Sentral Suites is a leasehold condominium located in KL Sentral. It is developed by
Country Annexe Sdn Bhd, a subsidiary of MRCB (Malaysia Resources Corporation
Berhad) with a launch price starting from RM717,000. The project occupies 4.75
acres of land and consists of serviced apartments as well as retail units. One of
the selling points of the property is its strategic location in KL Sentral which offers
great accessibility to public transportation.

Sentral Suites comprises three 43-storey towers and it houses a total of 1434
residential units and 41 retail units. This project offers 10 types of units, ranging
from 650 sq ft to 1166 sq ft. The project is scheduled for completion in the year
2023.

Sentral Suites Location

Sentral Suites is located along Jalan Tun Sambanthan, Brickfields. The property is
situated right next to the Menara Shell Tower and it is only 500 m walking distance
to the KL Sentral Station. Apart from being known as the home to the central
transportation hub, Brickfields is also one of the earliest settlements in Kuala
Lumpur. Therefore, a few old colonial buildings can be spotted along Jalan Tun
Sambanthan, such as Vivekananda Ashrama.

KL Sentral occupies over 72 acres of land flanked by Jalan Travers, Jalan
Damansara and Jalan Tun Sambanthan. It was built on the former marshalling
yards owned by Keretapi Tanah Melayu in Brickfields. Developed on fourteen
parcels of land, KL Sentral features a self-contained city comprising corporate
office towers, hotels, high-rise condominiums and shopping malls. The majority of
the land is constructed with office towers such as Menara CIMB, Platinum Sentral,
Mercu UEM, Plaza Sentral and 1 Sentral Tower. Only four lots are allocated for
residential purposes. The majority of the residential developments here are
freehold, namely Suasana Sentral, Suasana Sentral Loft, Sentral Residences and St
Regis.

Together with Keretapi Tanah Melayu Berhad (KTMB) and Pembinaan Redzai Sdn
Bhd, KL Sentral was developed by MRCB, which was the same developer as Sentral
Suites.

Connectivity

Located only 500 m away from KL Sentral, the residents can enjoy easy
accessibility to public transport as well as a wide array of facilities. KL Sentral is
the largest transit hub in Malaysia which integrated public transportation and
offered connectivity to all urban and suburban areas in Malaysia. The hub
connects six rail networks, namely the ERL, KTM Komuter, ETS, LRT, Monorail and
MRT. With ERL service, it only takes 28 minutes to travel to KLIA and travellers are
able to check-in at the station beforehand. Besides, KL Sentral is only 1 station
away from Bangsar and Mid Valley City, 5 stations away from Bukit Bintang and

properties in the area. The high occupancy rate of the office towers in KL Sentral,

In terms of price per foot (PSF), Sentral Suites offers the second-lowest PSF of RM
990 – RM 1241, after Sentral Residences. Sentral Residences has the lowest price
PSF because it is not a new development. It has the highest density among all the
properties as well. Sentral Residences has 368 units per acre while Sentral Suites has 301 units per acre. However, Sentral Residences offers freehold tenure and there are over 17-floor plans to choose from.

The studio unit in Sentral Residences also offers a larger built-up area (766 sq ft) than the one in Sentral Suites (650 sq
ft). In comparison, Sentral Suites offers only leasehold tenure and there are only
10-floor plans to choose from. Nevertheless, these two properties are both
developed by the same developer, MRCB. Although the target buyers are different,
the quality ought to be similar.
