Melodi Perdana is a leasehold apartment located in Alam Perdana, Puncak Alam. It is developed by LBS Bina Group Bhd with a launch price at around RM370 psf. The apartment is due for completion in 2023. This project with a GDV of RM565 mil, consists of 1,520 apartment units in four residential blocks. It offers only one type of layout, a 901 sq ft unit with 3 bedrooms and 2 bathrooms. Melodi Perdana’s main focus is security protection and community involvement, hence there will be a multitude of communal facilities that allow residents to interact with each other within the community.

Melodi Perdana Location

Melodi Perdana is located in Alam Perdana, Puncak Alam, a new township developed by LBS Bina Group Bhd. Puncak Alam is a satellite town located in the northwest of Selangor. It is situated 30km from Kuala Lumpur and 20km from Shah Alam, the state capital of Selangor.

Puncak Alam was originally a palm estate holding of FELDA. In the late 1900s, the township commenced its initial development under Bukit Cherakah Development Sdn Bhd., a private company based in Shah Alam. Initially, the whole township was estimated to occupy a total area of 14,000 acres (57 km2). Later in the years, the land parcel was allotted and jointly developed with third-party developers. This resulted in a few sub-townships emerging within the proximity under new names such as Alam Perdana, Alam Jaya, Sinar Alam, Ambang Suria, Alam Suria and Eco Grandeur. LBS Alam Perdana is one of the new residential developments in the area.

Currently, Puncak Alam comprises mainly the residential component, with a small portion for commercial and industrial purposes. LBS Alam Perdana sits on 470 acres of leasehold land in Puncak Alam, Selangor. Melodi Perdana is a 21 acres development and the first high-rise residential development in LBS Alam Perdana township. Apart from high-rise residence, there are also double-storey terraced houses, semi-detached houses and townhouses in development. An educational hub, community centres, and recreational gardens around the Serenity Lake are also under construction. Therefore, the residents will be living in a self-sustained neighbourhood with an immediate access to different amenities.

Currently there are around 70,000 people living in Puncak Alam. Today, a few notable developers have bought huge parcels of land and had plans to develop Puncak Alam into a proper self-sustaining vibrant neighbourhood as Setia Alam. Puncak Alam has become more vibrant and modern as new developments mushroom.

Connectivity

As Puncak Alam is a relatively new development, it is bereft of any rail transit services at the moment. However, there is a new Smart Selangor bus route (KS02) connecting Puncak Alam to Sungai Buloh MRT/KTM station which is located 20 km away. This bus route is a free service subsidized by the state government. On the other hand, there is also a rapidKL bus (T715) connecting Puncak Alam to the UiTM campus. This takes only 10 minutes. UiTM campus is also serving as a major bus interchange, connecting Puncak Alam to Setia Alam as well as Klang. Therefore, Melodi Perdana is an ideal place to live especially for the students in UiTM. In addition, Puncak Alam is also accessible by Grab with an estimated fare of RM39-RM51 from Kuala Lumpur.

In terms of road connectivity, Puncak Alam is served by the Kepong-Kuala Selangor Highway. It takes around 30 minutes to get to the periphery of Kuala Lumpur via this highway. Kepong-Kuala Lumpur also connects to Guthrie Corridor Expressway that takes people to Shah Alam within 30 minutes. Two upcoming expressways that will connect to Puncak Alam are West Coast Expressway (WCE) and Damansara-Shah Alam Elevated Expressway (DASH). WCE will connect Puncak Alam to Klang and Banting in the south and Kuala Selangor in the north. DASH will act as the main link between GCE, New Klang Valley Expressway (NKVE), Damansara-Puchong Expressway (LDP) and Penchala Link. It will also act as the main connection between the township and Damansara, providing faster access to Petaling Jaya and Kuala Lumpur.

Convenience

Puncak Alam is accompanied with hospitals (Hospital UiTM and Sungai Buloh Hospital) within 25 minutes and convenient stores (Tesco, Econsave) within 10 minutes. There are also a few business parks nearby, such as Eco Business Park V developed by EcoWorld that provides one-stop industrial solutions for business owners. The business parks complement Puncak Alam’s development and create a multiplier effect on the local economy.

Nature lovers are also benefited with various parks such as Taman Alam Perdana Puncak Alam, Laman Firdausi, Lake Park Hillpark, Forest Park Hillpark, IJM Land Central Park and Tasik Biru Kundang within 15 minutes. In addition, Melodi Perdana is located in close proximity to UiTM Puncak Alam and a few national schools within 10 minutes. One of the downsides of Puncak Alam is its lack of shopping malls in close proximity. The closest shopping mall that one can get to within 20 minutes is Setia City Mall.

Melodi Perdana Property Analysis

Target Market

Puncak Alam has a good reputation among homebuyers, especially first-time buyers looking for a suburban lifestyle. Melodi Perdana’s price is still reasonable and cheaper compared with the other urban areas in the Klang Valley. Melodi Perdana is targeting young married couples, the middle 40% (M40) and bottom 40% (B40) income group. Within Puncak Alam township, the buyers can still afford a spacious house with an affordable price tag.

Another target group of Melodi Perdana is staff and students from UiTM. Some of them prefer to stay in gated and guarded residences instead of university accommodation. In addition, there are also retirees looking to buy a property in the area, owing to Puncak Alam’s location, which is far away from the hustle and bustle of the city but also fully equipped with various facilities and amenities. Property prices in Kuala Lumpur and Petaling Jaya have been beyond reach of most youths in recent years. Puncak Alam could be a viable alternative for those who want to live in a bigger house with an affordable price.

However, Puncak Alam’s isolated location might not be appealing to some commuters who need to travel regularly to Kuala Lumpur for work. It takes over 30 minutes to travel to Petaling Jaya and Kuala Lumpur. Traffic and road congestion may prove to be overwhelming and tiring. Also, the lack of railway transit and shopping malls may not look attractive to young generations.

Competitor Analysis

There are several property developers in Puncak Alam which includes EcoWorld, IJM Land, MKH Berhad and OIB Group. Apart from LBS Bina Bhd, IJM Land and OIB Group, the other developers mainly focussed on low-rise residential developments in Puncak Alam. In terms of high-rise residence, OIB group has not launched its project yet. IJM completed Danau Perintis in 2019. LBS Bina’s Melodi Perdana is due for completion in 2023.

The built-up area of landed houses, such as Eco Grandeur, Hillpark Shah Alam North and Myra Alam are more spacious, ranging from 1516 sq ft to 3,078 sq ft. The high-rise apartments, such as Melodi Perdana and Danau Perintis both offer one type of floor plan only. Melodi Perdana’s built-up area of 901 sq ft is slightly larger than 889 sq ft of Danau Perintis.

In terms of facilities and amenities, the commercial precinct of Eco Grandeur will include an international school, convention centre, hotels, serviced apartments, hospital and shopping mall in the future. The facilities not only serve the residents in Eco Grandeur but also the others in Puncak Alam. Myra Alam (landed) also incorporated Myra’s Playland into the landscape to inject a nature-centric feel in the community. In addition, Melodi Perdana also offers over 37 public facilities to encourage interaction and inculcate togetherness. With an integration of commercial precinct as well as 20% of greenery coverage, Eco Grandeur tops the list among the competitors.

In terms of price per square feet, Eco Grandeur offers the highest price per square feet of about RM 348 – RM 782 among the competitors. This can be attributed to its extensive and delicate landscape features as well as larger floor areas. Myra Alam offers the lowest price per square feet of RM 259. Myra Alam is more affordable because it is not a strata development. The community is not gated and guarded as well. Melodi Perdana is pegged at RM 370 per square feet, which is slightly lower than its competitor, Danau Perintis which offers RM 407 per square feet. The higher price of Danau Perintis can be attributed to its lower density, in which the block is only 15 floors high.
