Sunway Serene Overview

Sunway Serene Residence is part of a mixed development project which consists of serviced apartments and retail shops by the renowned Sunway Bhd property development and construction group. The mixed development is built on a lush, scenic 17-acres in Kelana Jaya, a district of Petaling, flanked by mature and affluent neighbourhoods of Petaling Jaya, Sunway City and Subang Jaya.

The project, with a gross development value (GDV) of RM1.8 billion, comprises 894 units of serviced-residences and retail shops (in phases). The high-end residential apartments are divided into 2 tower-blocks, Tower A (46-storey) and Tower B (46-storey), which will house 452 units and 442 units respectively. The units’ sizes range from 892 to 1,788 sq. ft. Sunway Serene Residence was launched in 2017, with units priced from RM782,000 and is expected to be completed in the year 2022.

Sunway Serene Residence’s 894 apartments are surrounded by greenery, a 15-acre lake and a breathtaking view of the adjacent Kelab Golf Negara Subang which has two 18-hole golf courses. Primely located next to the successful Sunway City township and established suburban Subang Jaya, Sunway Serene Residence readily plugs into a complete range of conveniences, including international quality healthcare and education.

Sunway Serene, similar to the developer’s other projects, places the security of dwellers high on the priority list. The residences and in-house facilities are well guarded with a 4-tier security system.

Sunway Serene Residence has a diverse range of in-house facilities and amenities. Some of the 50-odd amenities include a 24-hour care centre, a theatre room, a 6-lane Olympic length infinity lap pool, 210 metres lazy river, hammock garden, and observation deck on the rooftop among others. For all these facilities and more, the monthly maintenance fee (inclusive of the sinking fund) is only RM0.26 per sq. ft.

Sunway Serene residents also enjoy the privilege of waking up to stunning views – 15-acres of sparkling blue lake water followed by a magnificent golf course.

The development is strategically fronting the Lebuhraya Damansara-Puchong (LDP) expressway and hence is easily accessible from major highways and local roads such as the Lebuhraya Damansara–Puchong, the Federal Highway via Jalan Majlis, and other smaller roads. Even though the area is not connected to the new MRT rail network, residents can easily access the Bus Rapid Transit (BRT) and Klang Valley LRT public rail transport network.

Appealingly, even though Sunway Serene Residence is a serviced residence property built on commercial land, the project land title is governed by the HDA law. This means that residents will be charged residential utility rates which are approximately 30% lower than commercial utility rates.

Sunway Serene Location

Sunway Serene is located at the fringe of Kelana Jaya, a district of Petaling, neighbouring the group’s successful Sunway City township development. Kelana Jaya is a popular suburb to the south of Petaling Jaya, in the state of Selangor. It is a mature area comprising residential, and commercial properties.

The Petaling district is dubbed the ‘Heart of Selangor’ due to its location right in the middle of Selangor and is one of the most populated districts in the state, with approximately 1.6 million residents..
Once a part of Kuala Lumpur, the Petaling district was founded in the 1950s and planned as a satellite city of the federal territory of Kuala Lumpur to divert the overpopulation in the city centre. The Subang Jaya, Kelana Jaya, Sunway City and Puchong areas on the western front of the Petaling district are newer additions from the 1990s.

The Kelana Jaya neighbourhood primarily comprises mid to higher-end landed properties, with terraced and detached housing spread throughout the area. There is also a large swath of industrial properties scattered around the residential neighbourhoods. The Sunway Serene project area is located next to a high-tech industrial area that houses world-renown brands such as Western Digital and Omron.

In recent years, as urbanisation continues to spread to suburban areas, the development of high-rise residential homes and 1-million and above sq. ft. shopping malls in Kelana Jaya is adding zest and vibrancy to the area. Residents in Kelana Jaya have access to a wide range of urban amenities within the neighbourhood and in popular nearby suburbs such as Subang Jaya and Bandar Sunway.

Accessibility to public transport may not be the strength of Sunway Serene’s location as the locale is not part of the Klang Valley MRT project. However, residents can access the Kelana Jaya-KLCC Putra LRT line at the nearby Kelana Jaya station. Residents can also easily access the Bus Rapid Transit (BRT) rail transport network connecting neighbouring Sunway City and Subang Jaya.

Within a 10 km radius of Sunway Serene, residents can easily access daily essential amenities and modern lifestyle shopping malls. The neighbourhood shopping complex, Paradigm Mall, is only 5 minutes away while Sunway Pyramid shopping centre is approximately 15 minutes away and is connected via the BRT network.

A hidden gem in Kelana Jaya is the Taman Bandaran Kelana Jaya, the largest and one of the most well-known parks in Petaling Jaya. The park has 7 lakes, with extensive jogging tracks circling its beautiful lakes and surrounding lush greenery. Besides jogging tracks, the park is also equipped with a variety of exercise equipment and a skating park. Next to the park is the modern MBPJ Stadium which was one of the sports event venues used during the KL Commonwealth Games in 1998.

Connectivity

The neighbourhood is efficiently connected to major highways. The Damansara-Puchong Expressway traverses the Kelana Jaya neighbourhood and is the primary link to the local highway networks for many residents. The New Klang Valley Expressway can also be easily accessed to the northwest of the suburb. The Federal Highway provides the southern border to the neighbourhood, offering further connections to links throughout the Klang Valley.

The main highways connecting Kelana Jaya to other Petaling district suburban areas are the Damansara Puchong Expressway (LDP), Federal Highway, Sprint Highway, MRR2 and New Klang Valley Expressway (NKVE). The other major highways reaching out to Greater Klang Valley are the New Pantai Expressway (NPE), New Klang Valley Expressway (NKVE) and the Shah Alam Expressway (KESAS). With these highways, getting to all the major suburbs of Klang Valley is easy. Because of how well Sunway Serene is connected via a wide web of highway networks, nothing is too far away.

Connectivity by public rail is not its strength – there are no MRT stations located in the vicinity. However, the internal Sunway bus rapid transit (BRT) interchange at the USJ7 station connects passengers to the Kelana Jaya-Gombak LRT line, a 46.4km rail line servicing 37 stations in Klang Valley. The BRT Sunway Line is part of the Klang Valley Integrated Transit System servicing the southeastern suburbs of Petaling Jaya. Residents can also connect to the KTM Klang line at the Sunway-Setia Jaya station which is only one-stop away from the Mentari BRT station.

The Kelana Jaya LRT Station, located in SS4, provides the hub of public transport within the neighbourhood. This station offers access to the Kelana-Jaya LRT line, with connections north to Gombak and south through to Putra Heights. The line travels via KL Sentral, offering easy access to onward national rail connections. Kelana Jaya LRT Station also provides a convenient link to local bus services, as well as a taxi hub. Sultan Abdul Aziz Shah Airport, also known as Subang Skypark, can also be accessed by road from the neighbourhood, providing a wide range of domestic flights.

Convenience

Generally, Kelana Jaya is known as a mature, well-planned township with a good mix of everything from modern infrastructure, facilities and amenities to recreational, commercial, and retail conveniences. Residents can find practically everything here.

The area houses multiple townships and has a rich variety of amenities and facilities to cater to the daily needs of all segments of communities in the neighbourhood and adjacent locales. Surrounding Sunway Serene, there is no shortage of restaurants, banks, fast-food outlets, clinics, petrol stations, schools, entertainment centres and other shopping malls. Nearby modern lifestyle amenities include shopping malls such as the Paradigm Mall, Giant Hypermarket and Sunway Pyramid. For daily essentials, Giant Hypermarket Kelana Jaya and Tesco Supermarket in Paradigm Mall provide a large range of household goods and grocery needs.

Sunway City is also known as a reputable higher education hub. There are 2 distinguished universities in the area, namely Monash University Malaysia and Sunway University, as well as other private colleges such as The One Academy, Sunway College and Le Cordon Bleu Malaysia.

For residents with school-going children, there are international-standard, reputable, private educational institutes such as Sri Emas International School, Sunway International School and Sri KL International School to choose from. There are also a good number of other local, public primary and secondary schools, namely SJKC Yuk Chai, SK Bandar Sunway, SMK Bandar Sunway and SK Kampung Lindungan in the vicinity.

Healthcare in the area is largely provided by private hospitals, namely Sunway Medical Centre and Sime Darby Medical Centre (previously known as Subang Jaya Medical Centre) which is approximately 5km from Sunway Serene. Interestingly, one of the unique points that differentiate Sunway Serene from all other new residential developments is the dedicated 24-Hour Care Centre, an in-house medical facility supported by Sunway Property’s sister company: Sunway Medical Centre.

There are multi-religion places of worship close by, such as Tabung Haji Mosque, Al-Hidayah Mosque, St. Ignatius Catholic Church, Sri Shakthi Easwari Hindu Temple and Manjushri Kadampa Buddhist Centre, to cater to a good mix of multi-racial residents.

Kelana Jaya was planned and built to house families and provide a wholesome, well-balanced environment. It is not just about modern malls and retail shopping, there are plenty of indoor and outdoor recreation facilities for sports activities and exercise. The Sunway Serene residential apartments are built on a vast 17-acres of land with a natural lake, The project comprises 2 blocks of 46-storeys and houses a total of 894 units of serviced-apartments. Each floor accommodates 10 apartment units which are serviced by 7 lifts. Of the 10 units per floor, the building layout is designed to have 6 units with corner-view and only 4 intermediate units. Besides a serene and calming lake-view, the units facing the Kelab Golf Negara Subang also enjoy a tranquil view of the golf course.

Sunway Serene homes are cleverly designed in 8 different types of layout and size, thoughtfully taking into consideration the space requirement and usage of target dwellers. The apartments range between 892 sq. ft. and 1,788 sq. ft. and each layout comes with a balcony option.

The smallest unit Type A is 892 sq ft comes with 2 bedrooms and 2 bathrooms and is most suited for small households. Type A2 is a variant of Type A, similar layout with a balcony. There are 2 intermediate units per floor. The other intermediate design is Type D which is 20% larger with more rooms. The Type D units are designed with more bedrooms and a study.

Type E measures 1,233 sq.ft. and is similar in size and layout to Type D but with corner lots and a better view. Types B and C are very similar in size, slightly above 1,000 sq.ft., and both have 3 bedrooms and 2 bathrooms. They are all corner units and only differ in their apartment layout and orientation of the bedrooms and living space.

Larger units between 1,600 to 1,800 sq. ft. which are comfortably spacious are suited for households with demands for more rooms can opt for Types F and G. Type H is the dual-key variant of Type G. It is similar in size and general layout to Type G except for the partitioned section splitting a separate studio from the main apartment. Target Market

The Sunway Group, having built many homes over the decades, has thoughtfully curated living spaces and designed layouts to cater to the targeted buyer segments of Sunway Serene. The unique feature of a 24-hour medical care centre is definitely an attraction for retirees and senior citizens living alone who place great importance on having medical care close by. The dual-key Type H also supports older couples with young adult children who would need their own space but would still prefer to remain close to their ageing parents.

The smaller Type A are most suited for young first-time owners who prefer the urban lifestyle and yet are not too detached from nature. In comparing Sunway Serene to other living quarters in the area, close by is the new Greenfield Residence at the fringe of Sunway City, which is a transit-oriented-development that was launched at a 30% discount to Sunway Serene’s RM820 psf. A large percentage of Greenfield Residence’s units are smaller in size, targeting smaller household buyers.

However, the Greenfield Residence project will be competing for home-owners with a preference for dual-key units which are more affordably priced for the mass market. Sunway Serene’s pricing is positioned to attract the higher-income segment of the market who would pay for homes with scenic views and also the convenience to indulge in a game of golf at one of the oldest golf clubs in Selangor.

The other projects in the Sunway City vicinity, YOLO Signature and Union Suites were launched at comparable price-points to Sunway Serene. Generally, the units offered by both projects are smaller in size and the in-house facilities are basic serviced-apartment amenities. Both developments were conceptualised and designed to cater to different market segments, namely young professionals and entrepreneurs.

In the Kelana Jaya vicinity, two new development projects, the Arcuz @ Kelana Jaya and Panorama Residence are priced around 10% lower at launch, are comparable in connectivity and availability of amenities to Sunway Serene. Panorama Residence is located on the opposite side of the golf and country club, thus also offering a golf-course view for dwellers.

The Arcuz @ Kelana Jaya, set in the centre of Kelana Jaya offers a more urban vibe and is designed to cater for first-time homebuyers, young couples and families. Both of these new developments, slated for completion around 2022 and 2023 respectively, come in much smaller sizes (below 1,000 sq. ft.) which are better suited for small households.

In comparing the project density, Sunway Serene is the highest in the number of homes per acre. The project is built on 17-acres of land (15-acres of the lake). (Taking the lake area into consideration, the density works out to be 53 units per acre). The lowest in density is Greenfield Residence followed by Panorama Residence.

Finally, in considering long-term living cost, Sunway Serene again decisively holds the key advantage in charging the lowest monthly maintenance fee of only RM0.26 psf for more than basic serviced-apartment in-house facilities and amenities.
