three-storey terrace houses. Pretty much of the natural surrounding is intact, with a feel of noise and pollution-free country-side setting. Scantily populated and free from high-rise buildings, the Bukit Ampang location is very much undiscovered and is definitely a choice location for its ‘au naturel’ surroundings.

The Ampang-Hulu Langat highway adequately connects this remote constituent at the eastern fringe to Greater KL, while the close-by EKVE Ampang interchange opens up a wide web of inter-urban highways such as the SILK and DUKE connecting to other Klang Valley suburban areas. The convenience of daily essentials such as eateries and banking services may not be close by, but they are also not too far away. Within the 3km radius of Brezza One Residency, grocers, wet markets, health clinics and schools are available within the older and established townships of Ampang, Pandan Indah and Cheras.

Connectivity

Even though the project is lodged next to the wilderness of nature, it is also not far from the heart of KL city centre. Only about 10km from KL city centre, it is easily accessible using Jalan Ampang-Hulu Langat and the inner-roads of Pandan Indah. Driving in the north-western direction, the Ampang-Hulu Langat highway connects Brezza One Residency at Bukit Permai to Ampang town centre, Ulu Klang and KL city centre.

Headed down south, the highway leads to Pandan Indah and parts of Cheras. Convenience

Living at Brezza One Residency, residents may not have the convenience of daily essentials and services such as banks, eateries and grocers at their doorstep but one will be spoilt for choice at more mature nearby localities such as Ampang Waterfront, Ampang New Village, Ampang Point town, Shamelin Perkasa and Pandan Indah, which are all within a 7km radius. Within these established townships, there are wet markets, convenience stores such as 7-eleven and KK Mart. As for household essentials of groceries, they can be readily obtained at Giant (Ampang Point anchor tenant), Lulu at Shamelin Perkasa, Aeon Big at Ampang and also Jaya Grocer at Great Eastern Mall. The appeal of Brezza One Residency lies in the uniqueness of its location at an affordable price point for medium and high-income buyers. If buyers are location-centric, there are not many new developments within the 2km radius of Brezza One Residency. The Bukit Ampang area is relatively undeveloped. One known residential development at Bukit Ampang is the low-density, landed, gated and guarded leasehold Permai Villa 3-storey Terrace/Link house project with sub-sale asking prices which are comparable at around RM420. Permai Villa definitely offers larger homes for young growing families but may not be suitable for buyers looking to downsize. The selling price, surpassing the RM1 million mark also constricts the pool of buyers to only the higher middle to higher-income households.

As for the Jalan Ampang area, there are several new launches and a few newly completed projects. These projects are very much closer to the heart of KL city centre but they offer a very different experience and living environment in comparison to Brezza One Residency. There are projects such as Neu Suites and Arte Plus Jalan Ampang that come in smaller dimensions and NOVO Jalan Ampang and M-City that offer a wider range of apartment sizes.

However, in comparison to Brezza One Residency, the two common factors that these Jalan Ampang residences share is the higher density and also a much higher sale price point. These properties are able to command a higher psf due to their proximity to KL city centre, and NOVO and M-City ‘s property value is further enhanced by their freehold land tenure. The price differential of leasehold Arte Plus and Brezza One Residency is much lesser due to their similar land tenure. Generally, freehold properties are more desirable and can command higher prices. In comparison to Brezza One Residency, the freehold tenure NOVO is asking RM1,730/sq.ft, that is 4 times higher, and as for M-City’s recent transactions are trending 2 to 2.5 times higher at RM800 – RM1,090/sq.ft.

Both Neu Suites and Arte Plus offer compact suite units starting from 500 sq. ft. which are more sought-after by young, single urban professionals. The larger units of Arte Plus with a built-up of 1,000 sq ft. would comfortably accommodate young urban couples but may not be suitable for growing families. Novo and M-City offers a wider range of apartment sizes that can accommodate households of various sizes. However, for a residence of similar size to Brezza One Residency’s 1,200 to 1,500 sq.ft. property, buyers should be prepared to pay closer to RM1 million with monthly mortgage repayment of RM4,000.
