Brydon by Eco Horizon with a total gross development value (GDV) of RM 556 million, consisting of 382 units of semi dees with built-up areas of 2777 square feet to 3553 square feet and 13 units of bungalows of 4025 square foot. Its developers, EcoWorld expects to see a good response upon the launching of Brydon due to the fact that the first collection of Eco Horizon, Ashton, was well-received with over 70% units sold. Brydon is set to be completed in the year 2021.

As for the area of Batu Kawan and specifically, Bandar Cassia, high-end projects such as Brydon by Eco Horizon is such a rare feat, topped off with the presence of its luxurious outlook which looks slightly off-key, tucked within this area of Seberang Perai that is commonly known as a rapid industrialization zone. This would serve as a major problem to the prospective residents because, although the township of Eco Horizon, is sophisticated and classy all by itself, the surrounding area of Bandar Cassia would be a real distraction and problem for the residents themselves as it’s not fully developed or urbanized.

Besides pollution, the lack of basic amenities and facilities such as medical centres and shopping malls within the closest proximity is something to ponder upon by the prospective residents. One has to go all the way to nearby places such as Bukit Mertajam just to get access to the shopping malls such as AEON Mall, and Mydin. Having a major housing project in an area as such is not a likely thing to do but nevertheless, Batu Kawan would definitely evolve into a more urbanized area in the years to come.

This would have a high potential in attracting residents from other gated residential areas with a severe lack of protection and security. It would give them perfect relaxation vibes after a long and tiring day of work without having to leave the neighbourhood.

The high price tag that comes along with each unit be it the semi dees or bungalows, could only accommodate prospective buyers from the higher strata of the economy in the region. With the starting price of the semi dees and bungalows being RM 1.2 million and RM 1.9 million respectively, it is to no doubt that prospective buyers from an average economic spectrum would not be driven towards buying any of these units.

As a whole, Brydon by Eco Horizon targets a very specific group of buyers after outweighing its pros and cons and those groups involve buyers from the higher economic spectrum, nature lovers and buyers who are very inclined to have a safe environment to live in.

Competitor Analysis

The main property developers in the area of Bandar Cassia, Batu Kawan are EcoWorld Sdn. Bhd. and Aspen Group Sdn.Bhd. Both of these developers are two major stakeholders in this area but they have a huge difference in regards to their experience in having developmental projects in the Northern region of Malaysia. While the projects of Aspen Group Sdn. Bhd. are heavily concentrated in the Northern region, specifically Penang, EcoWorld Sdn.Bhd.’s projects are very diverse and they have a wide experience in property development nationwide and as well, as in the United Kingdom and Australia, making them a highly prolific company.

Delving deeper into the specifics of each housing project namely, Brydon by Eco Horizon and Viluxe by Aspen Vision City, in terms of the facilities and amenities, Viluxe definitely has an upper hand in this with the addition of various attractions in the form of a mini city-like township. Perhaps one of the most sought after attractions is the Aspen Vision City Central Island Park with its beautiful landscaping and inclusion of unique features in it.

The vote goes to Brydon regardless in terms of this aspect because, in terms of the pricing versus land size aspect, it is definitely more reasonable.

One catch that could be seen from these two housing projects, however, is the fact that Brydon is leasehold in spite of its high pricing whereas Viluxe is freehold. Property buyers would expect a long term investment to be passed on to the younger generation too and the fact that Brydon is leasehold would add on to their complication in choosing between these two properties.

However, when considering the free membership of the clubhouse for a year, the scenic views in the township, topped off with its above-average security system, the verdict definitely goes to Brydon.
