Agile Bukit Bintang is a residential luxury condominium project located in Bukit Bintang, Kuala Lumpur.  This exclusive freehold mixed development is a joint venture between the renowned Agile Property and Tropicana Corp Bhd. The masterplan project is a mixed development comprising three residential towers with 1,501 units, 66 SoVo (Small Office Virtual Office) units and 14 commercial lots. Agile Bukit Bintang Location

Population density is higher within Malaysia’s capital Kuala Lumpur with the average of 7,300 residents per square kilometre compared to the average of 3,300 residents living in Greater Kuala Lumpur. Population density for those who live other than Kuala Lumpur is much lower with an average of only 94 people per square kilometre.

Agile Bukit Bintang forms three 60-storeys towers of mixed residential, SoVo units and commercial lots. The built-ups of residential units range from 625 sq ft to 1,157 sq ft with a selling price per square foot of RM1,750. Due to its very strategic location in the centre of Kuala Lumpur, the selling price is pretty decent.

Bukit Bintang is a well-known area for retail and entertainment, hosted thousands of outlets ranging from the middle class to high-end luxury brands such as Louis Vuitton, Ermenegildo Zegna, Hermes, Prada and Gucci. The area literally does not sleep and access to food outlets are tremendous. Variety of food chains are made available around the clock, offering local street delicacies, fancy Mediterranean, Italian, Korean or Japanese options, hipster café and fast food chains.

Tripadvisor rates Bukit Bintang as a safe area in Kuala Lumpur, but any other major cities in the world precaution should be exercised at all time. CCTVs are installed at every corner of the area and monitored by Kuala Lumpur City Council which is also linked to the City Police.

Connectivity

Agile Bukit Bintang is in an ideal location for those working in the city centre and accessibility to public transportations. The residents do not have to worry about moving to and from the location even if they do not have their own vehicles. Main roads such as Jalan Tun Razak are within reach from the residence which leads to various highways such as Maju Expressway (1.5km), Ampang-Kuala Lumpur Elevated Highways (2.5km) and Lebuhraya Sultan Iskandar (6km). Conlay Station (360m), TRX Station (400m) and Bukit Bintang Station (800m) are the 3 nearest MRT stations from the residence as an alternative mode of transportation.

Residents may use the sky bridge that connects the Bukit Bintang area to KLCC that stretched out around 600 meters in length. Just imagine walking to KLCC from your condominium in a 15-minute walk.

Traffic in the area is typically congested during peak hours due to the existence of many multinational companies such as Petronas, Berjaya Group and RHB Bank. Congestion, however, is managed well with three available lanes on each side, allowing smooth traffic flow despite the high number of vehicles. Alternatively, the residents can travel to their respective destinations from one of the three available MRT stations to avoid the peak hour traffic.

Convenience

Located on the same road as the residence, there are 6 shopping centres to choose from. Buying a new laptop (Low Yat Plaza) and Louis Vuitton handbag (Pavilion KL) can be done at one go due to close proximity of these shopping malls. These exclude other popular shopping areas such as Suria KLCC, Berjaya Times Square and IKEA which are less than 2km away.

Prince Court Medical Centre, a well known private healthcare facility is basically at your doorstep. It is located only 110m away from the residence for your next appointment with one of the world-class doctors that you can choose from. Alternatively, Gleneagles Kuala Lumpur and Beverly Wilshire Medical Centre are within reach.

Etonhouse Malaysia International School, an established educational institution for ages 2-12 years is only 650m away from the residence. Target Market

Located at the prime area in Kuala Lumpur city centre famously known as the Golden Triangle, the potential buyers will be those in the high-income area with a mixture of local and foreign residents. Based on the built-up area available in the residence, the majority of the residents will be those who are single, married couples and family with a maximum of 3 children.

Competitor Analysis

There are several upcoming high-rise residential projects within the Golden Triangle area, as these developers believe this prime location is the number one consideration for potential buyers. There are, however, projects such as AXON Bukit Bintang and Stonor 3 KLCC that are at least 20 storeys lower than Agile Bukit Bintang, so they will lose out on city views. Nevertheless, Landmark@KL City is the tallest residential development in Kuala Lumpur, with 13 storeys higher than Agile Bukit Bintang.

In addition to Agile Bukit Bintang providing 30 premium facilities, Landmark@KL City, AXON and Stonor 3 will not be able to compete as their facilities are lesser in terms of both numbers and sizes. In terms of price per square feet, Landmark@KL City is the highest with average price of RM1,900 while Agile, Stonor 3 and AXON can be considered comparable as they range between RM1,600 – RM1,750 on average.
