Seiring Residensi offers buyers two options, namely Private Suites and Sky Suites. Levels 2 till 7 are made up of Private Suites, and offer the advantage of lower density as it accommodates only 4 to 9 units per floor. The Private Suites also enjoy direct access to the car park. Seiring Residensi Property Analysis

Target Market

Seiring Residensi is targeting mainly owner-occupiers (i.e. couples, families and those who are working in the nearby townships). Therefore, the pricing of Seiring Residensi is relatively attractive and affordable compared to the other neighbouring properties. The layouts are designed to be as functional and practical as possible to appeal to families intending to stay in the units.

Competitor Analysis

As Damaisuria is a new township, the properties that are taken into the analysis are mostly located in Kota Damansara and Subang Jaya. There are several property developers in Kota Damansara and Subang Jaya which includes SCland Group, Exsim Group, Sime Darby Property and Tropicana Corporation Berhad.

Starting with built-up area, Aurora by Sime Darby Property offers the biggest unit, with a maximum built-up area of 1158 sq ft, followed by Emporis by SCland Group, which has an area of 750 to 1047 sq ft.

Looking at the price per sq ft, Aurora comes with the more expensive price tag in comparison to other apartments. The price tag of Aurora is more expensive because it has lower density with only 210 units in a tower. Besides, this freehold development is the first residential project co-created by Malaysians through Sime Darby Property’s platform – dto (dtolah.com).

The residents get to decide the building colours, building name, gym interior design, tiles colour, timber flooring colour etc on the website. The platform encourages the residents to become more involved in creating their exclusive homes.

On the other hand, Seiring Residensi comes with the lowest price per sq ft among all comparable properties – only RM687 per sq ft. The low price tag can be attributed to its high density as well as its poorer location compared to the other properties in Kota Damansara and Subang Jaya. Emporis comes with a price per sq ft of RM 750 while Residences South comes with a price per sq ft of RM 754.

These two properties are more expensive than Seiring Residensi because they are located in mature townships namely Kota Damansara and Subang Jaya. In comparison, Damaisuria is a newly developed township.

However, being surrounded by mature townships allows Damaisuria to benefit from easy accessibility to public infrastructures and facilities while remaining relatively cheap.

In terms of land tenure, Seiring Residensi is a freehold property, similar to Aurora and Residences South. Freehold properties fetch better value than leasehold properties, as owners’ rights to the land will not expire. Among these three freehold high-rises, Seiring Residensi and Aurora are expected to be completed in 2023 while Residences South is due for completion in 2024.
