Greenfield Residence Overview
Greenfield Residence, developed by Cicet Asia Development Sdn Bhd, is an award-winning residential development project in the vicinity of Sunway City, Selangor. In 2019, Greenfield Residence was awarded The Highly Commended Best Mid End Condo/Apartment Development (Klang Valley) The PropertyGuru Asia Property Award, Asia’s biggest and most respected real estate awards programme. The development project is designed by renowned architects ONG&ONG 360 Consultancy, one of BCI Asia’s Top 10 Architects in Singapore and landscaped by the ILAM award-winner HODA Design.
The RM580mil GDV resort-style mixed-retail and residential development project is built on 5.57 acres of commercial leasehold land. The three blocks GBI-compliant (Green Building Index) low-density development comprises a total of 861 residential homes and 18 lifestyle-retail lots. The first two blocks, Towers A and B, were launched in May 2017 and Tower C in 2019. The entire development project is scheduled to be completed in 2021. Greenfield Residence is a harmonious blend of the perfect living elements, calming water, lush greenery and functional living space. The residential units layouts are grouped into 3 broad categories; studio, standard and dual-key layouts with built-up measuring 581 sq. ft. to 1,302 sq. ft. The studio units measure 581 sq. ft., standard units come in two sizes of 764 sq. ft. and 861 sq. ft. and the units above 1,000 sq. ft. are dual-key units. A generous 2-acre in size area is allotted for 34 in-house state-of-the-art recreational facilities that assembled under 6 distinctive resort-style thematic landscapes. Greenfield Residence residential units were launched at RM680 psf with the smallest unit priced at RM399,999 and are currently selling between RM573 – RM883 psf or RM 450,000 – RM 835,205 according to the unit size. Bandar Sunway or Sunway City is a township in the district of Subang Jaya in Selangor. Spanning 800 acres, Sunway City is an integrated township that offers everything, from quality healthcare and education to malls and a very wide range of eateries. Sunway City is modern, built from scratch on a once tin mining wasteland The area started its transformation in 1986 with the construction of Sunway Lagoon Theme Park followed by institutions of higher learning, mall, hospital and filled with residential homes and commercial lots. Today, Sunway is a modern and vibrant self-contained neighbourhood offering some of the best in education, entertainment, shopping and living. Greenfield Residence is primely located at the fringe of Sunway City, 2km from Sunway Pyramid, the heart of Sunway City. It is easily accessible via well-developed intra and inter-township road networks and public transportation systems. Sunway City, being a relatively new but mature township, has a well-planned web of infrastructure and amenities to provide an organised convenient way of living for residents of the area. As recent as 2019, the developer of Sunway City invested more than RM500 million to improve the security, connectivity, accessibility and landscape of the township. Residents have an extensive range of amenities to choose from for healthcare, education, shopping and food needs. Within Sunway City, residents are provided with free community bus shuttles to most of the amenities. This is to give convenience to residents and also a way to encourage residents to reduce driving and pollution. Sunway City is Malaysia’s first sustainable township that is certified by the Green Building Index. Greenfield Residence is also located not too far from the other mature and vibrant townships of Subang SS15, USJ, Puchong and Petaling Jaya. The extensive road network that includes the LDP, Federal Highway, New Klang Valley Expressway (NKVE), New Pantai Expressway (NPE) seamlessly connects Greenfield Residence to these areas. As for residents who prefer to use public transport, the BRT at Sunway will connect to the Kelana Jaya LRT which plies the Petaling Jaya area. The main commercial and entertainment hub in Subang Jaya. From major banks, offices and shops to entertainment centres and eateries, SS15 is the true heart and soul of Subang Jaya. This township is being catered to the more affluent crowd, with recent developments being commercial lots such as office towers and shopping complexes. Greenfield Residence is strategically located off the Lebuhraya Damansara Puchong (LDP) at Sunway Mentari. It is easily accessible via an extensive network of highways namely, the LDP, Federal Highway, New Klang Valley Expressway (NKVE), New Pantai Expressway (NPE), and Konsortium Expressway Shah Alam Selangor (KESAS). Connectivity by public rail is not its strength. There are no MRT stations located within the Sunway City vicinity. However, the internal Sunway bus rapid transit (BRT) interchanges at the USJ7 station connects passengers to the Kelana Jaya-Gombak LRT line, a 46.4km rail line servicing 37 stations in Klang Valley. The BRT Sunway Line is part of the Klang Valley Integrated Transit System servicing the southeastern suburbs of Petaling Jaya. Residents can also connect to the KTM Klang line at the Sunway-Setia Jaya station which is only one-stop away from the Mentari BRT station. Greenfield Residence is within walking distance to the Mentari station. Besides connecting to the LRT and KTM lines using the BRT system, residents can drive-and-park at the nearby stations. Within the Sunway City area, residents can either choose to connect to amenities using the BRT or the free community shuttle bus. The BRT connects residents to Sunway Pyramid Mall, Sunway Lagoon, Sunway Medical Centre, Taylor’s University and many more amenities within Sunway City. Living in the vicinity of Sunway City, Greenfield Residence’s residents can enjoy the convenience of all the basic amenities and services. There are an abundance of quality healthcare and education facilities, bountiful leisure and entertainment outlets and plenty of food outlets. Residents can find anything and everything. Sunway is best-known as a higher education hub. There are 2 distinguished universities in the area, namely Monash University Malaysia and Sunway University, as well as other private colleges such as The One Academy, Sunway College and Le Cordon Bleu Malaysia. As for primary and secondary schooling, there are SK Bandar Sunway, SMK Bandar Sunway, SK Kampung Lindungan and Sunway International School. Healthcare in Sunway is provided by private hospitals, Sunway Medical Centre, along with Sime Darby Medical Centre (previously Subang Jaya Medical Centre) in the adjacent Subang Jaya which is 4km from Greenfield Residence. The 34-storey Tower A and 35-storey Tower B were launched in May 2017 and Tower C, the final 36-storey block in 2019. The entire development is scheduled to be completed in 2021. The composition of apartment type and size vary from tower-to-tower. The earlier launched Tower A and B comprise more of the smaller studio and standard size apartments. Tower C has more dual-key units. But it is standard for all floors to have 10 units of apartments, varying in type and size and each floor is serviced by 4 lifts. Tower A houses the least number of apartments, 242 units. Tower B has 277 units and the recently launched Tower C has 297 units. According to the developer, the selling price for Tower C will be higher in comparison to the earlier launched Tower A and B that started selling at RM398,000 and RM420,000 per unit respectively. The studios are all 581 sq. ft. and are about 30% smaller in comparison to the average standard units. Both the studio Type A1 and A2 measure 581 sq. ft. and have 1 bedroom plus a study. The difference between Type A1 and A2 is that for Type A1, the bathroom is attached to the master bedroom, while for Type A2, the study room is next to the master bedroom and the bathroom is in the common area. All Type A units are intermediate lots. The average standard size units measure an average 813 sq. ft, Type B measures 764 sq. ft. and Type C is about 13% larger. Type B2 has a slightly wider kitchen in comparison to Type B1. Type B1 are corner lots and Type B2 and C are standard intermediate lots. The dual-key units come in 4 variations, Type D1, D2, E1 and E3 and they are all corner units. On the average, they are approximately 1,200 sq. ft. with Type D slightly smaller than Type E which has an additional study room. They are about 50% bigger than the standard units. The adjoined unit with the second entrance measures about 320 sq ft. to 400 sq. ft. The studios, being the smallest, are only given 1 car park. The standard units are allotted 2 car park bays each while the larger dual-key layout is allotted 3 car parks each. Sunway City is a young, modern and vibrant township. Buyers for properties in the area fall into 3 categories; parents with children who are currently or will be studying at one of the quality private institution of higher learning in the Sunway vicinity, investors looking for an asset with good and stable rental income and price appreciation and young adults who are attracted to the chic modern and exciting lifestyle that Sunway City has to offer. Sunway City is a well-known quality higher education hub. It is a diverse affluent student community made up of both local and international students. Based on the estimated population of 200,000, 30% are students and this provides a great demand for housing within the Sunway City area. Based on the selling prices of Greenfield Residence’s residential units, the monthly mortgage for the smaller units starts from RM1,700 whilst the larger units will cost about RM3,200 to repay. Parents who are looking to house children attending Institutions of Higher Learning (IHL) in the Sunway vicinity, may consider buying a property financed by monthly mortgage instead of paying rent as the median rental rate for a condominium in the Sunway City vicinity is close to RM2,000 a month. The biggest advantage of Greenfield Residence in comparison to the other upcoming projects is its location. It is conveniently located close to the BRT Mentari station which connects residents to the Kelana LRT line, KTM Klang route and most importantly to Sunway Pyramid Mall, Sunway Lagoon, Sunway Medical Centre, Taylor’s University and many more amenities within Sunway City. A comparison in project density, Greenfield Residence can be considered very-low-density for its location and all the 816 residential units are well distributed into 3 blocks. Greenfield Residence is the maiden project for Cicet Asia Development Sdn Bhd, a well-established construction company that has been building properties for major Malaysian developers such as S P Setia Bhd, IOI Properties Bhd and Gamuda Bhd. Its China-based parent Chongqing International Trade Group Co Ltd started as a contractor in Malaysia.
