Stellar Suites Floor Plan

The Stellar Suites development comprises a 31 storey tower spanning an area of 1.42 acres of freehold land. The development plan is laid out based on two sides of the tower, with one being labelled as south-facing and the other, north-facing. The development comprises a total of 8 lifestyle ground floor retail units, all of which are located in one block, and 342 SoVo units spanned across the two blocks from level 10 – 31, with each floor covering up to 16 units.

The built-up area of the SoVo units range from 474 sq. ft. – 1,550 sq. ft., catering to different preferences in floor space and floor plan of prospective buyers. Out of the 342 SoVo units developed, 16 of which are duplex units with a built-up area of 1,486 sq. ft. – 1,550 sq. ft., catered to those seeking for a bigger office space. In totality, there are 9 unit types to choose from, each of which is distinguishable from the other with most of the units coming with a balcony.

Arguably the smallest unit, Type E & E1 offers a humble office space with a built-up area of only 474 sq. ft. fit for small businesses and start-ups. Type C2 and Type D2 are both the duplex units types, offering a two-storey built-up area of 1,485 sq. ft. and 1,550 sq. ft. respectively. The floor plan of Type C2 closely resembles that of Type C1 while Type D2 closely mirrors the floor plan of D2, both with the exception of a stairway that leads to the second floor. The sale price of the available units at 3 Elements ranges from RM 199,000 – RM 480,000.

As for Aurora SoVo, the office types include a built-up area ranging from 602 sq. ft. – 1,305 sq. ft. and is priced between RM 385,000 – RM 980,000. Aurora SoVo provides nearly the same facilities and amenities as Stellar Suites but with the inclusion of a swimming pool, barbeque area and community hall.

In terms of price per square feet, Stellar Suites command a much higher price tag of about RM 1,200. Aurora SoVo on the other hand is a completed property (i.e. completed in 2017) with a price per square feet ranging between RM 708 – RM 1,003. 3 Elements is the oldest of the three properties as it is completed in 2014 and pegged with a price per square feet ranging between RM 293 – RM 611. The higher price tag for Stellar Suites can be attributed to land appreciation, given its later completion year, and its freehold status.
