Alstonia Residence Floor Plan

The development of Alstonia Residence spans across 7.5 acres of land in Sungai Long. It has 483 units of freehold apartments spread across three towers of A (29 storeys), B (26 storeys) and C (25 storeys). Each tower has 4 lifts and its low density, i.e. only eight units per floor, is one of its key factors that buyers should not neglect when considering the project. The residential units are located at Level 7/8 to 28 of the towers.

There are six unit types at Alstonia Residence available for buyers to choose from. The built-up sizes of the units range from 1469 to 1945 sq. ft. Each unit has a minimum of three bedrooms and three bathrooms. A balcony also comes as a part of the unit, in which residents can enjoy the night view as well as evocative songs of insects in nature. The exterior design of the property is modern with touches of resort-like finishing while the interior design of the units is functional yet luxurious with a European flair.

Types F and G, the larger units with sizes of 1717 sq. ft. and 1665 sq. ft., respectively, consist of four bedrooms and four bathrooms. Other than the master bedroom, one of the bedrooms in Types F and G units has its own bathroom. Similar to Types D and E, two storerooms are also found in Types J and G units. The main difference between the layouts of unit Types F and G is the location of the small storeroom and a bathroom. Units of Type F are confined in Towers B and C while Type G units are located in Tower A.

Alstonia Residence offers Types H and J units, two of the largest (1933 sq. ft. and 1945 sq. ft., respectively) units of identical layout, which are located in Tower A. Types H and J have four bedrooms and five bathrooms with only two bathrooms are shared between the residents of the individual unit. These two unit types only have one storeroom (that can be converted for other uses) compared to the other layouts. However, a distinctive feature of Types H and J is the inclusion of dry and wet kitchens within the unit. This is great news for homemakers who can avoid the hassle to clean the entire kitchen or even the dining/living areas (due to the open kitchen concept) after heavy cooking.

Overall, units of Types D and E are suitable for small- and medium-sized families due to the smaller size. Types F and G units suit medium-sized families who value the comfortability at home. Types H and J units, on the other hand, are perfect for medium-sized families who are looking for a spacious and comfortable living space with maximized privacy for each family member.

With the year of completion in 2022, Alstonia Residence is the latest residential property to be offered for buyers. This is in stark contrast with Lavender Residence, in which its construction was finished in 2018, making it the oldest property.

All the properties are marketed as mid-range residential developments with Lavender Residence being the most affordable property that one can own whereas Alstonia Residence carries the most expensive price tag among them. Despite its low price tag, Lavender Residence only offers one type of unit layout for its buyers. This can put prospective buyers off due to a limited choice of unit layout.
