Duta Park Residence Overview
With completion targeted to be in 2H 2022, Duta Park Residences comprises three dazzling, pristine residential towers with an estimated total gross development value of almost RM1 billion. Located along Jalan Kuching, the serviced apartments enjoy spectacular views of the Kuala Lumpur skyline while remaining in touch with nature. Convenience and accessibility are this property’s trump cards, and the affordability of its units on the lower end of the price range seals the deal.
Sandwiched between the bustling Jalan Kuching and the tranquil Sungai Batu (not to be confused with the one in Kedah), Duta Park Residences is built on prime land in the heart of Kuala Lumpur. Located just 10-15 minutes away from Kuala Lumpur’s Golden Triangle , Duta Park Residences is the ideal spot for the savvy urbanite. The development neighbours Bukit Tunku (an upscale residential area with an affinity for nature) and Jalan Ipoh. Depending on the chosen unit, residents can wake up to views of the majestic KLCC or the lush greenery of Bukit Tunku. Looking further, residents are greeted by more greenery from Kenny Hills and Lake Gardens, and the breath-taking expanse of urban Kuala Lumpur. Jalan Ipoh is famous for two main things: scrumptious roadside food and affordable wedding boutiques. With a happy tummy and a happy wedding, tenants of Duta Park Residences have few things to complain about. However, be advised to stay vigilant as snatch theft is not uncommon in the area. Duta Park Residences has access to two of the main trunk roads in Kuala Lumpur: Jalan Kuching and Jalan Ipoh. This provides for amazing connectivity to those who drive, as these two roads grant further access to other arterial roads within the city centre. Via these roads, the city centre is only 7 kilometres away. The other suburbs of the Klang Valley are also easily accessible: Taman Tun Dr Ismail, another prominent and affluent neighbourhood, is a mere 13 kilometres drive away, while Ampang sits about 14 kilometres from the residence. Those without a car, fret not, as Duta Park Residences is reasonably well connected via public transportation. Travelling by train is certainly a viable option, with the KTM (Putra station, 1 kilometre away), LRT (PWTC station, 2.3 kilometres away), and MRT2 (Sentul West, 3.3 kilometres away) all within range. With these train lines available, residents can easily reach KL Sentral, the main transportation hub in the city centre. By linking Duta Park Residences with Jalan Ipoh, the developer plans to give residents quick access to the MRT2 station. As a result, the distance to the station will be reduced to less than 1 kilometer, making the station a more attractive option. This boon may, however, have some caveats since the bridge (and the MRT line) have not yet been built (see Analysis section). For commuters who prefer to travel by road rather than rail, taxis and Grab rides aren’t the only options. You can access the bus service from Duta Park Residences through KL 609 Taman Golden, Hentian Putra, and Darul Naim Express stations, which are all located close Duta Park. Be wary of taking the bus, as Malaysian buses tend to be riskier than other modes of public transportation. Avid shoppers will be in for a treat, as a plethora of shopping malls are readily accessible from Duta Park Residences. With Sunway Putra Mall and Putra World Trade Centre (PWTC) just 3 minutes away, grocery shopping will be a breeze! Those looking for variety need not look much further, with many other malls (e.g. Quill City, Sogo, LuLu Hypermarket) not more than 10 minutes away. Younger shoppers will also be thrilled, with the trendy Mont Kiara area (e.g. 163 Retail Park, Publika, Plaza Mont Kiara) also close by. For special occasions or just an excursion to pamper yourself, the luxurious Bukit Bintang shopping area will take no longer than 15 minutes to reach. Healthcare should not be a concern, as reliable medical centres such as KPJ Tawakkal Specialist Hospital, Hospital Kuala Lumpur, and the heart specialist centre Institute Jantung Negara (IJN) are all close to home. However, a trip to these medical centres would not be likely, as residents of Duta Park Residences have ample opportunity to exercise and reconnect with nature. Lake Gardens and Taman Tasik Titiwangsa are popular spots for jogging and picnicking, while Taman Tugu and KL Forest Eco Park are green sanctuaries to retreat to for peace of mind amid a hectic metropolis. Those with children can rest assured of quality education for a bright future, with numerous educational institutions for all ages in the vicinity. Notably, a concentration of reputable secondary schools can be found just a short distance away, making Duta Park Residences an attractive dwelling for families with teenage children. To top it off, family excursions can be a regular occurrence with numerous cultural venues to visit, providing both entertainment and education to the young and old alike. Malton provides a variety of options to woo potential buyers of Duta Park Residences, offering 4 different types of units ranging from 858 square feet to 1,538 square feet in size. There are also expanded versions of these unit types (generally via a balcony expansion), however, these are not advertised in Malton’s official website and thus will not be covered in this article. Duta Park Residences consists of serviced apartments and sits on a 99-year leasehold plot of land, 4.97 acres large. The land title is commercial and falls into Wilayah Persekutuan Kuala Lumpur’s territory. However, it is covered under the Housing Development Act (HDA), which is critical to home-buyers (discussed below). The property is structured into 3 blocks, with a total of 1,376 units. Blocks A (56 storeys, 576 units) and B (59 storeys, 572 units) appear to tower above their peer, Block C (40 storeys, 268 units). Interestingly, only Blocks A and B have rooftop facilities, which will be discussed below. With such tall structures, elevators are paramount in ensuring a good living experience, especially for tenants in the higher floors. Blocks A and B have 4 (plus 1 service lift and 1 fire lift) elevators each, while Block C has 2 elevators (plus 1 service/fire lift) to cater to its residents. Type A units are 957 square feet large, with 2+1 bedrooms and 2 bathrooms. Unit types A and D are very similar, with the only difference being Type A units having a balcony while Type D units do not. In this regard, Type A units are slightly more luxurious than their Type D counterparts by virtue of having an additional outdoor space for relaxing and going outdoors. Type B units are slightly larger (1,129 square feet), with 3+1 bedrooms and 2 bathrooms. This unit type is more suitable for slightly larger families, due to its spacious layout and relatively more rooms for individual privacy. Type C units are the largest among the lot, being 1,538 square feet large with 3+1 bedrooms and 3 bathrooms. Interestingly, it is also the only unit type that has a dual key concept. For those unfamiliar with the concept, a dual key property typically has two segments within the unit (a studio and the main apartment). The two segments, while within the same unit, are separated from each other and do not share any common spaces apart from the entrance hallway. The dual key concept is suitable for owners looking to rent out the smaller segment or for families looking to stay together while maintaining some measure of privacy (e.g. grown-up children or grandparents). Type D units are 858 square feet large (slightly smaller than their Type A counterparts due to the absence of a balcony). Each unit has 2+1 bedrooms and 2 bathrooms as well, but the Type D units would be economical for small families that do not need the additional outdoor space. All units come with basic fittings, such as porcelain tiles, laminated timber flooring, and wall and ceiling finishes. It should be noted that Block C contains all the type D units, while the other two blocks house all the other unit types. This gives Type A units another edge over Type D units: Type A units have additional rooftop facilities that Type D units do not. Each unit comes with at least one parking bay, located in one of the 3 levels of basement parking or 9 storeys of elevated parking. Duta Park Residences’ facilities are certainly up to standard for its price range, promising quality living for modern urbanites. As stated earlier, the rooftop facilities (level 56 for Block A, level 59 for Block B) are not available for residents in Block C. However, the level 10 facilities which are the bulk of the perks offered are available to all residents regardless of the block. The entire 10th floor is dedicated to providing the facilities and amenities that have become commonplace in contemporary apartments and condominiums. Being elevated 10 storeys up, the facilities are accompanied by respectable views and a sense of detachment from the ground, allowing residents to truly relax and unwind. Among the variety of facilities offered, a few key themes stand out. The numerous nature-related facilities, such as the Tree & Fern lounge, Water Curtains, and BBQ Bamboo Garden, all aim to induce a zen ambience and encourage residents to escape the concrete jungle for a temporary reprieve. The nature theme also resonates well with the surrounding “Green Lung” of Kuala Lumpur nearby (i.e. Bukit Tunku and Lake Gardens). With a yoga room and a sauna included, Duta Park Residences clearly sets itself apart as a sanctuary to reflect, rejuvenate, and rediscover oneself. Socialising is another clear theme, which will appeal to the more outgoing residents of Duta Park Residences. Gathering amenities such as the Multipurpose Hall, Meeting room, Entertainment pavilion, BBQ Bamboo Garden, the numerous lounges, and the casual seating areas all encourage camaraderie and community among family, friends, and neighbours. The rooftop facilities for both Blocks A and B are symmetrical and contain the exact same facilities and amenities. It mainly comprises a garden, an additional infinity pool, a jacuzzi, and an entertainment lounge. These reinforce the key themes set out earlier; tranquillity amidst a bustling city and community bonding with others. The infinity pool is also noteworthy due to its altitude, giving swimmers a spectacular view of the surrounding city. The entire residence enjoys 24-hour, 3-tier security protection, which assures its residents of safety. Two guardhouses keep watch over the two entrances to the premises (Jalan Kuching and the Jalan Ipoh bridge). For visitors and transportation arrangements, it is worth noting that Block A will have a dedicated drop-off area while Blocks B and C share a common drop-off foyer. Duta Park Residences’ primary selling point can be distilled into one word: location. Its’ accessibility and proximity to central Kuala Lumpur is appealing to working adults and modern urbanites, with ample public transportation available. Jalan Kuching, its main access point, is widely regarded as one of the main entrances into the heart of Kuala Lumpur. The numerous shopping centres and eventful venues in the vicinity only add to the list of plus points Duta Park Residences flaunts. Not surprisingly, the land it sits on is considered a prime plot. The Jalan Ipoh region, and neighbouring Sentul, have been slowly stirring to life, with new developments such as Mah Sing’s M Centura and UOA Group’s Sentul Point coming on board. To top it off, its unique location bestows magnificent views of the iconic Kuala Lumpur skyline or the tranquil scenery of the city’s nature sanctuaries, depending on the unit chosen. However, Duta Park Residences’ forte is a double-edged sword; its proximity to Jalan Kuching brings concerns of traffic congestion and the noise pollution that comes with it. Especially during peak hours, Jalan Kuching becomes notoriously over-utilised, with traffic coming to a stand-still. Prospective buyers are also advised to survey the site, as some walking routes from the residence to public transportation stations may be unappealing and badly maintained. The proposed new access bridge is expected to solve this issue, but buyers should ensure the walking route is palatable nonetheless. Analysts also noted that Duta Park Residences is relatively isolated, due to being hemmed in by a river on one side and a busy highway on the other. This causes Duta Park Residences to be close to but isolated from, everything else. Duta Park Residences’ inclusion under the HDA benefits homeowners massively; without HDA coverage, prospective buyers may run into legal pitfalls and traps. The HDA is a legal provision protecting homebuyers and typically covers residential property only (i.e. typically excludes commercial-titled properties). The HDA provides for, among other things: a “warranty period” for home defects, scheduling of payments, a legally binding completion deadline, and fixed property floor plans. With 4 types of units, Duta Park Residences targets a wide range of customers. Budget-home seekers will be drawn to the Type D units, while small and medium-sized families will find the Type A and B units attractive. Type C units appeal to a unique set of customers: those with an extended family and those seeking additional returns-on-investment via rental income. For those intending to rent out the smaller segment of the Type C unit while staying in the larger segment, monitoring and maintenance of the rental unit are made much easier. More broadly, the location of Duta Park Residences appeals strongly to urbanites working in Kuala Lumpur as it allows them to shorten their commuting time significantly. Young millennials with a penchant for social events and shopping venues will also be delighted in this dwelling. For young families, the selection of quality education for the children may factor in heavily in the decision to purchase. Relative to its peers in the locality, Duta Park Residences is a strong contender in the mid-range property segment. For its size and facilities, its price per square foot of real estate is on par or below comparable residences. Most other dwellings are typically priced higher as they are marketed as up-scale, luxury condominiums. Consequently, its maintenance fee per square foot is also competitive, making it suitable to capture those looking for slightly more affordable homes. It should be noted that Duta Park Residences is unique as it is built on a 99-year leasehold plot of land, while neighbouring residences are on freehold land. This explains part of the price disparity; leasehold lands tend to be cheaper. Its’ facilities are attractive, especially for the relatively affordable starting price of RM455,000. With a wide variety of facilities and amenities for relaxation, socialisation, and general well-being, Duta Park Residences certainly does not fall short in this aspect. Coupled with the convenient location and spectacular views that accompany, the lower end of the price range increasingly appears to be a bargain. However, due to the lack of reliable pricing data, only broad estimates can be computed for this analysis. Ancillary incentives add on to the appeal of Duta Park Residences; Phase 1, which comprises Blocks B and C, are part of the government’s Home Ownership Campaign (HOC). The HOC aims to encourage homeownership by providing discounts and stamp duty exemptions as incentives for purchasing certain qualifying properties. This makes the property more attractive relative to its unlisted peers. To supplement this, Malton has also introduced its own Home Ownership Malton Easypay Scheme (HOMES). The scheme offers attractive rebates and flexible payment schemes to ease payment instalments and make homeownership more affordable. Malton Berhad is an established developer, with several successful properties to its name (Amaya Saujana, Amaya Maluri, Pearl Villas, The Groove, etc.). Malton’s roots can be traced back to 1980 when it was comprised of 3 main constituents: the Khuan Choo Group, Bukit Rimau Development and Domain Group. For this project, Malton commissioned the KL Pavilion Design Studio to design the property, which will be one of the tallest towers among the city’s landmarks. Malton has also engaged Fajarbaru Builder Group Bhd, a reputable building company, in developing Duta Park Residences. Duta Park Residences is certainly an appealing property, flaunting its convenience, accessibility, affordability, and attractive facilities as selling points. Relative to its peers, it can hold its own in the midst of a competitive market. However, it does come with its own set of downsides (e.g. congestion, isolation, etc.). On balance, the property remains attractive for those looking to stay near the city centre, those with school-going children, and investors seeking rental income. Prospective buyers are advised to consider the trade-offs and conduct site visits to ascertain if the property ticks all the right boxes.Duta Park Residence Location
