D’Erica Residences Overview

D’Erica Residences is a high-rise residential development in Damansara Perdana, Petaling Jaya, Selangor. The development is part of the 65-acre mixed development called Central Park Damansara (CPD), together with D’Cosmos Residences, D’Vervain Residences and D’Quince Residences. D’Erica Residences is a development undertaken by EXSIM Group.

D’Erica Residences is being developed along Jalan PJU 8/8 and Lebuhraya Damansara-Puchong (LDP), just opposite Empire City Damansara. Considered one of the prime suburbs of Petaling Jaya, the development is surrounded by other residential development in the backdrop of lush jungles. D’Erica Residences is located 14km from Sungai Buloh, 15km from Kuala Lumpur City Centre, and minutes away from Kepong and parts of Damansara.

D’Erica Residences is a leasehold development divided into retail and residential components, with the retail component occupying the three lower floors of the development. The residential component is divided into two towers, Tower A with 45 floors and Tower B with 48 floors. Tower A has 14 units per floor, while Tower B has 15 units per floor. A total of 1,143 units are being offered at D’Erica Residences, 528 units in Tower A and 615 units in Tower B.

The development offers 8 different layouts, Type A1 to Type D2, ranging from 1,000 sq ft up to 1,540 sq ft in built-up area. Being a modern-day high-rise development, D’Erica Residences offers many facilities and amenities such as a swimming pool, jacuzzi, barbeque pit, children’s playground, reflexology path and a double-decker fitness house. On top of that, the development also offers rooftop facilities and will include a yoga deck, viewing deck, zen garden, and outdoor fitness area.

Located along Jalan PJU 8/8 and LDP, future residents of D’Erica Residences have easy access to road and public transport. The development is located just 3km from Mutiara Damansara MRT Station. LDP provides connections to Lebuhraya SPRINT via the Penchala Link and Damansara Link, Selayang-Kepong Highway, and the upcoming Damansara-Shah Alam Elevated Expressway (DASH), to name a few. D’Erica Residences has a starting price of RM624,000 and is set for completion in 2024.

Damansara often resonates with luxury and wealth as it has always been one of the poshest enclaves of Klang Valley. The area is near other significant areas in Klang Valley, such as Sungai Buloh, Segambut, Bukit Kiara, Petaling Jaya, Shah Alam and Bangsar. This proximity made Damansara both strategic and desirable and led to the soar in property prices.

Though property prices in Damansara are higher than most areas in Klang Valley, it is still lower than other more affluent areas such as Hartamas, Bukit Kiara, Mont Kiara, and Bangsar. The development will also be a good investment option with a sustainable yield as Damansara is one of the sought-after places in Malaysia for rented properties. Looking at the price point, D’Erica Residences will appeal to Malaysia’s M40 and T20 income group, tapping into a larger spectrum of potential buyers. As Malaysia’s property market is projected to grow post-pandemic, Tropicana Gardens Edelweiss will be an ideal investment option for its buyers.

This development has a starting price of RM790,000 for its smallest layout of 1,291 sq ft, with an asking price of RM612 per sq ft.
