The Goodwood Residence Overview
The Goodwood Residence is a leasehold condominium located in Bangsar South. Situated on 3.07 acres of land, Goodwood Residence comprises a 40-story tower with a total of 678 units. There are 11 layouts available ranging from 947 sq ft to 2002 sq ft. Goodwood Residence is a modern residential development offering holistic living. Since it is not a mixed development, therefore it does not feature any shops or SOHO, making it a more serene living environment. The project is designed to cater to multi-generational living, hence most of the units come with 4 to 5 bedrooms and plenty of luxurious facilities are designed to be age-friendly. Another attractive feature of Goodwood Residence is its walking distance to Nexus and The Sphere. Future residents can enjoy everything from healthcare to grocery shopping in one single hub.
The Goodwood Residence is developed by UOA Group, one of the most established developers in Malaysia as well as the developer behind the Bangsar South township. With a launch price starting from RM592,000, the condominium is slated for completion by 2022.
Bangsar South is a 60-acre integrated residential and commercial enclave situated on the former Kampung Kerinchi. Located next to Bukit Kerinchi, residents of Bangsar South can easily access lush nature. Originally, Bangsar South was called Kampung Kerinchi, which was named after an ethnic group from Sumatra that had settled on the land a hundred years ago. Since UOA Group acquired 60 acres of land here in 2005, a mixed-use development with commercial, residential and hospitality components has taken place in Bangsar South which has attracted high-end buyers as well as multinational and local companies to set up offices here. Today, there are a total of 28 business blocks with over 5 million sq ft of office space provided in Bangsar South. Since 2010, the Malaysian government has granted the commercial parcel of Bangsar South as an MSC (Multimedia Super Corridor) Malaysia Cybercentre which has further promoted the growth of technology firms in the area. Many multinational companies such as Alibaba, Razer, Pfizer, and ShopBack have opted to set up their offices in Bangsar South. As of Q4 2021, the commercial offices in Bangsar South boast a high average occupancy rate of 91.6%, outperforming Mid Valley City and KLCBD at 81.4% and 65.5% respectively. It is worth noting that the occupancy rates in Bangsar South have remained steady at around 91% throughout the COVID-19 pandemic. Bangsar South is strategically located on the border of Kuala Lumpur and Petaling Jaya. Major highways such as the Federal Highway, New Pantai Expressway (NPE), SPRINT Highway and Damansara-Puchong Expressway (LDP), as well as the ongoing Setiawangsa-Pantai Expressway (SPE) link Bangsar South to all the key locations in Klang Valley. In terms of public transportation, the nearest LRT stations are Kerinchi and Universiti of Kelana Jaya Line. One of the attractive features of Bangsar South is its free shuttle bus (8:00 am – 8:00 pm) operating every 30 minutes for 12 hours on weekdays. The bus connects most of the commercial centres and shopping malls in Bangsar South, namely The Village, The Sphere, Nexus and The Horizon II. Furthermore, there is one RapidKL bus T788 connecting LRT Universiti and Mid Valley Megamall every 20 minutes. Sitting strategically on the border of Kuala Lumpur and Petaling Jaya, Goodwood Residence enjoys the ease of accessibility and connectivity to nearby shopping malls and commercial centres, notably Mid Valley Megamall, Jaya One and NU Sentral. These are all accessible within 15 minutes drive. For those looking to take a break from driving, Nexus and The Sphere are just a short walk away where residents can walk to restaurants, cafes, retail outlets, and groceries. Reputable schools like Catholic High School and University of Malaya are all in the vicinity of Bangsar South. One of the key perks of living in Bangsar South is its close proximity to University Malaya Medical Centre (UMMC) and University Malaya Specialist Centre (UMSC). UMMC is the second largest government hospital in Malaysia, and also serves as a teaching hospital for medical students from the University of Malaya. Located just next to UMMC, UMSC is one of the top private hospitals with hundreds of consultants offering more than 40 major specialized services. There is a 6-acre park in Bangsar South where workshops and weekday bazaars often take place. Residents can easily find good places to unwind without having to go far. Natural reserves with lush greenery are also available close by, such as Taman Rimba Bukit Kerinchi. Taman Rimba Bukit Kerinchi is a verdant forest set in a modern city, also a perfect spot for hikers and nature lovers to relax and recharge. There are a total of 678 units in a 40-storey property. Built-ups range from 947 sq ft to 2,002 sq ft, with 11 different layout options of 3, 4 and 5 bedrooms. Every unit comes with a practical layout that is flexible enough to accommodate multi-generational living under one roof. Up to 4 car parks will be provided depending on the unit types. The floor plans for Panorama Residences can be categorised into five main types – A, B, C, D and E. These units are ideal for multigenerational families as each has at least three bedrooms. The Type A unit is the only one with a dual-key layout, so it can be used personally or as an investment. Dual-key units are suitable for multi-generational families as well; parents could provide a more private living space for their grown-up children, or a family could have grandparents move in with them without invading their privacy of each other. Type B and Type C both come with 4 bedrooms with the exception that Type C offers a study nook beside the living room. Type C also splits the dry kitchen and wet kitchen for better ventilation in the unit. Type D comes with 4 bedrooms and 4 bathrooms, which makes it distinct from Type C with 4 bedrooms and 3 bathrooms. Type E is the largest unit of all, providing 5 bedrooms and 5 bathrooms with all the aforementioned features included. In addition, the wet kitchen has one utility room that can be converted into a maid’s room if necessary. The overall concept of Goodwood Residence is to provide residents with a sanctuary in the midst of a lush natural setting. The facilities and open spaces in Goodwoods Residence are manifold, with 3 acres of public spaces designed for the residents to relax their minds amidst the busy city. Upon the entrance of Goodwood Residence, residents will be greeted with an abundance of greenery and water features. The grand lobby provides alcove seating above water to offer a sense of warmth and welcoming grandeur, while the lift lobbies are shrouded behind the trees to offer a distinct sense of seclusion. To cater for multi-generational living, facilities are carefully designed for golden agers, kiddies and grown-ups. On the ground floor, there is a heated pool, hydrotherapy spa, aqua fit and reflexology garden designed exclusively for elderlies. However, most of the recreational facilities such as the community garden, teppanyaki pavilion, reading pavilion and discovery pond are specifically designed to be age-friendly so both adults and children can have quality time together. The target buyers for the Goodwood Residence are mainly multigenerational families, working professionals and investors. Goodwood Residence provides units with spacious built-up areas that are rare to come by today in Kuala Lumpur. Not only suitable for big families, Goodwood Residence is also suitable for those who are looking for a larger space to live in. It is possible to convert the bedrooms into a reading room, a gym room or a music room according to the homeowner’s preferences. For property investors, Goodwood Residence will make a solid investment as it is in close proximity to plenty of commercial hubs such as Mid Valley City, Jaya One, KL Sentral and Bangsar South City. Considering how many commercial hubs are within a 10-minute drive away from Goodwood Residence, a plethora of working professionals and students from the University of Malaya in the vicinity could be potential tenants. In addition, many working professionals would be attracted to stay in a strategic location where they can get around easily. The three properties are chosen for the competitors’ analysis in relation to Goodwood Residence, for the reason that they are in close proximity, within 1 km radius of each other. It can be ascertained that on the accessibility and convenience aspects, they are pretty much on an equal footing. Most of the residential projects in Bangsar South are under development by UOA Group, such as Southlink Lifestyle Apartment and Laurel Residence. On the other hand, The Estate is a flagship development under Bon Estates Sdn Bhd, formerly known as PPM Realty which hailed all the way from Penang. They have completed several projects in Georgetown before venturing into the property market of Klang Valley. One of the unparalleled appeals of The Estate is its enormous units ranging from 2,346 sq ft to 7,057 sq ft. The built-up area is the largest among all the competitors. With a starting price of RM1.7 million, The Estate is set to attract only upper-income buyers. In comparison, the other three properties from UOA Group are aimed mostly at middle-to-upper income buyers. The built-up areas of South Link Lifestyle Apartment and Laurel Residence are similar, ranging from 452 sq ft to 904 sq ft. However, South Link Lifestyle Apartment has a higher price per sq ft of RM807 compared to RM 703 of Laurel Residence. This can be attributed to its freehold tenure and its closer distance to the LRT station. There is a link bridge connecting the residence to LRT Universiti. With a launch price of around RM340,000, both of these properties are great for working professionals looking for a starter home and wanting easy accessibility within Kuala Lumpur CIty Centre. It is worth noting that both of these properties are of very high density, with a 52-storey block of 1422 units in South Link Lifestyle Apartment and two 42-storey blocks of 1260 units in Laurel Residence respectively. If the homeowner is looking for a quieter environment to live in, The Estate and The Goodwood Residence would be a much better choice. The Goodwood Residence has the lowest price per sq ft among the competitors mainly because of its leasehold tenure and its higher launch price of RM592,000 compared to South Link and Laurel. Although not as big as The Estate, the facilities offered in Goodwood Residence are more diverse and age-friendly. With such a disparity in built-up areas and prices, the four properties on the list are clearly aiming for buyers on different economic spectrums. If the buyer is looking for a spacious family unit with plenty of age-friendly facilities, The Goodwood Residence is definitely one of the best choices in the area. UOA Group is one of the leading property companies in Malaysia. Established and listed on the Australian Stock Exchange (ASX) as United Overseas Australia Ltd in 1987, UOA has ventured into property development, construction, property investment, and property management.
