Sunway Belfield Overview
Sunway Belfield is located off Jalan Istana on the fringes of Kuala Lumpur’s Golden Triangle and offers prospective buyers tranquil city-dwelling. The development echoes several successful projects by leading Malaysian property developer Sunway Property such as Sunway Velocity Mall and Sunway Velocity Two. Sunway Belfield comprises serviced residence and lifestyle retail units and is strategically located away from the hustle and bustle of the nation’s capital while maintaining a close distance to major parts of Klang Valley.
Sunway Belfield derives its name from the road in which it is located, Jalan Belfield, which holds heritage dating back to the British colonial era. It is part of a larger district called Kampung Attap which houses government quarters, colonial-era buildings and some of the oldest historical structures in Kuala Lumpur. The Sunway Belfield project is slated to be one of the most desirable residentials around the area due to its unique landscape and affordable price range. Some of the facilities available at Sunway Belfield include a dancing studio, roof garden, infinity pool, basketball court, co-working spaces and many more. With regards to connectivity, Sunway Belfield will serve as a luxury for those who seek to live close to the big city. It is well-connected via main access roads such as Jalan Damansara, Jalan Istana, Jalan Maharajalela and Jalan Dewan Bahasa. The Maharajalela Monorail and Merdeka MRT stations are within walking distance of the development, providing seamless connectivity throughout the valley. The Kampung Attap district has seen significant development over the past years due to its prime location. Being close to areas such as KL Sentral, Bukit Bintang, Chinatown and Brickfields, the Sunway Belfield development is accompanied by mixed-use developments with residential, hotel, office and retail components. Sunway Belfield also serves as the epicentre for all prospective developments as it is flanked by several key amenities and facilities such as schools, restaurants and places of worship, to name a few. Despite not having major highways around it, Sunway Belfield has access to almost every part of Kuala Lumpur and beyond via toll-free roads. Jalan Istana which is adjacent to the project is accessible via Jalan Bukit Petaling and Jalan Dewan Bahasa that snake through the area. From here, prospective buyers are able to access Damansara via Jalan Damansara heading up northeast, or slip into Jalan Syed Putra to head into Brickfields. Jalan Istana also connects to various parts down south such as Sri Petaling, Bandar Tun Razak, Cheras and Ampang to the east. Most of these roads can be congested with traffic during daily rush hours, but are usually so as most motorists use them to avoid standstill traffic on major roads. These roads have multiple exit points to various parts of the city and can be very useful during peak and regular hours alike. Getting around from Sunway Belfield is no problem for prospective buyers as there are public transportation points available within close proximity. Slightly up north of Sunway Belview is the Maharajalela Monorail station. This station is approximately 5 minutes away on foot from Sunway Belfield and provides access to various lines which interconnect several parts of the Klang Valley. KL Sentral, which is the last stop on the monorail’s KL Sentral-Titiwangsa route, will connect commuters to lines such as LRT Sri Petaling, LRT Kelana Jaya, MRT Sungai Buloh-Kajang, BRT Sunway, KTM Seremban, KTM Port Klang as well as the ERL KLIA Transit and Express Lines. The LRT Ampang Line is also available for transfer at KL Sentral but commuters can opt to jump on it from the Hang Tuah Monorail station which is two stops away from Maharajalela in the Titiwangsa direction. The Maharajalela Monorail station connects to intercity stops such as Tun Sambanthan, Imbi, Bukit Bintang, Bukit Nanas, Medan Tuanku and Chow Kit. These stops service various Kuala Lumpur landmark locations such as Petaling Street, KLCC (Petronas Twin Towers) and the KL Tower in Bukit Nanas. Various shopping and dining hubs are within a few stops away from Sunway Belfield on the monorail line at Maharajalela. Elaborate shopping malls such as Suria KLCC, Pavilion, SOGO, Quill City Mall and Sungei Wang Plaza are all accessible on foot via monorail stops at Imbi, Medan Tuanku, Bukit Bintang and Raja Chulan. These hotspots are situated in the heart of the city and usually overcrowded with vehicles of office goers. Therefore, it is indeed a welcome sight to have multiple stop options available for public transportations such as the monorail. Closer within the Sunway Belfield proximity, one’s need for daily groceries can be fulfilled by convenience stores such as 7-Eleven, KK Mart and 99 Speedmart which are about 500 meters away on Jalan Maharajalela. Various food outlets are also available along this street as well as Jalan Choo Cheng Khay such as pubs, bistros, cafes, noodle houses, curry favourites and authentic Malay food. A short 5-minute walk to Jalan Talalla which stretches along Jalan Maharajalela will reveal a row of shops, cafes and convenient stores as well. For those who are planning to move into Sunway Belfield with families, schools and medical facilities are also available closeby. Sekolah Jenis Kebangsaan (C) Kuen Cheng 1 is situated a couple of strides away from the project, while elite schools such as Victoria Institution is only 5 minutes away on wheels or 15 minutes on foot. There are more options available for schools across Jalan Istana which includes Kuen Cheng High School and Alice Smith Primary School which are about 10-15 minutes away from the project on wheels. Medical facilities around the area on the other hand require prospective buyers to jump into their vehicles for a quick drive of under 10 minutes. These clinics are located in the Pudu, Imbi and Bukit Bintang areas and include Klinik Komuniti Hang Tuah, Klinik Berjaya, Klinik Mediviron and Klinik Uni-med, to name a few. Below is the complete list of amenities and facilities around Sunway Belfield: The Sunway Belfield development is made up of 5 unit types, ranging from 788-1,337 sq ft in built-up sizes. Type A units come with 2 bedrooms and 2 baths with a built-up of 788 sq ft. Type B and C units both come with 3 bedrooms and 2 baths, but are 1,000 and 1,100 sq ft in built-up sizes respectively. Type D units on the other hand are slightly larger than type C units at 1,150 sq ft and come with 3 bedrooms and 3 baths. The largest unit in the Sunway Belfield project is type E which comes with 4 bedrooms and 3 baths within a built-up of 1,337 sq ft. Below are the dimensions for all unit types available at Sunway Belfield: Referring to the above description of the floor plan, it is evident that Sunway Belfield appeals to a broad spectrum of audience. This includes singles who wish to share the living space with others, couples as well as small and large families. According to press releases by the developers, the project also caters to those within the investor bracket who can expect to maintain reasonable and sustainable rental yields. Whether prospective buyers are working in the city or close to Sunway Belfield, they can expect to come home to various facilities and amenities that can help them wind down after a long day. The project comes with a long list which includes a dancing studio, wading pool, treehouse, roof garden, pavilion, lobby, karaoke room, infinity pool, gymnasium, functions room, co-working space and basketball court. Although several establishments in Sunway Belfield’s surroundings might dim the lights early, dwellers can keep themselves and family members thoroughly entertained throughout the day. Below is a complete list of facilities and amenities at Sunway Belfield: As mentioned before, the developers have put out press releases stating that property investors are part of their main target audience. This is made possible through relatively affordable yet sustainable rental yields across umpteen years. Considering an appealing price tag across various types of units, the Sunway Belfield project is sure to entice families from the middle-class range as well. These units can comfortably cater to those who wish to share the living space, couples as well as small and large family units. Seeing as most of the surrounding facilities of the project are centred around leisure and education, even families would buy into the idea of quaint living in the city’s outskirts. The lower range units are most certainly within reach for young working adults as well. Sunway Belfield would set back potential buyers by RM760 per sq ft with a starting price of RM600,000 for its lower range units. This range comes with 2 bedrooms and 2 baths, making it a great monetary investment or even for long-term living. An interesting observation can be made by viewing similar projects in and around the area, whereby most residentials were built before the year 2010. Take for instance Scott Sentral which was built in 2006 and is situated within the KL Sentral complex. It commands a value close to that of Sunway Belfield and validates the nominal price tag of the latter. Kenanga Point is another similar project not far from Sunway Belfield, situated closer to the Pudu district. This project was completed in 1999 and its entire range of units fall just under the minimum price for Sunway Belfield. Although Kenanga Point is cheaper and situated much closer to the effervescent streets of Pudu, it would definitely make better sense to opt for Sunway Belfield as it is brand new and comes equipped with modern facilities. This would also help eliminate any cost of fixing up dilapidation in older developments alternatives around the area. Sunway Property is a household name for property development in the local front. It is the country’s leading multinational property construction corporation, with businesses in over 50 locations, spanning across 12 markets. Over the years, the company has bagged more than 200 international and national accolades for innovation and advocating environmental consciousness in its projects. Other upcoming projects for Sunway Property include Sunway Valley City in Penang, which is modelled after highly-successful townships such as Sunway City in Klang Valley and Sunway Velocity in Kuala Lumpur. In Wangsa Maju, Sunway Avilla offers contemporary living at affordable prices, accompanied by a wide array of modern facilities. All in all, Sunway Belfield can be considered a good investment choice or a good place to live with your family. Various facilities and amenities are available on-site as well as in the surrounding area, thus making it possible for prospective buyers to find themselves comfortably tucked away from the hustle and bustle of Kuala Lumpur and immersed in authentic Malaysian culture and heritage.
