The Hipster Overview
Nestled within the flourishing neighbourhood of Taman Desa is an upcoming high-rise development that is set to attract homebuyers with its minimalistic and contemporary offerings. Developed by Aset Kayamas Group, The Hipster is exclusively designed for urbanites who wish to maximise quality time at home. It is an all-rounded residence that offers both the essentials and extravagance sought after by modern families. The Hipster aims to live up to its tagline of being “a hometown within the city” by providing an ideal home for residents who wish to enjoy a family-oriented neighbourhood while making a living in the big city. In line with its concept of a neighbourhood for the new generation, the development has a unique façade which represents “The Steps of the New Generation.”
The condominium is made up of two blocks which houses 900 units in total. Each block stands at 45 storeys high with 13 units located on each floor. Its units are catered to suit the lifestyles of young and modern families as even the smallest unit comes with three bedrooms. The units are sold on a 99-year leasehold tenure and have a price tag ranging from RM 380,000 to RM 450,000. The Hipster is expected to be completed in 2022.
The Hipster Location
Taman Desa is a developing township that is located off the East-West Link Expressway and Old Klang Road. The housing estate is strategically placed 7 km away from the Kuala Lumpur city centre and is nearby Pantai Dalam, Mid Valley City, and Salak South. The township which comes under the Seputeh parliamentary constituency is also within close proximity to mixed-residential and commercial districts such as Bangsar and Petaling Jaya. The locality has been gaining popularity among developers due to its strategic location that acts as a link between the heart of Kuala Lumpur and key areas in the Klang Valley.
Before its construction in the 1970s, the land which Taman Desa currently occupies was once surrounded by jungle and rubber estates. Thanks to rapid urbanisation, the area is now a mature neighbourhood that is home to a myriad of middle and upper-class developments ranging from terraced properties to villas and condominiums. As for the price trend of the area, properties within Taman Desa are generally sold at a median price of RM 580,000 or RM 476 per square feet. Although consisting mostly of residential areas, Taman Desa still possesses several business centres such as Taman Desa Business Centre and Danau Business Centre which keep its commercial sector bustling. A notable mention to add to the list would be Taman Desa’s very own twin tower skyscraper, the Faber Towers. The iconic landmark is a commercial building that hosts an array of retail outlets and business offices.
Taman Desa is considered a low-density dwelling with a population of approximately 38,000 people. The safety within the vicinity has improved after steps were taken by local residents to implement a guarded neighbourhood security scheme in 2011. Consequently, the rate of petty crimes decreased with almost zero occurrences within the guarded area. Any rising neighbourhood issues or matters regarding security and festivities are handled by the Taman Desa Residents Association.
Traffic in Taman Desa is typical of any other neighbourhoods located nearby the city centre. Heavy traffic is expected during morning and evening rush hours as residents within Taman Desa and its adjacent areas often use the township’s convenient location between Kuala Lumpur and Petaling Jaya as a link to other parts of the Klang Valley.
A key selling point of The Hipster would be its easy access to major highways such as the Kuala Lumpur-Seremban Highway and the East-West Link Highway to Kuala Lumpur and Petaling Jaya. With this ease of access, prospective residents who are frequent highway users would appreciate the connectivity between the residence and one’s workplace. The Hipster is also directly linked to Old Klang Road and the Federal Highway, therefore making daily travelling much more convenient for prospective residents working in any part of the Klang Valley.
As for public transport, the easiest and most convenient way of travelling to the city centre would be via the KTM Komuter train service. The nearest KTM stations are the Pantai Dalam and Seputeh stations, both of which are located within a 10-minute drive radius from The Hipster’s location. Prospective residents can conveniently board the train at either station in order to head to KL Sentral. Additionally, commuting via bus is also possible with the RapidKL bus route 650 that runs throughout Taman Desa all the way to Pasar Seni.
Time is a precious commodity for busy residents who are occupied with work. Hence, The Hipster aims to deliver a lifestyle of convenience to prospective residents with its surrounding host of amenities. A five-minute drive is all it takes to reach the nearest bank and grocery store. The nearest shopping mall, Pearl Point Shopping Mall, is located 3 km away to meet the fashion and retail needs of residents. Avid shoppers would enjoy the close range of the development to other famous shopping malls such as Mid Valley Megamall, The Gardens Mall, and Suria KLCC. Other prominent shopping complexes such as NU Sentral and KL Eco City Mall are also within reach.
The family-friendly neighbourhood would not be complete without the multitude of educational institutions which populate the area. Parents need not fret for their children’s education as Taman Desa has a wide spectrum of public and private schools ranging from kindergarten to secondary education.
Furthermore, Taman Desa is not short of medical facilities as there are more than four medical centres and clinics located close to the development. Residents can seek medical attention at any of the nearby medical centres that are reachable within five to seven minutes by car.
Residents who wish to exercise outdoors may head to the Taman Desa Recreational Park that is 1.6 km away. The park is a popular spot for families to spend quality time together during the weekend. It has a playground that is bound to entertain kids with a fun and memorable playtime. The park is also an excellent place for a jog and workout as it is equipped with jogging trails, a basketball court, and outdoor fitness equipment. Apart from the Taman Desa Recreational Park, there is also a public football field next to the condominium.
Additionally, Taman Desa has a lively dining scene with a variety of eateries situated within its vicinity. From Eastern to Western cuisine, the cafes and restaurants around The Hipster have it all to entertain the palettes of prospective residents.

Type C and C1 units are ideal for large families as the units come in a spacious 1842 sq. ft. in size. Each unit has four bedrooms with an additional maid’s room or guest room. It also includes five bathrooms in total. Type C and C1 units share the same specifications but differ slightly in the orientation of the floor plan as they are located at opposite ends of the same floor. Every unit also features a living hall, dining area, foyer, kitchen, yard, and balcony. Compared to the smaller Type B units, the Type C units have an added storeroom.
Overall, Type B units are better suited for couples and small families whereas larger families may opt for the comforts of the Type C units which offer ample living space.

The Hipster Property Analysis
As the name suggests, The Hipster is a residence that aspires to be a dream home for young and trendy urbanites and influential city dwellers. Aset Kayamas Group designed The Hipster as a contemporary low-density development appropriate for homebuyers looking for an intimate community and who wish to live with a sense of privacy. As an emerging development in the thriving township of Taman Desa, The Hipster also presents a good deal to property investors especially with Taman Desa properties experiencing an annual growth in median price in the first quarter of 2020. Coupled with excellent connectivity to the city centre, The Hipster will present eager investors with good capital appreciation.
With a launch price of RM 417 per square feet, The Hipster’s price tag ranges from RM 380,000 to RM 450,000, placing it below the median price of RM580,000 of properties within the vicinity. Hence, The Hipster is a good bargain for the middle-income bracket considering the diverse facilities which the development offers. Its strategic location which offers easy accessibility and connectivity to multiple highways and prime areas within the Klang Valley is an attractive point for working individuals who want a convenient travel option to and from work. Furthermore, the quaint neighbourhood of Taman Desa provides a less hectic lifestyle compared to the hustle and bustle of the city centre, thus making The Hipster a fitting choice for prospective residents who wish to raise a family.
The layout of The Hipster is meant to cater to the family market as even the smallest unit (Type B) is large enough to host a family of four with its three bedrooms and two bathrooms. Nevertheless, young couples may consider looking into the unit as well since the family-friendly and low-density accommodation is an appealing investment. On the other hand, the larger unit (Type C) is a huge upgrade in terms of space as it can fit up to five bedrooms and five bathrooms. Large families or multigenerational households would definitely appreciate the more commodious unit.
There is a multitude of developments surrounding The Hipster with the majority being aged properties which were completed in the late 1990s and early 2000s. Hence, more recent projects that are within The Hipster’s approximate price range have been selected for comparison and analysis.
Desarina Condominium, Desa Green Serviced Apartments, and Tiara Faber are all high-rise developments which share the accessibility and connectivity possessed by The Hipster in terms of its strategic location in Taman Desa. Another similarity shared by the developments is the facilities and amenities typical of metropolitan condominiums and apartments. All of the competitors are also sold on a freehold tenure basis, compared to The Hipster which is a leasehold apartment.
In terms of price point, Tiara Faber is the cheapest with a starting price of RM 342 per square feet. However, its affordability may be due to it being an aged development that was completed two decades ago. Homebuyers who prefer a newer development that is equipped with the latest facilities may prefer The Hipster instead. Tiara Faber consists of 320 units that are sold at a standard size of 1233 sq. ft., making it comparable to The Hipster in terms of density and average unit size.
Desa Green Serviced Apartments boasts the highest price tag in the list of competitors with RM 692 per square feet. It has a much steeper price compared to The Hipster, most likely due to it being a freehold property that comes with fully-furnished units. It is also a more recent development compared to the other competitors. Nevertheless, The Hipster has a higher value in spite of its lower price tag due to its brand new offerings and units which have a larger built-up area. Desa Green Serviced Apartments also may not be suitable for families that prioritise an intimate and private living space as it is a high-density development with 1388 units and offers smaller unit sizes of only up to 945 sq. ft.
Desarina Condominium has a price point of RM 557 per square feet for its freehold residential units. The project which was completed in 2011 is another low-density condominium as it only houses 100 units. Although Desarina Condominium offers larger-sized units of up to 2500 sq. ft., The Hipster may be a more appealing choice for families with its decent unit sizes since it is a new development equipped with up-to-date facilities. Furthermore, the price of Desarina Condominium’s larger units would amount to an exorbitant price once the aggregate of price per square feet and total built-up area have been accounted for. Thus, The Hipster stands as a more economical option for prospective homebuyers.
In summary, The Hipster offers a reasonable value proposition as an upcoming development targeted at young urbanites looking for a low-density neighbourhood to call home. Even though it is not the most expensive property on the list, it offers a higher value for money.
