Senada Residences Floor Plan
The Senada development covers 250,000 square feet of residential area comprising two towers of serviced apartments and 300,000 square feet of retail outlets/offices. While the 18 open-plan commercial units offer strong value propositions by themselves, this article will focus on the residential units in the interest of our homebuyer readers.
Built on a commercial-titled, leasehold (99-year) land spanning 4.3 acres, Senada has a relatively low density (429 units) across its two towers (21 and 22 storeys respectively). When it comes to the different unit types offered by Senada Residences, the 10 distinct unit types can be overwhelming to prospective buyers. However, we break it down into high-level categories for ease of analysis. The units are generally small/medium-sized (710-958 square feet large), having at most 2 bedrooms.
Types A and F are the biggest units offered, with two bedrooms and two bathrooms covering 958 square feet. Both are mirror images of each other and do not differ in any meaningful way. Both bedrooms (master and secondary) are placed next to each other, with the common bathroom attached to the secondary bedroom. The common space has an elongated shape, spanning from the foyer to the balcony, giving a feeling of spaciousness. These units are ideal for small families that need some space, given the size of the unit.
Types C, D, E, J, and K are all 915 square feet large with two bedrooms and two bathrooms and are very similar to Types A and F in substance (most common layout type). The main difference between these unit types and Types A and F is the size: these units are slightly shorter in length. The arrangement of rooms and bathrooms generally remain the same, though the placement of windows varies between units.
Another notable difference is the absence of balconies; these unit types all have no balconies except Type E, and Type E’s balcony is noticeably smaller. However, this also means the indoor space for Types C, D, J, and K are effectively larger than Types A, E, and F. These types are ideal for those who value indoor space over a pocket of outdoor area.
Type G is the smallest unit offered, with a meagre 710 square feet of space, one bedroom, one bathroom, and a balcony. The elongated space leading up to the dining and living areas may be a downside, as the space is difficult to utilise and leaves little effective space for residents. This unit type is more suitable for single owners or couples wanting a cosy space or embracing a minimalist lifestyle.
In that regard, the slightly larger Type B (732 square feet, one bedroom, one bathroom, and a balcony) offers better space utilisation by way of a larger balcony and a significantly larger master bedroom. This unit type is ideal for those not needing large common spaces, preferring instead to maximise the comforts of sleep and fresh air.
Unit Type H is the odd one out, with a quirkily-shaped balcony and a slightly different room arrangement. Packing 2 bedrooms and 2 bathrooms within the 872 square foot space, this unit offers a middle ground between the more spacious Types A and F, and the smaller Types B and G. While suitable for small families, common areas are relatively limited, making space efficiency an important factor in planning living arrangements and furnishings.
All units come partially fitted with built-in wardrobes, built-in kitchen cabinets, a kitchen hood and hob, air conditioning units and hot water systems. For buyers, these are perks that may tip the direction of the deal favourably.

When it comes to facilities and amenities, Senada Residences keeps up to par with the standards expected of contemporary condominiums. Another plus point would be the retail space that comes under the Senada development; residents will have a convenient supply of retail stores literally at the doorstep. With the slew of external facilities available for subscription through membership (e.g. TPL KL Social Membership), residents are certainly well equipped with all the facilities they may need. Residents can enjoy all of these knowing their security is in good hands; the property comes with a 24-hour security system, card access system, and an alarm system with panic buttons.
Senada Residences Property Analysis
Senada’s attractiveness can be broken down into a few core selling points. First, it is quite clearly positioned as a golfer’s paradise; the proximity to one of the nation’s finest golf courses, along with the high-income society it attracts, provides an irresistible value proposition to those of a similar disposition. However, this also means prices may reflect such stature (see below for pricing analysis).
Senada’s good location is another benefit to residents, but it is somewhat negated by the lack of accessible public transportation and the possibility of heavy traffic. It should also be noted that the Phileo Damansara area is a prime office location and may attract heavy traffic during peak hours as well.
The developers have marketed this property as a pocket of nature divorced from the bustle of urban life, and rightly so. Senada Residences is well sheltered from the city, by virtue of the surrounding golf course and nature reserves. However, do note that its proximity to the SPRINT highway brings with it the usual accessibility-nature trade-off.
Senada Residences quite clearly targets the upmarket segment, focusing on smaller families, couples, or single homeowners. This is due to the relatively small unit sizes and few bedrooms in their offerings. It will also be attractive to those working close by due to its good connectivity, but residents that don’t drive may face slight impediments. Golfers will love this residence, as it has everything an avid golfer would want and more.
Those with children (but not with large families, due to the inability of units to accommodate) will stand to benefit well from this residence as well, with quality education available and child-friendly facilities close by. The younger crowd may also find this area attractive due to the modern, lively joints (e.g. Damansara, Bangsar) in the vicinity.
Relative to its peers, Senada Residences sits in the upper end of the price range. However, this is usually attributed to the superior quality and reputable developer branding. Senada Residences offers slightly smaller units on average and is more targeted towards smaller families, which mitigates the competition for the same target audience.
Senada Residences also has the benefit of sitting within the golf course itself, justifying the price premium. The exclusivity and tranquillity that comes with it are usually worth the monetary compensation. Another thing to bear in mind is that most of the properties used in the benchmarking above are considerably older, which explains part of the price difference.
Senada Residences’ Developer: Sime Darby Brunsfield
Sime Darby Brunsfield is a strategic partnership between Sime Darby Group – an established multinational corporation with a huge property development arm, and Brunsfield International Group, another reputable player in the property development space. Together, the two heavyweights are a force to be reckoned with, usually commanding high price premiums for the properties they develop.

For their track record alone, it is clear why they are a household name in developing property. Between the two, they have won numerous real estate-related awards and are widely recognised as the nation’s top developers.
Senada Residences is marketed as an exclusive, luxurious dwelling for those looking for stature, and rightly so. It has very clear value propositions (location, environment, amenities, developer branding), justifying the steep price. If the caveats are tolerable, this is certainly a place to consider for living. Gems hidden away in greenery are extremely hard to come by in urban KL, and this is one of them.
With an elite, suburban neighbourhood, a world-class golf course, visionary developments planned, and the surrounding lush greenery, Sime Darby Brunsfield makes an offer difficult to turn down.
