Emerald Hills Overview
Alam Damai is a locale within the borders of Kuala Lumpur which is tucked comfortably between the bounds of Sungai Besi, Taman Connaught, Cheras and Balakong. It is a highly populous district with sprawling landed and high-rise residential developments which comes with equally abundant facilities and amenities. Emerald Hills is an exclusive gated and guarded residential enclave which is situated right in the heart of this bustling township and offers a dwelling experience like no other.
Developed by GuocoLand (Malaysia) Berhad, Emerald Hills is made up of a mix of condominiums and terrace residential properties. The development is set against a landscape of lush green slopes and an azure private lake to culminate tranquil living within an effervescent district. Emerald Hills features a host of other facilities and amenities within its compound such as a jogging track, stone seating amphitheatre, floating plaza and pavilion, resident’s clubhouse, wading pool, sky gym, yoga deck, hanging bridge, multi-game court and many more.
Given its strategic location, prospective buyers of Emerald Hills will find that access to major highways is almost seamless. Highways that are within close proximity to the development include Cheras-Kajang Highway (Salak), Kajang Dispersal Link Expressway (SILK), Middle Ring Road 2 (MRR2), East West Link Expressway and North-South Highway, among others. With so much more to offer around the Alam Damai area itself, Emerald Hills is definitely one for the books. Emerald Hills is situated among several matured housing developments which include Bandar Tun Hussein Onn, Bandar Tun Razak, Damai Perdana and Bandar Tasik Selatan. This serves as a great yardstick to Alam Damai’s ability to fulfil the needs of its highly populous residential districts. Within a 500 meter radius, prospective homeowners at Emerald Hills will get acquainted with various businesses that stretch across food and beverage, retail, automotive, home supplies and daily essentials. The development is also relatively close to the popular Pasar Malam Taman Connaught which is located along the SALAK Highway up north. In general, Alam Damai is a popular spot for home-seekers as it houses just about anything and everything within close proximity. It is also secluded from the busy parts of Cheras, Sungai Besi and Taman Connaught, providing unperturbed and comfortable living with a prime residential address stamp. A major road which connects prospective homeowners of Emerald Hills to much of the Klang Valley is the SALAK Highway. Access to this road stretches all the way across the east and northern directions from the development. However, the quickest way to access it is via Persiaran Alam Damai which heads up north of Emerald Hills and joins with Jalan Lingkaran Tengah 2. From here, those who wish to head south can embark SALAK in the reverse direction to access parts like Cheras, Balakong, Kajang and beyond. To head into Kuala Lumpur and Petaling Jaya, motorists can proceed with the intended direction from Persiaran Alam Damai into areas such as Sungai Besi or Salak South. As far as public transportation goes, prospective residents of Emerald Hills enjoy doorstep access to the MRT feeder bus stop along Jalan 6/154d. This bus stop is about 250 meters away from the entrance of Emerald Hills and will take passengers through several residential districts before arriving at the MRT Taman Connaught station which is 5.9km or 10 minutes away. Some of these notable residential districts include Taman Len Seng and Taman Orkid Desa. On the MRT route towards Kajang, commuters have the option of disembarking to stations such as Taman Suntex, Sri Raya, Bandar Tun Hussein Onn, Batu 11 Cheras, Bukit Dukung, Sungai Jernih and Stadium Kajang. In the Sungai Buloh direction, commuters can get off at stations like Taman Mutiara, Cochrane, Tun Razak Exchange, Pusat Bandar Damansara, Kota Damansara and Kampung Selamat. Transit to the LRT Ampang Line is available at the MRT Maluri station which is four stops away from MRT Taman Connaught. Further up the same line are stations such as Bukit Bintang, which presents the option to transit onto the KL Monorail Line, and Muzium Negara which is 10 minutes away on foot from KL Sentral. Here, commuters can jump onto lines that include the LRT Kelana Jaya, KTM Seremban, KTM Port Klang as well as ERL KLIA Express and Transit. Being a highly populous area, Alam Damai holds several essential establishments fit for the whole family. Prospective dwellers of Emerald Hills can head out east towards Taman Delima for a wide range of delectable cuisines. Along Persiaran Bestari, several food haunts line the streets and include outlets such as Nasi Ayam Kak Sham, 118KK Food Court, Otak Boy and many more. This cluster of food outlets is situated approximately 600 meters from the Emerald Hills development. Further 200 meters to the east of this location is the dining epicentre of Alam Damai. Restaurants in this area range across local and western cuisines and include outlets like Minang Tom Yam, Sushi Mentai, Restoran Ninety Nine (Thai), Mixiang Kitchen and Leisure Tea Cafe, to name a few. Just a few blocks east of here are grocery-trading outlets such as 99 Speedmart and KK Mart. For fresh meats, seafood and vegetables, residents of Emerald Hills can opt to visit Pasar Pagi Alam Damai which is also within the same vicinity. In terms of education institutions, Alam Damai has definitely checked all the important boxes. The closest public school to Emerald Hills is SK Alam Damai which sits about 400 meters east of the project site. Other schools that are not more than 600 meters away from Emerald Hills include Madrasah Mudzafar Shah, Sekolah Rendah Agama Al Mubarakah, Sekolah Islam Integrasi Tahfiz As Syakirin and Sekolah Rendah Agama Al-Mukhlisin. About 1.2km east of the development is SMK Bandar Tun Hussein Onn 2 along Jalan Suadamai, while Sekolah Jenis Kebangsaan (C) Taman Connaught 2 is about the same distance south, along Persiaran Damai Perdana. For higher learning institutions, residents of Emerald Hills can choose to enrol their children at UCSI University which is located along the SALAK Highway up north of the development. It is about 4.5km from Emerald Hills and requires residents to traverse in the northern direction of Persiaran Alam Damai. The two closest hospitals to the development are Pantai Hospital Cheras which is about 10km north in Taman Midah, while Columbia Asia Hospital Cheras is situated around the same distance southeast in Cheras Perdana. Below is a complete list of amenities and facilities around Emerald Hills: The entire Emerald Hills project comes with two condominium towers and landed terrace houses. The South Tower spans across a total built-up of 840-1,195 sq ft, while the garden terrace units are at 2,484-3,281 sq ft. Type A units at the South Tower are the largest of the lot at 1,195 sq ft in built-up size with 3+1 bedrooms and 2 baths. Type B units are the median range at 893 sq ft with 2+1 bedrooms and 2 baths. Type C units are similar to Type B in terms of specifications, however, it is slightly smaller at 840 sq ft and comes without a study area. For the garden terrace, Type A units are 2,484 sq ft in built-up size and come with 4 bedrooms and 4 baths. Type B units, on the other hand, are 3,281 sq ft in built-up size and come with 5+1 bedrooms and 6 baths. Both aforementioned units for the garden terrace are 2 or 3 storeys high and fall within the intermediate range. It is evident that Emerald Hills wishes to lure a larger spectrum of target audience based on the above unit specifications. Those with smaller family units or prefer sharing with others can opt for the units in its South Tower, while families made up of 7-9 members can comfortably fit in the green terrace units. With a sprawling 21 acres of open space, Emerald Hills is home to many facilities catering to those dwelling in its condominium and landed terrace units alike. It is almost as if residents need not look outwards from their very own sanctuary. Some of the facilities and amenities which the development presents include a stone seating amphitheatre, floating plaza and pavilion, garden pavilion, sky gym, yoga deck, swimming and wading pools, hanging bridge and multi-game court, to name a few. The main attractions at the development are its central lake, recreational lake and 1.7km jogging track which are sure to keep all residents from any generation thoroughly entertained. Below is a complete list of facilities and amenities at Emerald Hills: Emerald Hills is an integrated project which caters to an exceptionally wide range of target audience, seeing as it offers condo and landed units. With terrific facilities and amenities within its compound, this project would appeal most to those who wish to live in a quiet urban setting whilst being close to major parts of the valley. While the landed selection of Emerald Hills commands a value to the tune of RM1.5m and up, its condominium units are more within the range of middle-income earners. Being able to comfortably accommodate 4-6 tenants, units of the South Tower would surely appeal to smaller family units who are seeking long-term dwelling. This is also made possible through the availability of numerous public schools, a university and facilities of leisure, among many others. Property investors would also see this as a lucrative opportunity to cash in on steady monthly yield from those who prefer to rent instead of purchase. This bracket of target audience could include students from USCI and young working professionals who work in big cities but prefer to keep their rental relatively low. A unit at the South Tower of Emerald Hills would cost RM675 per sq ft for a basic unit with a built-up of 840 sq ft. Compared to similar properties within the Cheras region, Emerald Hills seems to have an extra edge in terms of pricing and unit dimensions. Let’s observe The Locus @ KLCV and Sunway Velocity Two which are both opposite each other along Jalan Cheras. While both properties are very much closer to the city centre, they lack privacy as Jalan Cheras is considered a main road which connects the south of Klang Valley to major parts of Kuala Lumpur. This could be a problem for those who are seeking a place which is away from busy roads. Both are also exceptionally steep in price and sit on leasehold land, while Emerald Hills sits on freehold land with a much affordable price tag. It also offers larger basic units and possesses facilities and amenities which are hardly available at The Locus @ KLCV and Sunway Velocity Two. This certainly serves as a deal-breaker for those who are considering a fully-equipped residential property in the Cheras region. GuocoLand (Malaysia) Berhad is the well-established property arm of Hong Leong Group which focuses on developing community-centric residential townships in Malaysia. Owning a sizable land bank for residential, commercial and industrial developments, it has brought to life several notable projects such as Damansara City. It is an award-winning first integrated luxury development situated in the heart of Damansara Heights. Other recent projects of GuocoLand (Malaysia) Berhad include Emerald 9 (serviced apartments) in Cheras and Emerald Rawang (double-storey linked semi-D) in Rawang. Emerald Hills is an ideal haven for those who wish to escape the hectic pace of city life. Located on a lush green hilly terrain with azure bodies of water, it provides an exclusivity that is beyond compare. Its residents are sure to discover the serenity that they have been longing for.
