In general, residential properties in Setiawangsa are highly sought after due to its proximity to the city centre. This is exemplified by the residential properties located at Setiawangsa Heights/Bukit Setiawangsa. Residents in this suburb may experience notable traffic jam during rush hour, particularly at Jalan Jelatek in the direction to the city centre. Another stretch of road that residents may encounter traffic jam is Middle Ring Road II (MRR2), in the direction to Ampang Jaya. However, the condition of traffic jam in the area is not as worse as it is in the city centre.

Two supermarkets – AEON Mall AU2 and Giant Supermarket Setiawanga are within walkable distances (400 and 500 m, respectively) from The Valley Residences, making the process of shopping for groceries effortless for residents. Popular shopping malls in the city centre such as Suria KLCC and Pavilion KL are just a short drive (14 – 17 minutes) from the residence. Together with Great Eastern Mall and Wangsa Walk Mall that are also near the development by 11 minutes’ drive, residents have plenty of shopping destination choices to choose and go to.

Prestigious international schools of Fairview International School, The International School of Kuala Lumpur and Sayfol International School can be reached in 9 – 11 minutes from the residence by car. The Valley Residences Floor Plan

Built on 4.66 acres of leasehold residential land in Setiawangsa, The Valley Residences consists of three towers with a total of 1,309 condominium units. The towers with heights of 44, 49 and 55 storeys are designed to resemble three mountains overlapping between valleys, evoking the surrounding natural backdrop of Bukit Dinding and Titiwangsa mountain chains. It is also the tallest property development in Setiawangsa. The Valley Residences offers four types of unit, measuring from 800 – 1318 sq. ft. Each unit has a minimum of three bedrooms and two bathrooms with one being the master bathroom. Type C is a unit with a size of 1,118 sq. ft. It has three bedrooms, in which one of the bathrooms is shared between the common area and a bedroom. Type C unit has an additional study room that all other unit types do not offer. This is useful for those who need some privacy when they are working or studying at home. Type D is the largest (1,318 sq. ft.) unit amongst all types with four bedrooms and three bathrooms. Similar to Type B unit, Type C unit adopts a dual key concept, in which the studio/master bedroom is separated from the main section of the unit.

In short, Types A, B and C units are suitable for small-sized families whereas Type D unit perfectly suits medium-sized families based on the number of bedrooms in each unit type. On a side note, Type B and D units also appeal to investors who are seeking their first residential property while hoping to reduce the burden of the house mortgage. They can live in the main section as a family and lease the studio to working professionals and vice versa.

The Valley Residences Property Analysis

The construction of The Valley Residences is expected to be completed by 2023 with SkySierra Development Sdn Bhd as the developer. The gross development value of the residential project is estimated to be RM 700 million. The Valley Residences is the first phase of the 13-acre leasehold parcel occupying 4.66-acre plot. The second phase of the parcel is the commercial component comprising a retail mall, corporate offices and serviced apartments that are set to be launched either at the end of next year or in early 2022.
