Amverton Hills Overview
Amverton Hills is a one of a kind resort-style living development located at Sungai Buloh by A&M Realty. This project is made up of two-storied and two and a half storied bungalows and semi-detached units all spaced out on a large slice of land with only three units per acre. Amverton Hills portrays exquisite interiors alongside striking hue of nature with a natural lake being the main attraction and scenic gardens by the walkways all around the 120 acres of land. There is a horde of factors to consider when buying a home. Value, accommodation, course linkage, and condition all add to the dynamic cycle. The location of four properties is chosen to be of Sungai Buloh so that the pricing is comparable. The projects chosen also encompasses either the bungalow or semi-detached type in order to provide a fair comparison. Due to the property type, all developments have wide spaces with Amverton Hills offering the largest built-up size of 3668 sq ft. Norton Garden has the smallest built-up size of 2447 sq ft. However, one may argue that Amverton Hills was completed in 2018 while projects like Sierra Mas, Norton Garden, Hampton Residences, and Gamuda Gardens are still underway. While price appreciation is evident for any plot of land, one can still make a fair comparison by looking at the Hemingway which was also completed in 2018. Although the Hemingway has a lower starting price of RM1,170,000, when one reflects on the price PSF, Amverton Hills is a much cheaper option. Amverton Hills is a good choice for buyers who are looking to settle into a new home upon purchase as it is already completed versus other ongoing projects. In terms of land tenure, most projects are freehold with the exception of Norton Garden and Gamuda Gardens. Given that the price PSF is relatively similar, potential buyers need to consider the value for money aspect.
