The Hipster Overview
Nestled within the flourishing neighbourhood of Taman Desa is an upcoming high-rise development that is set to attract homebuyers with its minimalistic and contemporary offerings. In line with its concept of a neighbourhood for the new generation, the development has a unique façade which represents “The Steps of the New Generation.”
The condominium is made up of two blocks which houses 900 units in total. Each block stands at 45 storeys high with 13 units located on each floor. Its units are catered to suit the lifestyles of young and modern families as even the smallest unit comes with three bedrooms. The units are sold on a 99-year leasehold tenure and have a price tag ranging from RM 380,000 to RM 450,000. The Hipster is expected to be completed in 2022.
The Hipster Location
Taman Desa is a developing township that is located off the East-West Link Expressway and Old Klang Road. The housing estate is strategically placed 7 km away from the Kuala Lumpur city centre and is nearby Pantai Dalam, Mid Valley City, and Salak South. The township which comes under the Seputeh parliamentary constituency is also within close proximity to mixed-residential and commercial districts such as Bangsar and Petaling Jaya. The locality has been gaining popularity among developers due to its strategic location that acts as a link between the heart of Kuala Lumpur and key areas in the Klang Valley.
Before its construction in the 1970s, the land which Taman Desa currently occupies was once surrounded by jungle and rubber estates. Thanks to rapid urbanisation, the area is now a mature neighbourhood that is home to a myriad of middle and upper-class developments ranging from terraced properties to villas and condominiums. As for the price trend of the area, properties within Taman Desa are generally sold at a median price of RM 580,000 or RM 476 per square feet. Although consisting mostly of residential areas, Taman Desa still possesses several business centres such as Taman Desa Business Centre and Danau Business Centre which keep its commercial sector bustling. A notable mention to add to the list would be Taman Desa’s very own twin tower skyscraper, the Faber Towers. Taman Desa is considered a low-density dwelling with a population of approximately 38,000 people. The safety within the vicinity has improved after steps were taken by local residents to implement a guarded neighbourhood security scheme in 2011. Any rising neighbourhood issues or matters regarding security and festivities are handled by the Taman Desa Residents Association.
Traffic in Taman Desa is typical of any other neighbourhoods located nearby the city centre. Heavy traffic is expected during morning and evening rush hours as residents within Taman Desa and its adjacent areas often use the township’s convenient location between Kuala Lumpur and Petaling Jaya as a link to other parts of the Klang Valley.
Connectivity
A key selling point of The Hipster would be its easy access to major highways such as the Kuala Lumpur-Seremban Highway and the East-West Link Highway to Kuala Lumpur and Petaling Jaya. With this ease of access, prospective residents who are frequent highway users would appreciate the connectivity between the residence and one’s workplace. The Hipster Floor Plan
The Hipster consists of two blocks which comprise 45 storeys each. The condominium offers 900 units in total with each floor housing only 13 units to provide optimum privacy for its residents. The units generally come in two types of layouts, namely Type B and Type C.
Type B is divided into mirror units of Type B/B1 and Type B2/B3. Both categories of the Type B units feature three bedrooms and two bathrooms with a total area of 921 sq. ft. each. Every Type B unit is also identical in terms of floor plan and specifications.
Type C and C1 units are ideal for large families as the units come in a spacious 1842 sq. ft. in size. Each unit has four bedrooms with an additional maid’s room or guest room. It also includes five bathrooms in total. Type C and C1 units share the same specifications but differ slightly in the orientation of the floor plan as they are located at opposite ends of the same floor. Every unit also features a living hall, dining area, foyer, kitchen, yard, and balcony. Compared to the smaller Type B units, the Type C units have an added storeroom.
Overall, Type B units are better suited for couples and small families whereas larger families may opt for the comforts of the Type C units which offer ample living space.
The Hipster Facilities and Amenities
The Hipster boasts a wide range of facilities and amenities including those common in contemporary high-rises such as a gymnasium, swimming pool, and multipurpose hall. However, what sets The Hipster apart as a family-friendly residence is its facilities allocated for the leisure and welfare of the entire family. Nevertheless, The Hipster has a higher value in spite of its lower price tag due to its brand new offerings and units which have a larger built-up area. Desa Green Serviced Apartments also may not be suitable for families that prioritise an intimate and private living space as it is a high-density development with 1388 units and offers smaller unit sizes of only up to 945 sq. ft.
Desarina Condominium has a price point of RM 557 per square feet for its freehold residential units. The project which was completed in 2011 is another low-density condominium as it only houses 100 units. Although Desarina Condominium offers larger-sized units of up to 2500 sq. ft., The Hipster may be a more appealing choice for families with its decent unit sizes since it is a new development equipped with up-to-date facilities. Furthermore, the price of Desarina Condominium’s larger units would amount to an exorbitant price once the aggregate of price per square feet and total built-up area have been accounted for. Thus, The Hipster stands as a more economical option for prospective homebuyers.
In summary, The Hipster offers a reasonable value proposition as an upcoming development targeted at young urbanites looking for a low-density neighbourhood to call home. Even though it is not the most expensive property on the list, it offers a higher value for money.
