There are shopping malls such as Setapak Central Mall (formerly KL Festival City, AEON Alpha Angle, Melawati Mall, AEON BiG and Wangsa Walk Mall which cater to the residents located in this area. Local developers such as Sunway Property, Beverly Group Sdn Bhd and Beneton Properties Sdn Bhd have projects in the area. The notable residential developments are Henna Residence, a joint venture between Beverly Group, Mapletree Investments Pte Ltd and Lai Sun Development Co Ltd; Beneton Properties’ Irama Wangsa and the upcoming Sunway Avila Residences by Sunway Property. Alternatively, residents of Kenwingston Platz can choose to take Bus 202 to Hospital Kuala Lumpur MRT station and it’s a 30-minute ride. From that station the residents are able to get to other areas in the city. And to get to a nearby mall, residents of Kenwingston Platz can walk to Setapak Central Mall in just less than 5 minutes. From where the property is situated, the residents can also choose to take the Bus 250 to Wangsa Maju LRT. From these public transport options available in this area, the location of Kenwingston Platz provides great overall connectivity for its future residents. Parents who are concerned about their children’s education will be pleased with the abundance of options for schools available in this area. There are 4 public schools and an international school within 6.5km radius from this property. These schools include Chong Hwa Primary School, Mun Yee Primary School and Setapak High School. With its location, five-star facilities and amenities, this service residence is built for those who would want to live in a luxurious building at an affordable price of RM560 PSF. The location of Kenwingston Platz promises easy connectivity to major highways and will attract those who like to live near the city and also have access to other suburbs in Kuala Lumpur. Despite that, some of the roads leading to the development might be congested due to the other properties in the area. The pros seem to outweigh the cons for Kenwingston Platz. First of all would be its price point. The affordable price range of RM 350,000 – RM 570,000 (at market price) even for the biggest unit would be a steal for investors and those who have a huge family to support. In terms of safety, the neighbourhood is considered ideal due to nearby educational institutions such as Chong Hwa High School, Tunku Abdul Rahman University College and more. The Setapak Police Station is located 2.5km away from Kenwingston Platz. Additionally, this project offers one of the best facilities versus price ratio considering the density and freehold status in Setapak. There aren’t many freehold projects in Setapak currently offering such facilities at this affordable price. Kenwingston Platz targets small to medium-sized families and investors. This is particularly evident from the size and bedrooms they have for the units offered by this project. The dual key concept will catch investors’ eyes as it could be catered to students who could be looking for rooms to rent. Families who have kids who are in school, be it primary, secondary or tertiary will be a good fit for this project as well. The price tag of Kenwingston Platz definitely attracts the attention of people from the average to higher economic spectrum due to the affordability of the units. Kenwingston Platz is affordable and promises more high-end facilities for the residents. Several condominium developments can be found near this project. Residensi Berlian and KL Traders Square are selected for comparison in terms of locations, built-up, land tenure and prices. KL Traders Square with 2550 units of shop lots and service residences is ultimately a high-density project. When viewed side by side, Kenwingston Platz has a lower density than KL Traders Square and the price PSF would be more worthwhile for the resident’s or investor’s pocket. Residensi Berlian that is situated in the same area as Kenwingston Platz has larger units for sale but it is also near many high-rise developments and other lower range condominiums, which can make the location of the property less than desirable. The amenities and facilities available at Residensi Berlian are not as detailed and varied when compared with Kenwingston Platz. KL Traders Square offers 2,550 residential units with three design options with built-up size ranging from 824 – 940 PFT. When KL Traders Square was first launched, the price was RM 530 PSF which is higher than what Kenwingston Platz is offering now at only RM 396 PSF. Regarding these developments, Kenwingston Platz in Setapak still offers one of the best facilities versus price ratio and unit PSF for its density and freehold status. Incorporated in 2010, Kenwingston Sdn Bhd started with two divisions, engineering and construction and machinery. Then, the company made its foray into property development back in 2015. The company was involved in building semi dees and bungalows in Pulau Indah and linked houses in Salak Tinggi. After a year, the company entered the hospitality business and launched its second project, the RM500 million Kenwingston Square Garden in Cyberjaya. Following the good response, the company then transformed itself into a property developer and disposed of the hospitality business. To date, Kenwingston has launched Kenwingston Sky Lofts in Subang Jaya (GDV: RM 185 million) and Kenwingston Avenue in Sungai Besi (GDV: 345 Million). The second phase of Kenwingston Square Garden comprising 912 small offices/home offices and 28 shop lots have been fully sold. Meanwhile, Kenwingston Avenue, located 400m away from the upcoming Taman Naga Emas MRT (Mass Rapid Transit) station, offers 619 serviced apartments in two 41-storey blocks. The towers sit on a 3.3-acre freehold parcel. Both of these projects are slated to complete in 2022 and have been fully sold. According to their track record, the company is set to make a name for itself in the property developer market locally with their promise of affordable luxury living, especially with the current Kenwingston Platz project. Overall, the benefits of staying at Kenwingston Platz are reserved for someone who is looking forward to living in a luxurious service residence at an affordable price.
