Mizu Residences Overview
Mizu Residences is a freehold serviced apartment in Ara Damansara. It is developed by Titijaya Land Berhad with a selling price starting from approximately RM540,000. Mizu Residences is one of the apartments under H2O Residence. There are four apartments under H2O Residence, namely Acqua, Coral, Mizu and Dvina. Currently, only Mizu Residences units are open for registration.
Mizu Residences units are relatively small, ranging from 750 sq ft to 888 sq ft. Mizu Residences offers well-designed homes to accommodate the various needs of different types of people. Mizu Residences is located in Ara Damansara. Ara Damansara is a freehold, 693 acre self-sustaining township developed by Sime Darby Property in the early 2000s. Formerly a rubber estate, Ara Damansara is now one of the most sought-after residential areas in the Klang Valley. This is mainly due to its strategic location surrounded by several established neighbourhoods such as Bandar Utama, Glenmarie, Sunway, Tropicana and Kota Damansara. Ara Damansara comprises gated and guarded terraced houses, bungalows as well as luxury high-rise condominiums. Usually accompanied by relatively higher price tags, the properties in Ara Damansara are mainly targeted at upper middle class buyers. In each residential enclave, there is a park for the residents to relish leisure time together as a family. As a self-sustaining township, Ara Damansara offers incomparable convenience to its residents. There is no doubt that Ara Damansara is a very strategic location for both staying and investing. Ara Damansara is strategically located at the north and west of the New Klang Valley Expressway (NKVE) and east of the Subang Airport Highway. It is bounded by Kota Damansara to the north, Taman Tun Dr Ismail to the east, Subang Jaya to the south, and Kayangan Heights to the west. Ara Damansara has easy access to the Federal Highway, NKVE and the Subang Jaya-Kelana Jaya Interchange, thus connecting the residents in the township to other parts of the Klang Valley. Mizu Residences is very close to Sultan Abdul Aziz Shah Airport (2.4 km), which serves as a travel hub for Firefly and Malindo Air. In terms of public transportation, Ara Damansara LRT station is located 1.6 km away from Mizu Residences. In addition, Lembah Subang LRT station is located 2 km away from Mizu Residences. Ara Damansara LRT station and Lembah Subang LRT station both belong to the Kelana Jaya Line. The residents can easily travel to Subang Jaya (15 mins), University of Malaya (23 mins), KL Sentral (32 mins), and KLCC (42 mins) without the need for switching transit lines. Kelana Jaya Medical Centre and Sunway Medical Centre are also viable alternatives, and are accessible by car within 10 minutes. The built-up area ranges from 750 sq ft to 888 sq ft, with a choice between units with 2 or 3 bedrooms. On the other hand, its close proximity to the Japanese School of Kuala Lumpur may attract a number of Japanese expatriates. Mizu Residences is also close to a few tertiary institutions and business parks therefore it opens up the possibility for investors seeking monthly rental yield from students and/or working professionals. All of the properties considered in the analysis are located in Ara Damansara. There are several other property developers in Ara Damansara including ADS Projek Sdn Bhd, Sime Darby Property and Puncak Dana Sdn Bhd. Starting with built-up area, Cantara Residences by Sime Darby Property offers the largest units, with a humongous maximum built-up area of 2077 sq ft, followed by AraTre’ Residences by Puncak Dana Sdn Bhd, which offers units ranging from 775 sq ft to 1227 sq ft. The range of built-up areas of Mizu Residences is the smallest among all the properties, ranging from 750 sq ft to 888 sqft. A 3-bedroom unit in Perla Ara Sentral is 1271 sq ft. In comparison, a 3-bedroom unit in Mizu Residences has a built-up area of 888 sq ft. Despite the smaller built-up area, Mizu Residences offers relatively more facilities compared to other properties. In terms of land tenure, most of the apartments in Ara Damansara offer freehold tenure except for AreTre’ Residences. Freehold properties are more appealing to potential buyers and investors compared to leasehold properties. In terms of the price per sq ft, Cantara Residences has the highest price tag among all the properties at RM 851 per sq ft. Cantara is more expensive because it is marketed as a Transit Adjacent Development (TAD) with LRT Lembah Subang located 10 minutes walk away from the property. Besides, the development is equipped with a sizable 6-acre skypark recreational area. Mizu Residences has the second highest price tag at RM 720 per sq ft. Mizu Residences is less expensive than Cantara Residences because it is not adjacent to LRT stations. However, Mizu Residences has its perk of offering diverse and well-crafted facilities not seen in other properties.
