MKH Boulevard II Overview

A new serviced apartment development located on freehold land at Kajang, MKH Boulevard II consists of a 42-storey integrated high rise tower which includes retail units and serviced apartments. As one of the first transit-oriented developments (TOD), residents and visitors can easily travel to and fro via the train station next door or the many major highways that are well-connected to the rest of the Klang Valley.

With convenience, interconnectivity, and high-end facilities offered, this 2.5-acre freehold property will be a dream come true for those either looking for a place away from the hustle and bustle of KL yet still want to live in or near a city. The 604-unit project by MKH Berhad is expected to be completed by 2022.

MKH Boulevard II Location

Located southeast of Kuala Lumpur downtown, Kajang is served by a network of tolled expressways and federal highways. The town gained popularity when the MRT Sungai Buloh-Kajang line was announced a few years ago and it has not declined since. Apart from being home to three MRT1 stations (Sungai Jernih, Stadium Kajang and Kajang), the town is also linked to several highways, such as the Kajang Dispersal Link Expressway (SILK), Kajang-Seremban Highway (LEKAS) and the North-South Expressway.

Beginning as a small and humble old town that underwent multiple transformations over the years, Kajang has turned into one of the most populated cities in Malaysia with a population of about 800,000 in 2010. The expansion of Kajang began in the 1980s when house prices in Kuala Lumpur and Petaling Jaya started to increase along with housing demand. Seeing opportunities in Kajang, property developers bought the rubber plantations and began constructing houses. Today, Kajang is on par with city-centre developments that focus on quality of life, tailored for upgraders and urbanites with its amenities and spacious landed offerings.

Striving to become the learning and education hub of south Klang Valley, Kajang is home to multiple institutions of learning, including primary, secondary and even tertiary education. Among the established educational institutions are Universiti Kebangsaan Malaysia, Universiti Tenaga Nasional, University of Kuala Lumpur, Infrastructure University Kuala Lumpur and the Open University.

Known as a satellite town, many live in Kajang but work elsewhere, such as Kuala Lumpur, Sepang Cyberjaya and Putrajaya, thus stimulating the development of Kajang and increasing the housing demand. Considering the availability of land in Kajang as well as the price advantage of the town, Kajang will continue to establish itself as a settlement destination away from the hustle and bustle of the city.

Connectivity

A freehold residence located right next to the Kajang MRT and KTM interchange station, MKH Boulevard II is connected to major highways such as Cheras–Kajang Expressway, North-South Expressway Central Link, Persiaran Saujana Impian, Jalan Semenyih and Kajang Dispersal Link Expressway.

Offering amazing connectivity with the rest of Kuala Lumpur as well as easy access for interstate travel, MKH Boulevard II is also close to a number of other highways, such as the Silk Highway, LEKAS Highway (which connects Kajang to Seremban, Negeri Sembilan), PLUS Highway, Cheras-Kajang Highway, SKVE Highway (granting access to the booming towns of Klang Valley) and the Sungai Besi Highway.

Prospective buyers will be delighted to learn that the road fronting the development, Jalan Bukit, will also be upgraded from the current two lanes into four lanes to ease traffic congestion.

MKH Boulevard II Property Analysis

With an affordable starting price of RM250,000, MKH Boulevard II allows young people to own a property and hedge against inflation. Since the smallest unit (Type A – 550 sq ft) comes equipped with 1 + 1 rooms, it is an ideal starter home for many, especially first-time homebuyers and young families, allowing the young homebuyers to build equity straightaway.

As a transit-oriented development (TOD) located right opposite New Era University and public transport on its doorstep, the project is certainly an attractive option for investors, whose student population can be their potential tenants. Considering the fact that MKH Boulevard II is a freehold project and the future development of the area, it is certainly a wise decision to purchase a unit with MKH Boulevard II, be it for investment or own occupation.

Target Market

Keeping in mind the current market needs, MKH Boulevard II targets young working professionals with its built-in retail podium and close proximity to public transportation (both MRT and KTM). It will certainly be attractive to those working close by due to its good connectivity, both via highways and public transportation. Those with small families will also benefit from the property, with its nearby education as well as various facilities that suit young children such as the games room, outdoor playground, and a wading pool. Certainly, the younger crowd will also find the project appealing with the nearby construction and projects, as well as the retail offerings around the area.

With units starting from RM250,000, MKH Boulevard II has a low entry point that will appeal to young professionals who are looking to be first-time homeowners, or investors seeking to either rent out the place or sell it, with its connectivity being a big selling point. With its strategic location and affordability, MKH Boulevard II presents an attractive option for both home seekers and investors.

Competitor Analysis

The main property developers in Kajang are SSH Group, TLS Group Trans Loyal Development Sdn Bhd and MKH Berhad.

Symphony Residence by the SSH Group is close to Mydin, and has its own Symphony Shopping Mall. Its minimum size is around 700 square feet, with a 3 bedroom 2 bathrooms design, ranging in between RM420-500 psf. Though it offers larger built-up than MKH Boulevard II, it is important to note that Symphony Residence is a leasehold project.

Opal Residence by TLS Group offers 4 different design options, ranging from 1040 sq. ft. with 3 bedrooms and 2 bathrooms to 1430 sq. ft. with 4 bedrooms, 2 bathrooms and a balcony. Given the layout and available built-up, the project targets larger families and may not be suitable for smaller families and single homeowners.

Jadite Suites by Trans Loyal Development Sdn. Bhd., on the other hand, will have a low density of only 4 units to a floor, with unit sizes varying from 1023 sq ft to 1464 sq ft. As with Opal Residence, the project is more suitable for larger families.

Overall, for small families and single homeowners, MKH Boulevard II is still the most suitable choice as it is a brand new freehold project with low, affordable starting selling price.

MKH Boulevard II Developer : MKH Berhad

Established in 1979, MKH Berhad (“MKH”) is a diversified property developer based in Malaysia, with business operations across the Klang Valley, as well as in China and East Kalimantan, Indonesia. As their property footprints grew, they expanded into building materials trading, property investment and furniture manufacturing, while in 2008, they ventured into oil palm plantation in recognition of the sustainability of crude palm oil in the long run.

Back then, MKH was originally incorporated as Srijang Bena Sdn Bhd, and in conjunction with its public listing on the Main Market of Bursa Securities Malaysia in 1995, the Group rebranded into Metro Kajang Holdings Berhad, and later on as MKH Berhad in 2011.

As a small property developer that started out in Kajang, they built their first residential township in 1979, followed by their first high-rise development in 1993, and Kajang’s first shopping complex in 1994. While their products have evolved over the past few decades to meet the ever-changing needs of the people, their brand promise remained the same – to deliver value to their stakeholders in aspects of quality, affordability and practicability, and it is on the same principle that they stood by in their exploration and establishment of new business opportunities.

Under visionary leadership, MKH achieved its billion-ringgit revenue mark in 2016, and with the joint efforts of over 4,000 employees, garnered a variety of industry-wide recognition for excellence in company performance, property workmanship as well as estate management.

Upcoming Projects under MKH Berhad:

  • TR2 Residence
  • Kaizen
  • Nexus @ Taman Pertama Station
  • Mirai Residences
  • MKH World

MKH is looking to build more TODs, especially those in the affordable price range, so as to not add to the traffic woes in the Klang Valley.

Summary

Due to its attractive price and location, coupled with a multitude of lifestyle activities, MKH Boulevard II is certainly an attractive option for both home buyers and investors.
